GoogleMy daughter rented out a room in one of the houses managed by Joint Living. I have had 3 other children go through University and never have I come across such a disgusting agent.
My daughter was struggling in this house, being the youngest in there as the other residents were much older than her (She couldn’t get into Halls so had to find independent student housing for her 1st year studying, the agent were explained this), she contacted these people when she had trouble with food being stolen, they did absolutely nothing about it. Her Apple Airpods were stolen, she was distraught and asked them for help, they ignored her. The communal areas were always filthy apparently including in her rent was cleaning of those areas, they were never done, she was constantly contacting them for help but nothing was ever done with it.
There was a resident cat there that was complained about, again ignored, they won’t acknowledge that a cat lived at the house.
There was a constant smell of drugs, again they didn’t care, my daughter did not feel safe in this house as she was living with 3rd year students who were clearly bullying her, using all her utensils, stole her food, stole her Ipods, of the 8 Students 6 of them were male and much older. She was the last student who signed up for this house, I was at no point told she would be living with much older students, they have other properties, you would think they would say, actually she might be suited to a different property with students closer to her age.
As I mentioned before I’ve had 3 other children go through University who rented student houses 2 or them Girls, and never have I had such problems.
An agreement to end the tenancy early (by 2mths) was made as they wanted to do building work and she said she would not feel comfortable with builders in the house and noise and dust, she left the property in June, told them her leaving date, the others stayed on, now she’s being charged for cleaning and a stain on her mattress (3mths after she left!) They are now bullying her to pay almost £200 for something she is not responsible for.
Please avoid this rental company, it has made my daughter not want to continue with her studies as she is so anxious after the first year leaving home to study.

Dear Carole, thank you for taking the time to write your review, however I must address how misleading, false and inaccurate it is because it simply does not reflect the experience we had with your daughter (the tenant) and we at Joint Living are incredible confused by your review and we expect its more to do with the cleaning charges that your daughter was given at the end of her tenancy, which were fair and clearly evidenced in the end of tenancy report, that included multiple images of all areas, including your daughters room that was locked when she left and therefore left by her only, in an insufficient state.
Most importantly though we want to address the claims of bullying within the house, we take issues and concerns raised within our houses very seriously and have a system of recording incidents and procedures in place to deal with this, as well as working alongside universities. At no point were incidences of bullying reported to us, if this had been we would have acted immediately to this.
We were in a very friendly Whatsapp group with the whole house, so it didn’t appear to us that tenants in the house didn’t get on and if this was the case, we are really sorry that we couldn’t step in and make things better for your daughter. Had this been brought to our attention we would have stepped in immediately.
We were very aware about the stray cat at the property, as we were asked by the tenants and your daughter if they could feed it, we were also aware that the cat had been named by the tenants at the property and for the last few months we have been in close contact with your daughter to discuss the welfare of the cat, as we are in a bit of a tricky situation, as the cat is a stray on the street and perhaps would have moved on had it not been fed by everyone and welcomed into the house. The welfare of the cat is a concern for us and always has been.
During the year we do inspections in all our houses , throughout the year our team visits and informs all tenants that the upkeep of the house was not to the standard we expect, and that the cleaner was no longer able to clean the property due to the mess in the communal areas, we gave multiply opportunities to rectify this during the tenancy . We intervened multiple times throughout the year as we were no longer able to host viewings for new tenants because of the state of the house and on two occasions had to pay for a deep clean of the property, as our concerns were not being addressed and we had health and safety concerns and were worried about infestations.
On two occasions when we were hosting inspections your daughter had dogs in the houses, which is against her tenancy and is not considerate of other tenants in the house, who may have fears and or allergies.
Regarding your claims of the smell of drugs in the property, this we can agree on, when we inspected throughout the year, we could always smell the use of drugs & smoking throughout the house, which we addressed every time but as i sure you can imagine, none of the tenants came forward to say it was them but i am sure the tenants themselves know who was responsible for this.
We ask you to review the contract, notably sections 1.24, 1.25, 1.31, 1.40, 1.42 & 1.48 which clearly outline the rules and expectations within the property that were not adhered to throughout the duration of the tenancy and highlight the breaches to the tenancy, that have resulted in the end of tenancy charges.

My daughter has been in Brighton and had a great experience. Using deposit really helped and move in was easy. I reported a few things which were fixed. She’s enjoyed the house - heath hill avenue and its location. She can park her car and bus stop is right outside too. Only moving after 1st year as she’s hasn’t got on with her house mates. Joint living have been very helpful throughout.

GoogleFIRST OF ALL, NOT WORTH EVEN ONE STAR!! PARENTS BE CAREFUL of cunning managers/agents of joint living. They would rather speak to students who have no understanding of financial responsibility and ask for the deposit within hours. Stressing out young people, as a parent I haven’t even had a chance to have a look at it! Only after I made the deposit, my daughter informed me that we have to fill in an application. When I had a proper look, it became evident that the requirements are not suitable for me as a single parent at all, because their requirements are simply outrageous. Requiring to have an income above £34000!! My daughter inquired if there is parking, which she had been told that there is a driveway, but that’s not case at all! Upon looking on the virtual tour it appears to be non accessible for cars to enter the front of the property. The on street parking with all double yellows along the road.
We rang and spoke to someone literally within an hour if not half an hour after I paid the deposit of £220 and explained what happened. Who ever we spoke to, said that “the managers are in the meeting now” so we couldn’t speak with the manager, but she also assured me that it shouldn’t be a problem to get the deposit back since the application process hadn’t been fully processed/started. She promised me that someone would call back but sadly, no one cared to call back! So the following day I have sent an email to JADE who never bothered to send an email back! My daughter then gave them a call because no one responded to the email or got back to us. She had been told over the phone that we should have put our enquiry in writing, which I had done the previous day by sending an email to Jade. Then, after she told the lady (one of the managers I believe) that the email had been sent. She was told that the deposit hadn’t fully processed to their bank account yet, which is a joke because they have confirmed it immediately after I made the deposit whilst still at the bank! All in all, just want to say, they are extremely unprofessional, rude and they should be discussing the whole process with a student’s parents or guardians right from the beginning! They are unfair and no one even cares that some parents are genuinely struggling, for me as a single parent of two, £220 is a lot of money to lose and the fact that they just ignore any correspondence sent to them without any acknowledgement shows what kind of people they are! And before you respond with, “it was made clear that deposits are non refundable,” you should communicate better with your staff. For one of your staff members to insinuate that I should be able to get my deposit back just goes to show that the people working at joint living aren’t even aware of their own policy. I hope that no one else has to experience this kind of mistreatment.

Hello- i am sorry that you feel you didn't get a great service from us. Every tenant has to have a guarantor, who must earn a certain amount in case they are not able to pay their rent. This would be the same for any room they try and let. We do offer other ways to help with this, such as being able to have two guarantors who can split the amount or using Housing Hands who can insure this for you at a cost. We do have lots of houses in Bath that do have off and on street parking so please speak to us if you would like to transfer over to one of these

However I can't ignore the issues I have also experienced.
In my first house I wasps in the roof under my window stopping me from opening it and this took months for joint living to sort.
Recently I moved to another property because the first was too expensive. However when I put a deposit on my room I was under the impression it would be a house of 6. I was only informed through a group chat of tenants joint made that there would be 8. Reassured there would be more space. However there is not nearly enough frezer space with only 6 draws and limited cupboard space. Had I have know about the change I would have moved elsewhere but unfortunately due to how late I found out no where else was available.

GoogleThe company is organised and do provide a beautiful house. The house is well decorated and Furnished. However their is an associated risk with the people you may live with. I was very fortunate to live with a few people who i would call life long friends, however i’m also having to live with people who I would never want to speak to again after I leave. The location of the house is good for my university as it is close and offers off road parking for my car so I can easily commute, however the downside is that it is a long bus journey into the city centre making me feel isolated and unable to experience the city . The house is also very costly compared to other housing alternatives.Overall I would recommend this company if you want a quiet uni life or are in your second year of university and are moving in with a friend as it can get quite lonely.

GoogleJoint Living are the best student letting agents I've encountered whilst on my Uni journey and I just wish I had of discovered them sooner in my second and third years!
The house was in fantastic condition when I moved in and the quality of the inventory is much higher than previous places I've stayed at. The higher rent is so worth it as you get so many benefits such as fixed rate bills, a cleaner and a gardener which you just don't get with anyone else!
I've been really well supported too, the whole time with their online support app and regular email communications and they even organized a welcome social for fellow residents which was so lovely and I made great new friends!

We work very hard and pride ourselves on how much we care for our tenants and their wellbeing, which is very evident in every review we have, as well as from feedback from our tenants.
Every aspect of our tenant experience is thought through from the first contact with us, to our house designs, to way we communicate with and support our tenants.
I am sorry you feel that that the service you received from us was not satisfactory but as mentioned the matter has been settled, so we are very confused that you now have come to our google page to give us a 1* review. We would appreciate very much if you would remove this misleading review.
All of our rooms are of similar size, when you enquired with us back in April 2022 you were shown a video tour of your house, as it currently was, which included two slightly larger rooms. You were told several times that the house was going to be 8 bedrooms rather than the 6 shown on the video tour, we admitted that we had failed to specifically tell you that this meant your room was now going to be smaller than on the video tour but would still be the same size and price as all the other rooms in the house.
When you originally raised this issue with us, we offered you monetary compensation straight away and also offered you to exit your tenancy at no charge, with a full return of your deposit, you declined
Please note that the mistake in your experience with us was a one off and as you have stated it was settled through the Property Ombudsman, several months ago and we apologised for the error. We were not accused of false advertisement and were advised that we settled your complaint as gesture of good will because of any confusion or upset caused to you.
We have over 30 properties in Brighton with over 380 induvial rooms, which we of course cannot advertise each one on our website and we use example room photos for every property as all rooms are furnished and designed the same. For complete clarity and for anyone who wished to choose a specific room based on its location in each house/ window view and or if they are moving with friends, we also offer a full virtual tour with a floor plan, so no mistakes can be made.
We welcome in person viewings, and these are offered to everyone. We have great demand for our houses, which often results in us having large waiting lists of people to move into our houses.
