After purchasing a home through St Modwens, we had some remedial works that needed to be done, and luckily for us, it was Darren & Lee who carried them out. We cannot speak highly enough of both of them. The ways in which they carried out the work was of a high quality, going above and beyond. Not only that, but what has made us leave this review was how polite, respectful, courteous and just generally great people. St Modwens are lucky to have individuals like Darren & Lee, representing their company. (We are based in Staffordshire).

I have been in a new home at Heathy wood for just over 1 year now, we have had to fight to have the garden rectified due to badly designed and installed drainage and there are still so many items outstanding they should be embarrassed instead we are constantly fighting a battle for them to manage and rectify the issues, this is the first time ever that I regret buying a new home. thank you for your repones, I am in constant communication with your aftercare team with little outcome, and they are fully aware of the problems as well as all the other problems before we moved in.

The after sales support has been fantastic. The very few snagging issues we have had within the property have been resolved quickly and to a professional standard. Tanya & Lauren have been brilliant with responding to us in a timely manner, supporting our busy schedules with flexible timings for technicians to attend. We had Lee pop round just the other day to carry out some minor works and his and previous technicians work have been clean and efficient. Always showing respect to our home and very easy to engage with. Thank you St Modwens.

Another poem for my friends at St Modwen,But this one’s for someone special, a painter called Darren,The ceiling light was fitted in the wrong place you see,Well actually you couldn’t, know what I mean 🤭Anyway, St Modwen sent round a friendly Sparky,Moved the light to a better place, really nicely,But of course there were new and old holes to be patched,And so Rebecca sent round some other nice friends without any catch,First of all the patcher who filled and smoothed the holes,Then along came Darren, a painter I’m told,And he did a great job just like his friends before,Not the Sistene Chapel to be fair but still super,My home’s coming along nicely thanks to everyone,That’s the St Modwen way so here’s to the encore!

Where do I begin, once upon a time I walked in to the St Modwen sales office at Locking Parklands where I was warmly welcomed, shown around and sold the dream of owning a St Modwen home, from then on it turned into a nightmare. I was being pressurised to complete and persuaded to use St Modwens recommended solicitors otherwise they would pull the plug on the deal (I wished they had now). The build quality is 3rd world, we had a professional snagging report carried out and St Modwen dismissed 99% of the issues as either my fault or the snagging company not knowing what they are doing, some of the issues we had were the following; Air bricks below ground level and covered in tarmac,Fire doors not fitted to regulations,Walls not straight and out of allowed deviation,Upvc frames cracked,Water leaking through ceiling on 2nd floor but not covered under warranty due to boiler in the kitchen not being serviced at exactly 12 months,I could go on but the very worse was the roof not fitted properly and causing damp and mould in the lounge and kitchen, this took over 12 months to get it fixed.Their aftercare is awful, the girls at the customer services are patronising, rude and haven’t got a clue what they are on about,St Modwens own fix it guy doesn’t understand simple instructions,Its got so bad I am on anti depressants due to the mental stress this has caused me along with anxiety of whats going to be wrong next.I have learnt some lessons through this ordeal, Sales team are liars once they get you hooked,Aftercare team are clueless,Customer services manager is useless, yes she did attend my property due to the issue of damp also found other issues herself which she said were not acceptable but again nothing was done,The fix it guy can only fix things with a silicone gun,St Modwens recommended solicitors have the developers interest in mind NOT you the buyer,It should be illegal for companies to treat customers this way, I feel sorry for the buyers on Handley Place as all the cowboy contractors and less than honest sales team have moved over there. They should be called St Bodgewen not St Modwen. NEVER AGAIN, AVOID AT ALL COSTS !!!!

We had a lot of interactions with the team during purchase, Simon and Toni, which was very good. Our interactions with site managers and customer service just after moving in, namely Matt, Liam and Josh, has been excellent, always prompt and pleasant. The team on site (including all contractors ) are brill! We did not have any major issues (nothing major and so far definitely nothing worse than an older house). No complaints so far!

People need to read proper reviews on other sites as everywhere else St Modwen homes are being slated for awful build quality and shoddy workmanship also customer service is dreadful, and untrustworthy owners.I feel sorry for those people who have bought a house in Heathy Wood near Copthorne, the advertising states the houses are set in woodland surrounded by country side. Once the builder had completed sales on most of the new houses they submitted a new planning application and built an enormous wharehouse at the entrance to the housing estate which shares the same road in and out as the houses, so much for country living as owners are now sharing their dream homes with massive trucks coming and going into the industrial estate, there was also supposed to be a school built and Doctors Surgery, this is now not happening instead St Modwen are submitting plans for another huge wharehouse which would make four in total, this makes a mockery of St Modwen claim of country living in a village atmosphere.Do not trust this company!

However, we just wanted to come back to you on a few points raised within this review relating to planning matters, please see below and if you have any more questions relating to your property, please email: sales@stmodwenhomes.co.uk - In 2016 we were granted permission for up to 500 homes and over 15,000 square metres of employment floorspace, with the intention of this site being a mixed-use space. - Since then, St. Modwen Homes and Taylor Wimpey have both received detailed planning consent for their homes, with two phases of employment land coming forward relating to the original consent. On top of this, a separate application was also granted in September 2022 for an additional employment building. - All access to this employment land does not go through the residential estate and therefore these industrial vehicles do not pass residential dwellings, there is also a substantial landscape buffer between the residential homes and employment buildings.Relating to the GP Surgery and Primary School plans, an overall update was provided via the recent newsletter shared with all residents of Heathy Wood, with further information below:The outline planning approval required St. Modwen to provide land at Heathy Wood for a doctor’s surgery, or to pay the relevant financial contribution to the Council should that not be achievable. After several years of consultation and consideration, the surgery themselves have decided to not pursue this due to increased building costs. Therefore, St. Modwen will honour the planning obligations by making the agreed financial contribution to Mid Sussex County Council, with one of these contributions having already been paid. Another requirement of the outline planning approval was to provide land for a primary school. St. Modwen has offered the primary school land at Heathy Wood to the education authority at West Sussex County Council (WSCC). The council has expressed thanks for the offer but has confirmed a site for a new primary school at Heathy Wood is not needed as they have reported there are sufficient spaces in the current local schools. The council since requested time to explore the opportunity to build a Special Educational Needs and Disability (SEND) school on the site. St. Modwen has given the council additional time to review the idea and we will endeavour to keep you updated on this project. We have also, under our Section 106 agreement, provided £2 million in financial contributions to the council to support their education provision in the village.

We are in the process of purchasing our home at the Bramshall Meadows development. The whole process has been made a lot smoother and easier by the incredibly lovely Olivia. She truly truly cares about the clients she deals with! This is evident in the way she has spoken to us since we first visited the development back in 2024. She is super knowledgeable!! She knows that development like the back of her hand and has an in depth understanding of the end to end construction process.

Very disappointed with how St. Modwen were deceptive and unfaithful in "resolving" a dispute in which they were the party at fault.They made a mistake during construction, wrongly placing the fence in my garden and only noticing of this 2 years after handling the property to us. They came to us those 2 years after to say that they needed to move it because that land was actually my neighbour's (fair enough). Note that at this point neither my neighbour or myself knew any of this but I was "Ok, I guess you can either move it or compensate my neighbour for the area loss or mediate for me to buy that portion so I can keep my landscaping plans"... After some conversations it was decided that they will just move it to give the neighbour his land back, and fine.... and for this I requested some support and compensation due to the clear disruption of my landscaping plans and things I already had in my garden. In good faith I allowed them to move the fence with an agreement that compensation of £XXX was to be given with no extra conditions. Note the £XXX amount was small fraction of what I requested, but I was Ok with it just to get the it done and move the page. It has been nearly a year and the compensation has not been given to me yet, because I am refusing to agree to document they want me to sign that basically says "they did nothing wrong"... so effectively, that compensation that was agreed in good faith and with no "conditions attached" is now being held and conditioned to me signing a legally binding document that exempts them from any wrongdoing and forfeits any future actions in relation to the whole thing.I do have everything in emails and photos, etc.... my only error was allowing them to do the job without having my compensation in hand first (and I did this for my neighbour to have his patch back ASAP so they could move forward with their own garden plans as well). So, my recommendation.... NEVER LET ST. MODWEN DO STUFF LIKE THIS unless they gave you first what you are asking for.PS: There are other several issues related to the handover and warranty period "fixes/claims", but they are rather normal/acceptable compared to this intentional deceptive behaviour. Again, my recommendation, KEEP everything in writing yourself and send an EMAIL back to St. Modwen after any relevant query... they do like to promise things over the phone or after personal visits with no "official" written statements following such interactions, which can cause things to be forgotten by them or conveniently raised as "misunderstandings"

After moving in we were very disappointed with how our garden developed over the upcoming months. Sadly the grass in a very shaded area did not take and was dead. After speaking with Gabrielle at St Modwen Heathy Wood they arranged through Gemma to have this section paved leading way to a new look for our garden making it more accessible and attractive. Gabrielle and Gemma have exceeded our expectations and we are extremely happy with the final results.

Richie at St Modwen has really helped us and he always goes above beyond! He’s very skilled, extremely efficient, friendly, great energy! He’s always made sure that we are happy and issues are either resolved or with a plan to resolve them! We’ve had a lot of snags that were really stressful for us and St Modwen were taking ages to deal with! We’ve had some technicians who were doing the bare minimum and some times causing more issues!Richie has really made our experience here much much better!

5 stars for the work from Mihail and Richie not for the company overall.These 2 guys done a great job on some issues that appeared after 1 year of being in my property and made me feel so comfortable! Thank you! However the overall standard of certain things within my new build wasn’t great and can tell things are just quickly and cheaply put in. My bedroom window is still not right despite being looked at numerous times making my bedroom extremely cold in comparison to other rooms.

Richie and Mihail provided a professional and high standard of service when dealing with cosmetic snagging issues in our home. We needed cracks to be filled and painted they worked neatly and quickly to get the job done. They came on time and kept their working environment neat and clean. They clearly communicated what they would be doing and gave clear instructions as to what areas needed to be left to dry etc...We are hoping to have our other snagging issues sorted soon as the other issues are outside of these technicians remit.
