GoogleI don’t even know where to begin.
Myself and my partner found a beautiful little two bedroom flat to rent, and we got in touch, dealing with Tracey.
Lovely service at first, can’t fault them to start with.
A day after confirming a viewing, our situation and income, I received an email from the Tracey regarding someone else’s application being unsuccessful, and information about their debt and overdraft.
I was kind enough to obviously delete the email, and rang the Estate Agents straight away.
The viewing was very good, Brian was lovely.
We expressed our interest, and he assured us to email Monday morning, and we can take the next steps for the Application Process.
I emailed, and expressed how much we wanted this property for our own.
I then followed that with a list of questions, which I researched into, and had advice from a Property Lawyer to ask the Estate Agents and / or Landlord.
I asked these questions, as I’m not putting my money into a Property which I do not know everything about.
I will be spending a hefty amount of money, and this flat was likely to be my home. I have a right, to ask the questions I did.
Some of these questions included:
“What are your early lease fee’s and policy?” (As if anything was to happen, any circumstances where I would need to leave the property, I wanted to know before hand).
And; “who are the current utilities supplier - E.G. Gas / Electric?” (This is because I wanted to be prepared and knowledgeable about the property, history ETC. My partner is also a Plumber, and he wanted to know for practical reasons).
I got an email from Tracey, simply saying that they were not even going to offer us an application. And to call the office, not on that day, but the next.
I asked via email if she could tell me reasoning urgently, as we really wanted this property and wanted an explanation. I had no response, and so emailed a second time, to which Tracey said to call the next day.
I called earlier on today (which is the day after the email exchange),to be told by Tracey that I asked too many questions, and questions that were not relevant, and this is why we were not even offered to go through the Application Process.
I explained my questions, like I have in my example above, and she continued to exclaim that asking questions is not what you do; you only ask them after the Application has gone through.
She also said, that the Landlord was looking for a single occupancy,and someone who had rented before; Tracey knew mine and my partners situation, and was still happy for us to even take the time off work to travel, and let us view the property with high hopes.
She then went onto say very passive aggressively that I was not taking any of her advice; which I felt was unnecessary and extremely patronising.
To summarise, I strongly suggest using a different Estate Agents.
I have never had a problem with asking questions regarding a Property before, and the Property Lawyer I am in contact with, has said that I had every right to know the Property that I want to rent, inside and out.

GoogleSix years ago I approached Brian to let my flat. I had no experience or knowledge of doing so (I'm pleased to say I still don't as he takes care of it all). Brian was open and honest, offering advice on the marketability of the property.
I also greatly respect him for placing his livelihood in the stake by operating a system where he does not extract additional fees for marketing the property while vacant. This lends a great feeling that we are in this together for mutual benefit.
I genuinely have nothing that I would ask to be improved in the service I have been receiving all these years. This company is heartily recommended.

GoogleHaving acquired a couple of properties to let out, I was a bit daunted by the thought of having to manage them. Life is complicated enough without having to find tenants, collect rents and make sure the flats are being looked after but Brian and Tracey have managed all that for me at a very reasonable cost.
They are also keen to make sure the tenants are happy and to sort out any problems quickly. My experience has been totally positive.

GoogleMy wife and I kept our first property together, and rented out our flat privately while we grew our family in our new home to reduce costs. Big mistake! Constant calls about plumbing, heating, broken toilet seats, rent not being paid. With the hassle of a new family it was really what we didn't need.
