AVOID - Rented via Abbott’s Langley Property Management 2018-19 as a student before I read reviews - whilst renting from them they would send round workers and people to view the property with no notice, many of their workers spoke very poor English causing communication difficulties, and the actual agency staff are very rude, unprofessional, and often downright incompetent. There were issues before I was even moved into the property I rented from them - staff were given notice, over the phone, MULTIPLE times, that I would not be moving into the property like my fellow tenants on the very first day my contract started, as I would be travelling abroad and yet they still tried to call me four times on the day of the contract starting as to why I hadn’t booked a time slot to pick up the keys that same day, whilst I was literally at the airport and then as I would have been boarding my plane. At the end of tenancy they also allowed one tenant to claim money from the return deposits of the other tenants - money for utility bills when she had in fact requested it already from the other tenants directly by text message and so she was clearly attempting to get paid the money owed for utility bills twice without it being noticed. There were no charges attached to the property but somehow Abbott’s Langley Property Management decided that they could just divide up the total deposit fee return to the tenants as they wished, on the request of just this one tenant, who wasn’t even lead tenant. There were many other issues not even included in this review, these were just the main ones. Steer clear!

Unprofessional, and unhelpful. The range of house maintenance issues we faced (from faeces coming through the shower drains to pipe leaks causing rising damp and walls crumbling) the plethora of problems were not once met with a sense of urgency. Forcing us tenants to constantly chase up the agency and be met with the agency’s disorganisation time and time again. As a student you will not be taken seriously, forcing us to get parents involved with issues that should’ve been dealt with. If you’re considering going with this agency I’d highly reconsider.

A NIGHTMARE (with update) - they allowed our neighbours (their other tenants) to drink on our drive, lean on our cars, steal our bin, make crude comments to ALL females entering/leaving the house, follow girls up the drive, smoke on our doorstep etc. - turn up for viewings WITHOUT warning. - false promises of CCTV that was supposed to deter our neighbours (we never got it - despite the fact that we told them it would've helped greatly with the police report). UPDATE: - they had told us that they had spoken to the neighbours months ago, when the harassment started- we have just found out that contact was never made, despite the fact that we were given advice from the police to involve our agency. - a long history of tenants becoming sick from mould in the house, that just gets covered up with paint (we met previous tenants who had developed health issues in the same house - why has it STILL not been resolved???) It seems like there is something dodgy going on in that particular area. The creepy neighbours (other Abbotts tenants) seem to think they own that road, and often bring in new cars and change numberplates late at night. They display very intimidating behaviour and it is shocking to see that the agency (who live on the same road) would allow students to live in the middle of it all.

Very poor customer service, terrible first impression. I went to their office and when I go in a lady was sit at the front, on the phone, she did no make any type of eye contact or anything at all, after some time she shauted, can someone can come to attend? A lady came, she seemed foreigner for her way of talking, I am also foreigner, she was no wellcoming and asked me what did I want , I explained to her as I saw in their windows that they manage student acomodation and I am helping my son to rent a flat, I have just popped in. She told me they did no have anything but yes they have a studio/ flat near Aldi, I could no understand the word Aldi because of her accent ,I asked her what did she mean and she was a bit rude when she repit the word, had a bad face and her tone was no correct. Then she said that flat could no be rent because did no have a wash machine, I told her I may have mine and she said still could no be rent, then why do you speak to me about that flat? Non sense. Will never be back.

Absolutely terrible agency. We moved into a student house where rubbish was left in the garden from previous tenants maintenance and after 6 months and several phone calls and emails has still not been cleared. Any maintenance issues they would say they’d send someone out next day and we’d have to phone up 2 days later just to remind them. They gave us a broken fridge freezer as our replacement that stunk out the house and spoiled our food. The new one took two weeks to replace. After having issues with damp from the bathroom we were told to ‘call back when we have proof’. They also expect you to find replacement tenants if you end a contract early which isn’t in the contract. Overall, their communication amongst themselves is terrible, their communication with their tenants is appalling and their professionalism is the worst of all.

Me & my partner have been with these guys for a while now. when ever we have a problem they will send someone to sort it out that day. They give everyone a chance, and when they do some people are problems. But as soon as they are aware of this they are right on it. The girls there are lovely, so understanding (they all are). most of there tenants have been with them 10+years. We have had no problem with them. if you are good tenants, then everything is fine.Thank you guys for our lovely home you have given us. if it was not for these guys, people who want to rent with housing benefit would never get the chance. it is so hard to find a landlord who takes housing benefit. Avoid at all costs!!! The most unfriendly and rude staff I have ever met, they behave as if they are doing me a favour for even picking up the phone. The house was in a very poor state when it was rented, I found mould on the ceiling (of course they did not do anything when I told them, despite the fact that they told me "We will take care of it as soon as possible") and there are cracks on the walls and ceiling. The "walls" are a joke, you can have more quiet with a plastic bag wrapped around your head, something I was tempted to do after realising how big mistake renting their apartment was. People saying if there was a 0-star they would give it to them, but they need a minus star. If you are thinking about renting from them, consider buying lottery tickets instead, you have more chances for a positive outcome.

AVOID AT ALL COSTS! They are so hilariously inept that 5 months after me and my housemate had moved out of one of their properties they sent us an email asking why we hadn't been paying rent and demanded that we covered our "5 months of arrears" !! Of course we tried to point out we moved out AS AGREED with them 5 months ago but they'd clearly lost all record of this and tried to take us to court! Fortunately I can say that justice prevailed and they backed down when they realised we couldn't be intimidated but not after I'd been through a lot of stress and worrying! This was truly a nightmare and I recommend renting from literally anywhere else.

As a neighbour of one of the properties they let out, I can 100% hand on heart say that these people do NOT have any consideration for their neighbours'. The tenants they let the property to 2018 - 19 played music until 3 - 5 am constantly (4 times a week at least). I asked them on numerous occasions to STOP, but this didn't happen. In between the constant noise of the tenants, the workers they have bang away whilst the students are away! They started work at 8am this morning (Sunday), when asking them to keep quiet and that this was against the law - they replied sorry mum? and then continued with their drilling and hammering a few hours later. When asking them to shut up a second time, they denied they made any noise??? They are getting reported to the environmental health, NOT going to put up with this any longer - abbots langley were notified, but they do NOT do anything about it.

just wow. This agency is a total joke. Do not fall for them. My friends and I rented a property from them in Southampton. First of all: it was very dirty and loads of repairs had to be done. They charged us for everything, including work that they didn’t even do at the end. The staff is very rude, unhelpful and just doesn’t care about their clients. After moving out and leaving the house in a CLEAN state, they charged us cleaning fees of over £400. In addition, they are currently still trying to keep our deposit form us, charging us for things that we AGAIN already paid for. Absolute disgrace and disorganised. Again, DO NOT RENT A PROPERTY FROM THEM.

PLEASE READ! Worst letting agency I have ever come across. If you are a student in Southampton, please please please stay well clear of this agency. The staff are extremely rude & unprofessional. The house was let to us in a very dirty and unkept state. The landlords refused to fix many things within the property and often huge delays before sorting out major problems (e.g. a sewage leak). They were extremely late returning our deposit from us to the point that it was only returned upon threatening court action. Please do not even entertain the thought of dealing with this letting agency.

AVOID, AVOID Especially if you are a student! No checks on property, faulty sockets, filthy accommodation on occupancy. Inadequate furniture, despite constant requests. At the end of the stay held back most of the deposits for one set of lost keys and CLEANING!! It was cleaner on departure than it was at the start. The agents simply do not give a damn! If there was a"no star" status that is what we would give.

Money grabbing scammers. Never gave us a breakdown for the deductions off the returned deposit at the end of the tenancy and refused to return the full amount of a standing order that hadn't been cancelled. Had a persistent mould issue in the property that they refused to accept liability for. Avoid.
