Reeds Raines Rye - Lettings Manager

What a great team - over the last few years ( 3 at least ) I’ve used Reeds Raine for my rental properties and the sale of my home. The team works really well together, giving a seamless joint between “Lettings” and “Sales”. Lydia has been a constant, contactable touch point - her assured and local knowledge is a real benefit, providing insights and contacts that have made the “landlord” role easy and hassle free. Lydia has personally formed an invaluable bridge to the Sales team. It was Lydia’s high levels of customer service that formed my decision to use the Rye Reeds Raines Team to sell my house. Stuart pulled out “all of the stops” to get the sale of my property across the line to my set deadlines - leaving me free to focus on the purchase of my new home. Reeds rains is the worst estate agency…

Reeds rains is the worst estate agency I have come across. I had a viewing on one of their property to rent in Eccles new road and I have send our interest on that property and they said they will let me know about landlord’s decision. I made 2 phone calls in one week period after seeing no response from the agency. They were very rude over the phone and were not approachable at all. They asked me to wait for their email to get the update. Even after more than a week, my husband rang them today on 26th September 2023 to get an update, they said the property has been given to other people. They made us to wait for their update more than a week , very rude over the phone and not given any update. I won’t recommend this agency to any of my friends.

Our experience with Reeds Rains Grimsby

Our experience with Reeds Rains was second to none. We had a private sale before marketing with Dave which fell through right when we found a property we wanted to buy, this meant either pulling out of our purchase or finding a buyer quickly (which usually comes with a great financial loss). Dave managed not only to find us a buyer before hitting the market, but get us THREE full asking price offers and one £10k over asking price too. Our property wasn’t in the best of conditions or the easiest location to sell so this kind of service really stood out from the crowd. Well done Dave and team 👏🏼

AVOID AT ALL COSTS

We rented out flat out via Reeds Rains (Sheffield) for several years, and the service has always been terrible. They are very unresponsive, you have to chase A LOT to get any answers, and they are so sales-y that when they finally answer you, they are vague and make you think they've answered you and they haven't done anything of the sort.They never carried out checks (which we paid them to do) on the flat, and every time tenants left, it was left in a complete state and cost us so much money each time to repair / replace / fix. We started off getting deposits from the tenants, but then RR advised to go with the Zero Deposit Guarantee for the last 2 tenants. DO NOT DO THIS. We were awarded about £20 on the second to last tenant and £150 odd on the final tenant (costing us thousands to repair and thus being very out of pocket). This final tenant has taken almost 1 year of chasing, feeling like we are harassing RR / YourMove, calling many, many times and 1/15 times being called back, speaking to very unhelpful and rude people most of the time, not getting answers, being lied to, telling us they will "reopen the claim" several times (but not actually ever being told they had closed the claim or reasons why), and again, being fobbed off by some salesperson. They never kept us informed once. They refused to reply 9/10 times. They refused to send me the complaints procedure, and they refuse to send me a timeline of our claim and the claim itself. This is a FOI request. They lost track of the previous tenants, but they did forward on the name and address of the previous tenants' family members....for which I could have easily reported them as a breach of Data Protection but I chose not to. However, I think I may do this considering the loss we have had and the terrible experience we have had. Do not use Reeds Rains in Sheffield or YourMove. Unless you want endless stress and enjoy being ignored and lied to.

No respect for tenants, choose anywhere else

Spoken to like a second class citizen any time I needed anything, our contract said we would be contacted 2 months before the tenancy ended to see if we wanted to renew. When I chased this up after it didn't happen, I was told that I had to speak directly to my landlord. We then got a section 21 from reeds rains, but whenever we tried to contact them for help we were told again 'speak to your landlord'. They also copy and pasted my emails to them (Reeds Rains) and sent them to our landlord without our permission.They might not care about us now that we're 'just tenants', but when we are buying next year they will care when we go absolutely nowhere near them.ETA they now have our old property listed for rent with blatant lies on the advert, one being that there is OFF ROAD PARKING (there is not anything of the sort). Don't trust them!

Poor experience

Absolutely useless service. No surprise that people could not sell with this agents. Wanted a viewing but after multiple calls over a week, manged to get an appointment. When actually got there, the tenants were not informed of the booked visit. Promised a call back to rearrange the appt, but nothing. No responses even after leaving so many messages with the team. Very poor and unprofessional service. I wouldn't use them to buy, sell or manage my lets after this experience. What a disappointing experience 😪.

Chaos, inexperience, under qualified

Staff do not have a clue what they are doing by the looks of it, received so many documents littered with so many errors from all kinds of departments that do not communicate with one another. They dodge questions and facts like politicians or criminals, too scared to tell the landlord when he is wrong and unlawful or breach of their own terms of a tenancy agreement. Negligent or maybe even considered fraudulent tampering of notices to make their documents appear valid. Even down to simple maths (KS1 addition that my 6 year old could complete) they do not seem to be able to grasp. Denial demonstrated on all things that they are incorrect about, which I’m clever enough to have all in emails/writing. I’m embarrassing to have this agent operating, I’m not saying I know everything but I’ve had to correct and school them on a lot of aspects of our tenancy, so much so that I’m tempted to send them an invoice for my time! Avoid this agent at all costs, they side with landlords even if they are in the wrong and simply do as they are told by their clients, this isn’t always the right or ethical thing to do and certainly In need of some training/business transformation or redundancies. Avoid!

Scored 1 because I can't give negative. Appalling rental company who should be ashamed of their total lack of tenant care. I was lied to directly by them on multiple occasions, twice left for 3 months without an oven and no care on their part to ensure it was resolved. Then their disgraceful moving out team made me wait just short of 3months for my deposit back and pathetic excuses given, had to take them to deposit dispute to get it back. Avoid at all costs

Waste of time

Basically everything they do is show up to a viewing, after that they go AWOL , been chasing them constantly for the past few days after I have been told by the agent - Charlotte that someone else already put in an offer to the flat that I so much wanted . She highly recommended to call urgently at the office by 4 pm same day of the viewing (it was about 3:30 pm when we had this conversation) and her colleagues will help me out with starting the process. I am still calling 5 days later until they even decided to hung up every time I’m trying to call . Whenever they answered before that , Charlotte was never in the office and no one else was apparently dealing with the property. Well , you just wasted a week in my house hunting chasing you. Avoid at all cost if your time is precious.

Wasters and money grabbers spastics for staff!

If I could put 0 stars I would! Reeds rains are the worst letting agents to go with the 4.5 years we’ve lived in our property in Bidford on Avon we’ve had problems with property. (Twice this happened)Boiler took them 3 weeks to sort we had no hot water for 3 weeks they didn’t care!! shower broke took them a month to sort they didn’t care! To top everything we’ve just moved out of the property and they’re only giving us half of our deposit back because the grass in the garden was long and they’ve had to cut it ( that’s because they’ve waited 3 weeks to check property) I might add!! They have no ppl skills no customer service couldn’t give a toss about anyone but themselves! Absolute morons I’ve been waiting nearly a month for my deposit back they’ve is saying it’s gonna be another 5/10 days! REALLY!!! Don’t go with these morons people they can’t organise a p**s up in a brewery in my eyes!

Cannot fault Reeds at all

This review relates to the Stanley, Co Durham branch.I cannot fault Reeds at all. I’ve never sold a property before and I’m so glad I chose Reeds Rains as my estate agent; my mum recently listed her property with Signature and had a nightmare so I was aware that choosing the right agent was important. I instructed Woods, Reeds and Your Move to come value the property and Reeds stood out by a college mile. Glenn’s enthusiasm, local and market knowledge made me feel very comfortable with instructing Reeds. Once listed the property sold within 3 days and on the first viewing.From that point onwards, it was a dream to deal with Glenn, Ashleigh and Scott. Whilst the sale wasn’t seamless (due to solicitors) Ashleigh was excellent at keeping me updated and chasing through on everything required. I would definitely recommend Reeds Rains Stanley to anyone looking to sell their property. Fantastic service all round.

Reeds rains is the worst agency I have ever come across. They don’t fix or maintain the house but instead send you to the landlord who will refuse to fix anything. You would expect reeds rains to contact the landlord to fix things as you rented it through them. Any one looking to rent around Durham watch out for 8 Helmsley Close dl17 7qp as landlord will not fix anything and the bath leaks down to the dining area which I believe they have just painted over and you will start to notice it after a few months. And the worst thing is if you decide to move out they will keep your deposit. Don’t forget to use environmental health before thinking about moving.

Reeds Rains in St. Helens and especially Hayley Hughes and Steff Bretherton in my case have been incredibly helpful with both my rental property and also sale of my rental property through the" I am sold" auction website.
