Terrible service for property management.When the tenant has delay in rent payment. Instead of resolving it first with tenant they start by alarming the landlord and the going to tenant.I had a few property with them,. And it felt as if they are making me work instead of resolving issues quietly behind the scene

We have been renting through Reeds Rains for over two years now. In the meantime we have moved from one property managed by them to another one. Needless to say the move was anything but flawless (they wouldn't consider >100K £ / year as income because I'm employed via an agency and so on).The fun part starts when you ask for your deposit back from the previous property, managed by them. Countless emails, countless requests for updates. Very little back, blaming the landlord and so on. I've agreed to their exit report and everything, I just needed an update from the specialist "moving out team". The landlord personally contacted me this weekend to say that he is trying to return my deposit but Reeds Rains is making it difficult for them to do so. We are going to start legal proceedings but as far as Reeds Rains go:- Asked for who the manager is for the moving out team (no reply).- No complaints or code of conduct policies on their website- Incompetent one line replies basically saying "we are also waiting for an update from the landlord". For weeks.- no support as a tenant. Feeling talked down to despite being a customer for years.I would strongly advise people to seek someone else for their letting needs, be it landlord or tenant. I wouldn't trust them with buying or selling a house either since their process to get a deposit back and move to another property is so shockingly poor.

TrustpilotCompletely garbage, I wish I could give a negative mark, fail company, never work with them.
Never response to ANY enquiry, they will only contact you when they need payment from you for work, they will never follow any instruction, they are never taking any responsibility.Long time in the industry only let them know how to forbid any responsibility that they need to take, you are always only on the loose end.Try them if you are brave enough, at your own risk.I am now suffering and waiting to terminate their service

There is a personal matter relating to a letting which is managed by Reeds Rains which required a sympathetic consideration. The matter was handled by Megan both sympathetically and professionally. In a hard business world sometimes decency and empathy shine through.

This is one of the fraudsters on Stoke high street. Security deposit will not be protected, and you will lose it without explanation, as there is zero response to email and calls to the agency, or to the central of theirs. Highly NOT recomended. Prepare to lose money on them! It is 3 months down since closing the rental and they do not care to give your money back.

AWFUL experience. I was moved into a house that had not been thoroughly checked by the estate agent, so there was no ventilation in the bathroom (legal requirement), a missing fire alarm, broken glass, the property hadn't been thoroughly cleaned, no working freezer, no security alarm... the list goes on. I had to go into branch a number of times, emailing for months on end, was told by a maintenance team member to 'forget it'. I managed to end my tenancy early which cost me a lot of time and was very stressful. They now are making no effort to attempt to get my deposit returned, so I'm having to formally raise a dispute. This is months of unnecessary stress. Save yourself the pain, don't rent from them.

Beware. If you happen to buy a property from them. Each person will have to fork £48 ID checks. That usually done by solicitor as part of their package. While they need to verify.i don't see the point of extra payment. I would say go get that money from their customer ( seller of property)

Very disappointed in Reed Rains Evesham, sale of my house took far longer than it should have due to their lack of due diligence (which they claimed was there strong point) sale fell through twice, I had to push them for communication every week and all they kept saying was “we have put a call in? We have sent an email” Best bit was with in 30 minutes of Me telling them I had exchanged I received their bill!!!Would not recommend unless you are prepared to wait and chase them every step of the way

GoogleFantastic friendly and professional service. We made a move from Plymouth to Stafford looking for a stop gap rental after selling our house. We were struggling to find something suitable due to the high demand of rentals in the area and with us 200 miles away kept missing out. Nicola-Jane rang us back within ten minutes of us making an enquiry on a Friday evening and arranged for our viewing virtually the next morning using my parents. Louise took care of the tenancy and other paperwork, letting us know she would call and answered any enquiries. They provided a five star service, were always on the end of the phone, cannot fault them at all and will definitely be looking at their properties when buying our home here in Stafford.

Both are massively on the ball, responsive and super professional. I've found letting agents to be very hit and miss, however I have nothing but good things to say about this branch and these two friendly individuals. We had to sell my mums house after she passed away suddenly. Jack and Jeremy made an awful experience so much easier. We live 350 miles away and they took care of everything: the viewings, valuation etc and kept me constantly informed. I can't recommended them highly enough. Professional, courteous and very approachable. I found their charges more than fair.

We bought a house and were promised by the Manager that the house will be cleared of all rubbish. We still found rubbish and kept on requesting them to clear and they were not interested.I am surprised after reminders and so many reminders they ignored.Try to avoid if you can, can not be trusted.

AVOID AT ALL COSTS!!4 years ago the council came to inspect the property to make sure the house was suitable for living in. After finding numerous issues they put together a long list of maintainence problems that needed sorting within a month. Reeds rains act as the middle man between my landlord and myself and after endless phone calls and the works still not been done 4 years later, I have had to get the council involved and now the local MP due to there incompentance. I never get up dated, myself and the land lord have been repeatedly lied too, phone calls and emails not returned, refusal to speak to a manager, messages to the manger to call never returned, a call regarding broken boiler and no hot water (I have a son) resulted been told in "boil the kettle and fill the bath that way (I have a one cup kettle for starter ffs!), my sons asthma aggrivated by the damp and mould unresolved issues in the house, leaks in the house never attended too, same contractors coming a to do quotes in the works 4 times in the last 4 years with no work actually starting, the wall crumbling in my sons room, leaks in the roof.... I could go on an on to the point where this review would end up been a book.The property management team for reeds rains are an absolute disgrace!! Not one of them would be able to tell the @rse from a hole in the ground.Reeds rains... Get your bloody act together!!!! Landlords pay you a monthly fees to do a job and that job never gets done.I have rights as a tenant and this tenant is sick to the back teeth of all the lies and incompetence. I am now taking my case further!!Reeds Rains.... As for you reply below, the issue is with your company, not the landlord. You are the middle man as said before and it is you who have neglected to pass on the correct information to all parties as well as ignoring the issues and allowing this to continue for 4 years. The senior has called me and continued to lie and was called out on then tried to back track on what she said. You need to stop passing the book and do you jobs!
