Googlehave had a very disappointing experience with Rowley & Co and found their property management service to be highly unprofessional and inefficient.
In particular, my interactions with Karen Peskin were extremely frustrating. I found her communication to be rude and unhelpful, and I was left dissatisfied with the way my concerns were handled. There were also instances where information provided to me appeared to be inaccurate or inconsistent, which significantly affected my confidence in the service.

GoogleI would like to extend my thanks to Karen and Julie from Rowley Estate Agency. We rented a property in Olton for a year until the landlord decided to sell the property, resulting in us receiving a Section 21 notice.
Their communication was clear, and they supported us to the highest level right up to the end of the tenancy agreement. They also proactively sent us alternative options, available properties around Olton.

GoogleRowley and Co managed the rental of our flat to 2 tenants for 1 year. The tenants broke 2 dining chairs whose condition at the beginning of the rental was rated 'good' by Rowley. These had not just come apart at the joints, some of the woodwork was broken and splintered and this could only have been caused by misuse. Rowley rated this as 'fair wear and tear' and failed to charge the tenants. The tenants had a double bed which had full contact with the floor i.e. no air space underneath. When the bed was removed, the whole footprint on the brand new carpet was covered with mould. It had to be professionally cleaned. Rowley claimed that this was due to damp in the air in the flat. This was nonsense. It can only have been caused by the bed itself being damp. Significantly, Rowley informed us that the tenants had disposed of the bed and implied that we were lucky that they had not charged us for a new bed!!!!! Once again, the tenants were not charged. The tenants left without Rowley ensuring that they had submitted a water meter reading. This caused us a lot of trouble with Severn Trent water. In summary, Rowley did not represent us as landlords, rather they represented the interests of the tenants, despite the fact that it was us who were paying them.

Thank you for taking the time to share your feedback. We are genuinely sorry to hear that you are dissatisfied with aspects of the service you received, and we appreciate the opportunity to respond.
We understand your concerns regarding the condition of the dining chairs and the carpet. Our assessment of damage versus fair wear and tear is always carried out with careful consideration, referencing both the inventory reports and photographic evidence. In the case of the chairs, we also took into account their age and condition at the start of the tenancy. As noted in the inventory, these were not new items but were over 10 years old. This was a key factor in our assessment that the deterioration fell within the bounds of fair wear and tear, in line with industry standards.
With regard to the mould discovered under the bed, our comments about possible ambient humidity were based on common contributing factors in rental properties. Prior to making our assessment, we consulted with a local damp specialist familiar with the area and took into account that this property has previously suffered from damp issues, which you are aware of. That said, we fully understand how distressing it must have been to find the carpet affected and regret the inconvenience caused.
Regarding the water meter reading, as we could not read the meter, we requested for Severn Trent Water to read the meter. It is important to note that we cannot enforce a tenant to contact utility providers directly. In this case, the request was made and followed up in writing by ourselves, but unfortunately, the tenants did not provide the final reading, which we understand caused difficulty with Severn Trent Water.
We would also like to note that the tenants were professional and cooperative throughout their tenancy. They were particularly understanding when there was a significant issue with the only toilet in the property, during which they were without a functioning toilet for over a week while multiple contractors attempted to resolve the problem. They remained patient and courteous during that difficult time. Additionally, at the time they were given notice to vacate the property, one of the tenants was heavily pregnant, yet they conducted themselves with considerable grace and cooperation throughout the process.
We’re sorry that you feel we did not represent your interests effectively. Please be assured that we aim to act professionally, fairly, and impartially while fulfilling our obligations to both landlords and tenants, and we regret that our efforts did not meet your expectations in this instance.

GoogleTheir reviews need investigating. These are the worst bunch of property agents. Viewed a 3-bed house in Hall Green two weeks ago and submitted an application form for myself and my younger brother. I am a Design Engineer. He is a Pharmacist. Combined income of over £55K per annum. After numerous promises that a decision shall be made, last Friday Julie apologies and promises by close of business today she will have a decision. I just called and spoke with Karen. She states the landlord is asking what ages we are, who will live there, and why two brothers are living together in a 3 bed house. I asked her to put this in writing so that I can ascertain if I have a case of bias or discrimination. Karen then queried as to why I am asking so many questions to which I reminded her that if her position is that the landlord is entitled to ask these questions, then I am also in a position to ask questions. Then hung up.
ALL the information was shown in our application form, together with our IDs.
One of the questions I asked Karen was where and how they won the 'award' as stated on their website? - nearly EVERY property agent say they are award-winning. Most probably they did a competition amongst themselves and gave themselves an award, then went to Timpsons, bought a trophy and got it engraved.
Stay away from these unprofessional, bias lot. Being an estate agent is one of the lowest skilled jobs out there. Rent a shop, put some photos and go round to houses and plant a board and then wait for calls. But, these lot at Rowley have taken it to even deeper depths unprofessionalism.

Reasonable questions were asked as you did not attend the viewing with your family. GoogleSorry, I disagree. The questions were along the lines of bias-based judgement. Two brother, both professional, and you're asking why this is the case? Also, two weeks ago, you kept saying, "we should have answer from the landlord, 'tomorrow'." If the father was ill how were you coming to the conclusion that it will be 'tomorrow', every day? Eventually, I had an email from Julie (which you later confessed was you), saying we will definitely receive an answer on the Monday. When we spoke at 4.50pm Monday you asked those questions to which I gave a perfectly satisfactory answer. You then said it will be in a 'day or two'. You NEVER got back to me. There is an element of discrimination and bias. Unfortunately [for you] my dad's best friend is a barrister based in the Isle of Man. Any suggestion of bias or discrimination is met with such force, they both have Judicial Reviews at a cost of £2,500, which is a drop in the ocean for us however, it gives us great pleasure to see those trying to take advantage grieve, afterwards.

I spoke to Karen and Julie one Friday as I needed to find a place to rent after recently selling my home. On the Monday they had found me a lovely property in a really beautiful village location in a quiet cul-de-sac.
On the Wednesday I viewed the property and the Friday confirmed I wanted it and a month later I was in. Everything was so easy and straight forward and the house was very clean and tidy. I have been with them now for 15 months. Any issues with the house that needed attention have been resolved very fast (within a day or two) without any fuss. Karen and Julie clearly love their job and are always available for any issues or assistance and are very professional and friendly.
Brilliant customer care. Outstanding overall service.
I wouldn’t want to use anyone else.

GoogleI was the tenant and will strongly not recommended. I am so glad that Deposit Protection Scheme to help on claiming my deposit back. Be careful of any claim against your during moving out. All photos were taken during moving out and it is reasonably clean condition BUT I was asked to pay for a cleaning fee of £71 because there are dust on top of light switch and spider web at wall corner.
I admitted there are scratches on the sink and I am willing to compensate £100 for the cosmetic lost BUT the landlord / agent insisted that I should be responsible for a full replacement cost of £290 for a kitchen sink.
They have also tried to claim £50 for a small scratch on wall paper. Living in a property for 1 year and I have not even put a nail on the wall. The agent or the landlord do not even allow ANY wear and tear?
