I was the winning bidder for the property and, following the auction which ibs iamsold I was taking steps to arrange the required mortgage documentation and obtain my Agreement in Principle (AIP). There was initially some delay because I later became aware that the relevant person was away on holiday. Importantly, the auctioneer instructed me by telephone to wait until I had obtained my AIP before paying the Reservation Fee. I relied on this instruction and understood that I was following the process as advised by the auctioneer. At no point was I informed that my winning bid had been cancelled and was sold .I only became aware of this when I followed up with the agent yesterday and was told that the property had already been offered to the second bidder. I am therefore concerned that the property was offered to another bidder without giving me any prior notice or opportunity to proceed, particularly when I had been following the auctioneer’s specific instruction regarding the Reservation Fee. I acted in good faith throughout the process and relied on the information and instructions provided to me by the auctioneer. I did not withdraw my bid or indicate that I was unwilling or unable to proceed. I feel really frustrated about this , no proper communication.

Anne Luby has been amazing from the very beginning. She took the time to arrange regular Teams meetings, which made the whole experience feel much more personal. As a first time buyer, I had absolutely no idea where to start and was a complete novice who felt out of her depth, but Anne guided me through every step of the process.

Avoid like the plague.

We rented our property out with William H Brown managing it in Suffolk. It started fine, tenant was found and all was good, however communication broke down quickly afterwards. When originally signing up with them we didn't know it was all outsourced through 'sequence', if we had known, and read reviews then we would have avoided it at all costs. They were just absolutely atrocious at communication, emails not answered, no clear answers, had to be chased up for everything. They didn't provide the rental factsheet to tenant even after checking with them that they had, this could result in huge fines so glad we checked with the tenant and then did it ourselves. It was also a mission to leave them, 6 months notice (which was in the agreement and with how useless they are they obviously rely on that), all while they were totally incompetent. We now manage the property ourselves and it is so much easier and without all their hidden fees. £100 for a letter etc. Please do not use William H Brown or Sequence in any way to rent your property, the stress caused and total ineptitude is not worth it. There must be better agents out there.

Callum from theDownham Market branch…

Callum from theDownham Market branch has been so helpful since day1 when he came to view my property for rental purposes. He is very knowledgeable which is vital, but his extra qualities give him the edge. His communication skills are excellent..always available to answer any queries. Very quick to respond . He is very approachable, warm and friendly, yet still keeping a very professional demeanor. I couldn't rate him highly enough...if I could give 10 stars I would!! Thank youCallum and William H Brown for your very high customer service.

I have just re registered with them…

I have just re registered with them (2nd time) on the back of a complaint due to lack of communication re properties which I had to give them information for type of property required and budget (felt exhausting). Why did this company remove me from their mailing list after 3 years without my consent, it’s unacceptable. There needs to be a more fair and respectful process and they just left me hanging. Also discovered they’re a franchise company so that explains why they treat the public like trash…..need to improve their service for sure…..

Do not use as a Brooker!!

Used as a Brooker for my first mortgage 6 yrs ago. Used them twice on renewals as a life time member - each time paid £99 admin fee (for pratically nothing) plus broker get over £200 from lender for my application. This year, far more clued up and do not use William H Brown as brooker. They charge you £99 fee for what? (Call it admin fee) plus they get money from the lender. already. Use Mojo (excellent) or go directly to your lender (for rate deals) if you have an existing mortgage already. Cuts out all the unnecessary so-called 'admin fee' or what William H Brown call 'life time member'. Disappointed in William H Brown for taking customers naivety for granted.

Not the best communication, failed to refund money, treated like a second class citizen.

I’m disappointed with my experience with William H Brown during my recent property purchase. At the beginning, I was assured that using their recommended mortgage adviser and conveyancing firm would make everything nice and straightforward. In hindsight, I clearly misunderstood my position in the hierarchy, as i was just treated as a money bag. The main issue was an upfront payment I made for searches. I paid the money to William H Brown with the understanding that it would be passed to Conveyancing Direct. Unfortunately, it seems to have entered some sort of financial Bermuda Triangle. I was later told I would be refunded. Lovely. Except the refund never arrived. Unfortunately, the sale still needed to move forward, so I had to pay Conveyancing Direct directly myself to ensure they could close the transaction. In other words, I had already paid for the searches once, the money had apparently gone missing somewhere between the kingdoms, and I then had to procure more money myself and pay so the sale could actually proceed. After completion, I chased the refund by email several weeks later. No response. So I called three different William H Brown agents on the same day. One told me they no longer dealt with it because the case was closed. Another kindly promised to email me instructions on what to do, which, much like my refund, never arrived. The third promised to call me back. I also found the mortgage adviser’s approach disappointing, as I was repeatedly offered additional packages and insurance products despite making it clear that I only wanted the services necessary to complete the purchase. She also made an offer at lower interest rate but neglected to lock it in. When it was time to sign things off, i found myself with a higher interest rate. The house purchase itself eventually completed, but the handling of my money afterwards has been particularly disappointing. I’m not sure what the official refund procedure is at William H Brown, but apparently it involves patience, multiple phone calls and accepting that once your money enters the building, it might not come out. I would expect much better communication, coordination and accountability, especially when you’ve already had to pay the same cost twice just to get your own property purchase over the line.

Extremely disappointing experience with…

Extremely disappointing experience with William H Brown - Welwyn Garden City I was provided with incorrect service charge information for a property I was seriously considering purchasing. I relied on the figures advertised and proceeded with the purchase process, resulting in legal and conveyancing costs before the discrepancy was identified. What is particularly frustrating is that the incorrect service charge was later acknowledged, yet William H Brown still proceeded to put the property back on the market without correcting the service charge information. Despite acknowledging that the figures were incorrect, they refused to take responsibility for the costs I had incurred. I understand that mistakes can happen, but continuing to advertise a property with incorrect information after the error has been brought to their attention is extremely disappointing and raises serious concerns about the accuracy of the information provided to potential buyers. I would strongly advise anyone purchasing a property through William H Brown to independently verify all service charge and leasehold information before committing to the purchase.

My experience with William H Brown was…

My experience with William H Brown was a nightmare. 1. The pictures of the apartment I wanted to rent was completely different from what was on the website. The apartment was a total let down 2 . I was pressured to make a withholding deposit, which at the time I was not aware that it was non refundable. 3 . Immediately after making the payment, informed the agent that I don’t like the apartment and not sure if I wanted, mind you all of this was on a Saturday, so by Monday morning I called to cancel and requested my deposit back, and that was when the horrific situation began. 4 Both the agents and the landlords are extremely unreliable, the lies they tell. 1 month after am yet to receive my deposit.🫤🫤🫤

PLEASE STEER WELL CLEAR!!

Poor communication, false promises from sales, lettings and mortgage services. Started off great but once they've had your money they don't care about resolving any issues. Don't bother with the lifetime membership as you'll have to do all the work yourself. Don't bother with management services for letting a property either, they won't tell you about any problems and they'll let your tenants damage your property and steal from you without any reconciliation measures or compensation. I sold my flat over a year ago and I'm still battling with them and the Zero Deposit scheme to compensate me for my property being stolen and damage that I paid to fix for the new owner out of my own pocket. PLEASE STEER CLEAR, SAVE YOURSELF A HEADACHE!!

As a tenant this is the worst rental agency I've ever dealt with - expected more from such a big name

As a tenant this is the worst rental agent I've ever dealt with. 1) Difficult to get in touch with - they hardly ever answer the phone. 2) The property was dirty when we moved in, no inventory provided. 3) The property was managed by Sequence Ltd who have provided a very disappointing service - early on we were told (via a phone call and after several weeks of us asking) to arrange for repair of a maintenance issue ourselves and that this could be deducted off our rent afterwards, and that the landlord had instructed this. We never received the refund, they said because they didn't have records of that instruction. Several staff members had started then left during our tenancy which didn't help (we were there for 6 months). 4) We are now having to contact Tenancy Deposit Scheme to get our deposit back relating to a different issue, mostly due to our inadequate landlord who it seems is trying to claim a random amount of money anywhere he might get away with it (we left the property in a cleaner state than when we arrived to try to avoid any possible excuses for deduction from deposit). Sequence Ltd doesn't appear to know about or be bothered about the law and tenant's rights.

Ollie Aston flat inspection

This Morning I had Ollie Aston attend my flat for an annual inspection. He was on time as agreed. He took photos for Landlord and was a very pleasant with his customer communication during the visit. I raised a few questions which I hope to hear back. I wish him the success in his employ and rate 5 star service. Overall have dealt with WHB for 6 years always been of a high standard.

I would not trust these people

I would not trust these people, I emailed them to arrange a viewing on a tenanted property, no contact, after a couple of days I called them to arrange a viewing for same property, straight away the sales person tried steering me to another property instead, but I held firm, they said they would get back to me with an appointment, they never did, it’s now sold. They have preferred investors waiting in the background, other sectors would not get away with it.

All I can say is they are shocking

All I can say is they are shocking. They have a brilliant sales pitch to get you hook on using them to sell your property then once you agree the service they provide goes downhill from there. 99% of the viewings are time wasters as they are not vetted before viewing that they are even interested or proceedable to purchase. They promise open house viewing days but have never once done anything like that. Communication is poor and I'm always chasing them for everything. You get sent offers you accept them then they say the buyer has lowered their offer will you accept it.

Property went on really quickly within a day of instruction Price was better than I expected due to the current climate.speed of service was immense Great team Emma Charlotte and jacy-mae you have done your company proud

Impeccable Service!

We recently had the pleasure of using William H Brown also known as Sequence as our estate agent during our house purchase, and I cannot speak highly enough of their outstanding service. From the very beginning, Libby our Mortgage Advisor was incredibly professional, knowledgeable, and attentive to our needs.

Keep pestering me despite house selling months ago

Came to our house for a free valuation before putting it on the market. We went with another agent because we felt William H Brown overvalued our house. We told them as soon as we decided that we wouldn’t be going with them. Since then, they have pretty consistently called me from various offices (local/regional etc) asking to co list with the agent we chose, trying to set up an appt with their in house mortgage advisor, asking if we have found anywhere else, asking how our sale is progressing etc. Our house sold in a week and we had an offer accepted on our new house the following week so we have absolutely no need for any input from William h brown. Yet still, three months later, they call me fortnightly to ask how everything is going, despite me asking them repeatedly to remove my details and any data associated with me. They are dogs with a bone who won’t take no for an answer!

Unprofessional

I dealt with William H brown, Holderness road branch as a tenant. Firstly, they tried to scam me into buying home insurance as an essential requirement of the contract. During the tenancy my landlord was lovely and remained in touch directly, so thankfully I didnt have to deal with them. At the end, I was in huge trouble because WH brown's absolute unprofessionalism. Despite multiple calls and requests they failed to provide references for my next agent. I had no where to go for a week due to this delay. It cost me a fortune! Over a month has lapsed but they have done anything about my deposit. When asked they said to get in touch with the lamdlord directly. Whereas they were the ones processing the deposit collection initially. After sorting it with the landlord myself it was over 2 weeks without any further progress to deposit return. Really a shameful service!! Staff and service all pathetic

Its been 5 years since I moved out of a rented property by William H Brown in St Albans and I have not been refunded my holding deposit. I have contacted them severally over the phone and emails and no luck till date. Nothing but radio silence. First I was told the Landlord would be contacted to claim back the £500 or so left after she dubiously claimed damages on the property. They then later pushed it on me to speak chase the landlord to reach an agreement on obtaining my deposit back. I have used a 2026 date on my review because trustpilot doesnt allow you to go all the way back to 2021.

Avoid WH Brown!

Sold my house through W H Brown and they were the worst estate agent I have ever used. Communication was nil, left messages and they didn’t get back at all. Actually went 5 MONTHS with no contact! Sold my house to first viewer for full asking price so they had very little to do.When I complained to head office, they stated the branch had done nothing wrong! Obviously have low standards. Definitely an estate agent to avoid. No wonder they have a poor reputation
