I had an extremely disappointing experience with Rex regarding a unit on Ecclesall Road. I inquired about the property on November 15 and was told there were delays due to “solicitor issues.” After waiting patiently for weeks, I was later informed the unit had been let to someone else without any proper communication. This agency is more than unprofessional, they are misleading and show no respect for their clients’ time. The entire process was a waste of time and energy. I wish I could give 0 stars. I would strongly advise not dealing with them to anyone.

We spend 5 days cleaning our house thoroughly, to receive money to be taken off our deposit. We took photos after to show how clean each rooms was. When challenge, we was sent unclear photos 'claiming' damages. Just trying to get money out of you.

Awful housing agency, unscrupulous and unkind staff. Upon signing the tennancy agreement we were directly lied to found hidden things in the contract regarding rent payments and conduct within the house. I made a rent payment two weeks late and the pressure they put on me to get it was unkind. Furthermore the additional house charges they add are extremely extortionate. DO NOT use this housing agency and if you Do, be sure to read the contact fully. If you do use this agency I wish you luck.

The best student landlords in Sheffield! I am going into my third year and second house with them. I have never had any problems with the landlords and when there are issues with the house they are always very fast to respond. They have a fantastic system for house maintenance and often carry out repairs pre-emptively before a problem arises. The staff are always very polite and helpful and have ensured that it's always been a pleasure renting with Capland.

Capland has been the best student letting experience I could have hoped for. Having heard nothing but horror stories about student houses going into uni I've been so pleased with the quality of their properties and the standard of their customer service. Plus the property prices are no different from most other typical student letting agencies you'll find! This is my first year renting a property with Capland and have been amazed by the customer service I have experienced so far. Before moving into the property we were informed the whole flat was being refurbished and a brand new kitchen fitted. Capland always keep us up to date with any maintenance work or visits that are arranged and make sure the times suit the tenants well. The staff are very friendly and have dropped by to complete an induction with us to inform us about how everything in the property works and to make sure we’re settling in well and feel safe here during our studies. All the staff at Capland are friendly and approachable and listen to any concerns over the phone or in the office and act upon these as soon as possible. I am grateful I am able to stay with Capland for the last year of my studies and would recommend Capland to any other student looking to rent with a reliable landlord in Sheffield.

Haven't actually been with this company myself but when I was a student and viewed numerous properties through a variety of companies, and found one I liked through Claypenny's, this company wouldn't stop calling and texting me asking if I still wanted a property with them, to which I didn't answer or reply, but I don't think this is a way to get student's to rent your properties. They'll just find it annoying and desperate rather than helpful.Other than this, the properties that I did view were nice and price friendly, it's just it's all IKEA furniture and they all look the same, there's nothing unique or different about each of the properties. They're quite spacious, but just not for us as we wanted something quirky and unique. If you want something smallish, relatively modern and something on the main streets/areas then they'd be perfect for you :)

Superb landlord! We've had attractive and homely accommodation all year, with minimal problems. The issues we did have were sorted quickly, if not the same day where possible. They made the process of future house viewings easy for us by keeping us well informed unlike other student estate agent around the area. Very happy with the service all year!
