GoogleWe 100% recommend Helen Breeze. We let out our Sevenoaks property with them for 7 years and it was a very positive experience. We moved far away and it was like having a trusted family member look after our house. Everything was managed so well and we want to say thank you to Mark in particular for his professionalism, efficiency and friendliness.
Thank you to all at Helen Breeze.

GoogleOur experience with Helen Breeze Property Management was, without question, the worst we have had with any letting agent.
Throughout the tenancy, their approach felt unnecessarily intrusive and unreasonable. They insisted on bi-annual inspection visits, which we have never encountered elsewhere and which felt excessive for tenants who maintained the property responsibly.
More concerning was their handling of the condition of the property. We reported ongoing mould issues, yet no meaningful remedial action was taken. Instead of addressing the root cause, we were simply provided with a basic dehumidifier and left to manage the problem ourselves. This was wholly inadequate and not reflective of a landlord or agent meeting their obligations.
Rent increases during the tenancy were also disproportionate and did not reflect either market conditions or the standard of the property, particularly given the unresolved issues we were experiencing.
At the end of the tenancy, the situation deteriorated further. The check-out process was handled poorly; the clerk was rude and dismissive, and many of the issues later included in the report were not raised with us at the time. We were not asked to sign the report, which raises serious concerns about the accuracy and fairness of what was later relied upon.
We were then faced with a series of unreasonable and inconsistent claims against our deposit. These included an excessive cleaning charge, despite the property being left in a good domestic condition with only minor remedial cleaning required. We even offered a reasonable contribution as a gesture of goodwill, which was disregarded.
They also attempted to charge us for damage to flooring that was already present at the start of the tenancy, and for works relating to wardrobes that we had been explicitly instructed not to carry out. Despite following those instructions, they later sought to recover costs for not doing so, which is entirely contradictory.
In addition, a rent “arrears” claim was pursued despite a clear written agreement that a reduced final payment would be accepted. That payment was made exactly as agreed and accepted at the time, only to be retrospectively challenged.
The matter ultimately had to be resolved through a four-month dispute with the Tenancy Deposit Scheme, where we were successful in recovering the majority of our deposit. This outcome reinforces our view that the deductions were unjustified and that every effort was made to retain funds that were not legitimately owed.
Overall, this felt like a coordinated attempt to recover unreasonable costs despite our clear communication, compliance with instructions, and good faith throughout.
We would strongly caution others before using Helen Breeze Property Management.

GoogleThe whole Helen Breeze Property team is amazing. They are well-organised, friendly, helpful, and very kind to foreigners. Most agencies do not like to take tenants without previous UK credit history, especially for someone new like me, but Helen Breeze were efficient and willing to find alternative solutions instead of insisting on only one way.
Because of their kindness and effort, my son and I were able to secure a home close to his school before Christmas. Now we can celebrate Christmas in our new home with our friends, family, and new neighbours.

FacebookWanted to say a big thank you to Ange at Helen Breeze. My family relocated from California & we’re having such a hard time finding a new home. I had spoken to so many leasing agents that were no help, then finally landed on Ange. Ange simplified the entire process, she made it all easy & clear & found us a great property promptly. She was so professional & a pleasure to deal with. Thanks again!!

GoogleI rented a property of Helen breeze for 3 years, the customer services was not the best but the property was nice so I put up with it
After paying £52k in rent they tried to keep my deposit after I left, I had issues with the boiler throughout the tenancy and tried to blame it on tenant neglect !!!
This company is every thing that is wrong with letting agents, incompetent, rude and above all they are liars
Hilary and Sam who I dealt with personally are the worst
Avoid this company at all costs

Dear Mr Price
Thank you for your review. We are very sorry your experience was not up to your expectations during your tenancy.
As you were informed, we are only able to release tenancy deposit funds with agreement from the Landlord. Where agreement cannot be reached, as members of the Tenancy Deposit Scheme, we are able to provide you with access to free dispute deposit resolution at the end of the tenancy.
We wish you all the best in the future.

GoogleBe careful if you are a Tenant - We still see no sign of getting our depost back due to the landlord unfairly trying to steal it & Helen Breeze siding with them.
I want to start by saying Helen Breeze have been nice to deal with generally throughout our Let, i have no issues with most of the service they provide, to be fair.
My issues started upton checking out of the property and attempting to get our deposit.
Our EX landlord Ken has tried to take an extorsionate amount of money from us unfairly for silly things in the property.
1.) He asked us for £220 for a cleaning fee as he found two marks on the oven which we missed. To be clear, we left the property cleaned to a great standard. Was it a pro clean? no, but neither way the property given to us pro cleaned so we returned in the same condition. For the oven, yes i agreed that they can take a small amount of money for the tiny marks on that as that was new upon arrival, but not £220!! total attempted daylight robbery. - We have since agreed on a much more fair deposit deduction of £60, which was not easy!
2.) I thought it was over, but nope, Landlord attempt to steal or deposit round two is up!
I removed the door opener from the door as it was hitting the wall and I wanted to protect the property wall from any damage. I did not break the door shutter, therefor it can simply be screwed back on. However, i have kindly offered £50 towards replacing that out of a gesture of goodwill. i did not break that, nor did the inventory man state it was broke, as it was not. I think a contribution of £50 is very kind for something i did not break and only removed to help the landlord. - However the landlord is trying to give us a HUGE BILL for fixing this.
Secondly, i added surround seal to the door frame which was a simply stick on foam I purchased from B&Q in order to stop the awful draft coming through the door. This can be removed very easily by the landlord at which point the door shuts 100% fine and again, however the landlord instead of removing this decided to attempt to tell me we broke the door locks! (i caught him out however as he shot himself in the foot by admitting to me over text that the locks work 100% fine when the door is not closed) but went on to tell Helen Breeze that the locks are broken.
I cannot belive the issue he has made out of some foam around a door that can be peeled off.
We have been sent a bill for potential works to be carried out for 'servicing locks' which we will not be paying for the landlord as this is not relevant to us, this should be a cost to the landlord as it is he's house.
I also see on the bill part of the work is to reattach the door swing and remove tape I added to stop draft coming through. This is extremely easy work to be carried out by the landlord in a matter of minutes and paying a service to carry this out is totally unnecessary. However as i stated above i will be contributing my gesture of £50 towards this if he feels it is necessary.
In total, they are now trying to steal around £400 from us for silly accusations around us apparently breaking the door which is total nonsense.
Now, my issue with Helen breeze is the fact that they seem to be on the landlord side, instead of beliving our side of the story.
They are sending us emails saying this like (and i quote) "Should he find the door closer needs replacing then the cost would be £395+ VAT. I know that you had previously advised of a £50 contribution towards the door but as you can see from the quote attached the works will be considerably more than that"
Hold on a min, howcome they are telling us this quote that does not match my offer, as if we are liable to pay it witout and investigation into it before hand and if we are even liable to pay this?
Telling me our offer does not meet crieteria without even considering if our side of the story is actually the true one, not this nonsesne the landlord is making up....? THAT i do not appritiate.
As an agent (which we paid fees for too) you are working for both of us, and should not take sides)

Well I'll not blame people who don't believe so much on reviews online because there are so many useless brokers online who stole my hard earned money of £18,568 with fake trading expert.. And made me broke, if not for the help of Mrs. Kayla Williams FX who helped me with the last money because at this time I was skeptical about the whole thing... I was having only £1.300 that was in my bank account at the time and Mrs. Kayla Williams FX told me to start up with only £1,000 with her and get back on my feet... This is my 5th time investing with her now and in total I have made the total sum of £96k on a constant withdrawal with no defaults till date!!! I sincerely appreciate your effort for standing with the victims of scammers already... I noticed how many are talking about you and the work you have been doing genuinely for people all over, feel free to use me as a reference anytime. Thanks again and remain blessed... Please go look her up for a reliable and highly profitable trade.Email: kaylawilliamsfx@gmail.comWhatsApp: +1 (864) 777-0838Facebook: Kayla Williams FX

GoogleAbsolutely avoid! We rented with them for 4 years and they visited 3 times a year to check and didn't deal with any of the major issues with the house. Leaking roof which during particularly heavy rain would pour through the kitchen ceiling lights; leaking gutter which caused damp problem; mould....you get the picture. The landlord who owned this property was greedy and Helen Breeze did nothing to help us even though we paid our rent on time every month. We are still waiting for our full deposit to be returned! Avoid these agents at all costs! I would have rated 0 stars but giving them 1 seemed to be the lowest I could give them.

GoogleThe WORST letting experience my family and I endured in all our years of being tenants! WARNING TO ALL TENANTS - do your own very thorough inventory with loads of photographs and videos as evidence of the condition of the rented property, garden, etc. Protect yourself from money hungry landlords and very dishonest estate agents! We endured very unfair treatment from both Helen Breeze and especially our ex-landlords!!! I would NEVER recommend Helen Breeze to anyone!!!
