Everything from the beginning to the completion date was explained well and professionally. Apart from one thing when I had problems with my mortgage lender. I was told my house could be put back on the market for not having the money on the original completion date. Even after I had paid the deposit for the house. And then there didn't seem to be such a push for another month after that

This is not a five star company!!!

This is not a five star company and the quality of finish in the house I purchased was shockingly bad! An older person, who has purchased many new build homes in my lifetime, this has been by far the worst experience! After reservation they reduced my plot size, and after exchange of contracts they bricked up a lounge side window because it would not pass NHBC regulations!!! I have just spent £3000 on decorators to try and improve the finish everywhere. My snagging took one year and 56 men came to my house in that time. Carpentry, windows, plastering, mastic work was all absolutely terrible. It took 8 months for them to provide 26 kitchen doors with the handles on straight. 8 window units replaced. Cabinetry and fixtures damaged - and they send a home tech company to try and patch it all up! My central heating was incorrectly piped! Contractors who work on these homes just do not care about the standard of work and the homebuyer, who after completion has no financial leverage, is left with all the stress, intrusion and expense of trying to sort it out. Anyone buying one of these homes must use a professional snagging surveyor. They have refused to remediate my garden fence which will cost several hundred pounds! And the standard response they give to complaints beneath these views is ridiculous - because people have already dealt with customer services by the time they write these reviews! The company is ruthless and aggressive and buyers should be aware of this. I will never forget the stress and ill health buying this house has caused me, and no-one at St Modwen cared. They are only concerned with profits and their bonuses.

I bought a plot on Bramshall meadows development, had very good service from the minute we started the process. Nothing has been to much of Bob, Joe and Steve always been happy to help and fixed any problems we had. The house itself is wonderful, very well laid out, beautiful kitchen decor as well. Would highly recommend buying with St Modwens!

Ignoring my complaint and trying to pass off to NHBC

After having to raise a formal complaint due to waiting 4 years for inferior work to be finished on the property, they have not taken this seriously and now will pass the buck to NHBC. I cannot stress how it is important people who have purchased homes through ST Modwen to get professional advice on the issues with these properties. As when it comes to fixing their mistakes they will try to deny these have been reported. What should have been a forever home has been 4 years of interruptions, stress , constant hassles trying to get them to finish what they started.For the amount of money these homes cost, a professional snagging report to highlight issues with the property is really important and hopefully, you will all not have to experience troubles with this builder

Avoid at all costs - Will not fix poorly constructed property and have strung me along for 4 years

The houses look great , but that is as good as it gets! This is an honest review of my experience with St. Modwen over the last 4 years. I chose St Modwen as a developer who i believed had higher standards than other builders and looked after their customers. I was wrong, very wrong. Houses are rushed to be completed, no quality control to pick up on standards and hope that you do not notice issues. Or ignore you and hope that you quietly go away when you ask about rectifying faults Once you have spotted these issues they will take forever and a day to come back to rectify the faults and on most occasions lead to more issues due to the quality of the "repair "I would advise anyone buying from them to get a professional snagging company in to highlight issues that St Modwen are not telling you about.I have been told today after being strung along for 4 years that they will not rectify their mistake on the building and now i have to request my data ( all of my conversations with them before moving in and after moving in ) to prove this should be covered as faults have all been reported in the first two years. Then i will be taking legal action to make sure this is completed to the correct standard.If you have bought a property - make sure all issues are reported within 2 years of completion or they will not rectify poor standards. Once reported you will need to continually speak with them to make sure it is going to be fixed. This has cost me countless hours of lost income, extra expense in utility costs , stress , and the massive inconvenience of being adaptable while they miss appointments and don't show up I will keep adding reviews with updates on my situation to help the thousands of other customers in the same situation to get the results they are entitled to.
