Abbotts recently sold our cottage in Walcott for us. It was quite a roller coaster - lots of interest and offers, which was great, but it took a while for us to find our buyer. Thorough out that time, Emma and Sharon were a great 'tag team' I could always talk to one of them and they knew what the situation was. They were very flexible - our property was a holiday let and there were times where they went above and beyond to make sure the cottage was ready to view. Once we'd found our buyer, their post sales efforts were great. The only negative for me was the Solicitor that our buyers used - DCLaw. They were recommended to them by Abbotts and I have to say, they were terrible. Our buyers found them extremely difficult and slow to deal.

We recently sold our property through Abbotts in Wroxham and wow what exceptional service from everyone involved from Jack who came to value our property to then marketing it and then Sharon, Emma and kelvin all keeping us updated throughout and also a special shoutout to Emma who carried out the viewings on our property and knew all the information about the viewers and also updated us weekly with the after sales process which is exactly what you want from your agent, she was amazing! It’s clear to see that everyone in the office is so passionate about selling homes and offering excellent service from start to finish.

Thoroughly recommend Abbots @ Wroxham if your either buying or selling a home. All the staff were an absolute pleasure to deal with but a special thanks must go to Emma who went above and beyond and was an absolute star. It was a difficult sale but only due to the fact that the buyers solicitor worked at a snails pace but Emma relentlessly kept on at them until the sale was complete. It was very obvious that they value their clients as nothing was too much trouble for them. We were kept very well informed at all times and would definitely use this branch again.

The experience I had from start to finish with the team at Wroxham was fantastic, the professional approach in marketing my property, leading to it being sold was great. Unfortunately the sale fell through but this was not the fault of the agency, just unscrupulous buyers messing both me and Abbots about. They marketed my property immediately again and the support I got from Emma, kelvin and the rest of the team was unbelievable and professional, with regular updates and great advice. Putting the unfortunate upset we had to one side, the overall journey was made simply and manageable by Abbots.

Unfortunately, our property remained on the market for considerably longer than we would have wished, being a difficult period of political uncertainty and for houses of our price range. It was eventually necessary to do a price reduction in order to secure a sale. During the period Abbotts were very supportive and their wide reach of agencies led to a substantial number of potential buyer viewings. During our dealings with Abbotts, staff were always courteous and helpful and were always prepared to escort potential buyers around the property in our absence. They would also do an intial of assessment of interested customers to ensure there were no “time wasters”.

I completed on a house in Ludham in June. In the early stages the team at Abbotts in Wroxham were lovely, not only facilitating the initial visit but helping out at short notice when we wanted see the property again (and again!) Once the offer was accepted they were very diligent in chasing solicitors and the vendors to ensure that I always knew what was going on and the whole transaction went through with out a hitch. I also used their mortgage service and they helped me find a suitable short term mortgage that was needed until my house sold. I have no hesitation in recommending them to you if you are trying to buy or sell a local property.

“Nearly Ready to Exchange”, A Month After We Walked

So me and my partner were looking to buy our first house together. We found a doer upper in an area we liked with nearly all the features we wanted. We negotiated costs. Sophie, the estate agent, was very pushy from the outset, chasing us multiple times a day trying to get us to increase our bids. Eventually we settled on a figure everyone was happy with. We started this process in early February, based on the assurance that the property was chain free and the sale would be quick. Neither were true. The vendor told us in person that she would be moving into a rental to avoid delays. That commitment disappeared almost immediately. When we raised this, the agent suggested we must have imagined it. Helpful. Over the next few months we received a series of generic, copy pasted updates that had little to no relevance to our case. There was no accountability and no real progress. Most questions were avoided. It got to the point where we were told the estate agent would no longer be communicating with us and that we should contact the vendor’s solicitor directly. When we asked for their details, we were told it would be a conflict of interest to provide them. You could not make it up. We asked multiple times to speak to someone senior. No one ever got in touch. We asked to meet the vendor to discuss adjusting the price due to the delays and the misrepresentation. That was flatly refused. Meanwhile our mortgage offer was approaching expiry. Our conveyancers made it clear we needed a window between exchange and completion. Still nothing. So we walked. We formally told the estate agent on 23 May that we were withdrawing from the purchase. Today, 26 June, we got a call saying the vendor’s solicitor is “nearly” ready to exchange. That should give you a good sense of the pace and awareness we have been dealing with. Since then, we have found another property and overtaken the progress of the previous sale in a matter of weeks. Which really puts into perspective just how dysfunctional this entire experience was. If you are considering using this estate agent, ask yourself how comfortable you are with being ignored, misled and left in limbo for months. If the answer is very, then you will be in excellent company.

Very knowledgeable and helpful. They prioritised sending the right person round rather than the number of people they sent round. Then, after we sold they were very helpful in the conveyancing process. They have a specific department for that who was able to explain things when I was unsure and to liaise with solicitors and the other agents. When problems arose they were key in resolving it and finding the right solution. While we worked mainly with Joanna from Thorpe Bay we also had a lot of help from Amy on the after sale. They have also continued to support us after the sale.

Paige and Danielle. Let down by Nwes start up loan company i suddenly find myself four thousand pound short of securing my tenancy. The two women dealt fairly and communicated with the landlord about my sudden change of circumstances. They brokered solutions that both landlord and tenant found reasonable. Tenancy is still agreed and only two days to resolve these unexpected issues. I'm impressed these two women treat customers like individuals not tick boxes. They have excellent communication skills and genuine interest in each individual customer. These are rare qualities in Estate Agencies...Most Estate agents don't want to even show you a property without proof you have the cash... Cut throat mercenary world we live in where care is just a word with little meaning. Paige is a beautiful polite and caring young woman who is both professional and fair. Paige is able to get results for all involved. Danielle the manager is understanding professional yet looking to broker deals that leave everyone feeling happy. What a team!

I can't truly rate the service because I've had none! I've tried for over a week to get some information on a property listed in their Stowemarket branch. I've left messages, I've emailed, I've used the chatbox, the contact form and made 4 phone calls, which no one answered or responds to the recorded messages I've left. I phoned a bigger branch who told me they would contact the branch and get them to call me....nothing. Not a peep. I started this a week ago, because I'm in Suffolk at the weekend and wanted to arrange a viewing. I've had to give up and make other plans. There is clearly something wrong with their communications dept. If they have one!?!

The Mildenhall branch I had rented my property thru for years lost or mislaid a contract for a period that I had to pay the Council Tax of some £400 for when it should have been the tenant they were paid the management fee for the period in question but even after calls to them over the months they have not paid me back it is appalling DO NOT USE THEM I was even told by a member of staff I am too busy to help!!!!

We have been incredibly lucky to have Abbotts as our estate agents. They have been fantastic from the beginning including the sale of our property and especially during the post sale process. Due to issues in our long chain, because of others below us not getting mortgages approved twice, it led to the process taking 7 months. This led to a few moments where people were close to pulling out and collapsing the chain completely. Thankfully Emma at Abbotts was at hand to communicate effectively with all parties in the chain and keep things going smoothly until we finally exchanged contracts. For anyone trying to decide which agent to use in this area, I would recommend Abbotts without hesitation. Thanks to the entire Abbotts team (especially Emma!) who have been like our family during lockdown!
