Phillips & Stubbs just don't seem to have got the memo, the Covid bubble has well and truly burst in this area and properties are not worth what they were when Covid was around. Many people are moving back towards London these days. Trouble is, this agent doesn't seem to have realised this as their prices just don't reflect the true worth of properties in their area. As such, almost without exception, their properties are vastly over priced. My wife and I had considered buying in the area that this agent deals with but have subsequently bought elsewhere due to many agents in their area just not getting the message. I have noticed other agents in this area of the country doing the same thing, I've also noticed that the vast percentage of properties in the area are also hanging around like a bad smell. In a nutshell, over priced over valued. Avoid. MY RESPONSE TO PHILLIPS & STUBBS It would seem, judging by your somewhat surly response that I have rather touched a raw nerve! I wonder why!?.. You mention that the market dictates values and pricing however, I have seen MANY properties in your area that have been VASTLY over valued only to see the price reduced again and again. What is more, many of the properties that have been reduced are still sitting there gathering dust many months later. As I mentioned, Covid sent prices rocketing in this area however MUCH has changed since then but most agents in this area (yourselves included) have failed to notice or reflect this. Additionally, I fail to see how vendors are responsible for this "optimistic" pricing when most home owners have no idea what their homes are worth. What I suspect is happening is owner A is looking at owner B (who has probably been on the market at vastly inflated values for some time) and thinks, owner A's property is "valued" like 'this' so, so should mine. The proof of the pudding, and all that, is that buyers should assess how long a property has been marketed for before they deciding whether they are over valued or not!... I think they may come to the same conclusion as me. P.S. My wife and I actually bought a property in Surrey, so your assessment of, essentially saying, if you can't afford this area look elsewhere is frankly laughable. Oh, and, let's just say, we had a healthy budget. Please don't get delusions of grandeur, it's only Rye (a ridiculously, impossibly touristy area where at weekends you can hardly move for people), not Chelsea!

The market is established by supply and demand and house prices are governed by a number of influencing factors but primarily by interest rates and the wide availability or otherwise of credit on affordable terms. Estate agents can add value to the process but they do not determine the value of the housing stock. Ultimately it is a seller’s prerogative to either sell their property at the rate the market will pay at any given time or to retain it. Equally, it is for a buyer to determine whether or not they are getting fair value, an investment for the long term and most importantly a home or, whether their preference is to sit out the current market in the expectation of better value at a later date either through lower prices or more favourable lending terms or, perhaps, to look in a different area where their expectations and budget or more closely aligned. Where supply and demand are broadly in balance, we get engagement. PS. Phillips and Stubbs was established in 1992. I would not recommend Philips and Stubbs in Rye for lettings. More specifically, lettings with over seas landlords. My family and I had to handle the property belonging to my late father after his unexpected passing. The lack of professionalism, understanding, care and support that was missing through the whole process, was a shock to us all. We felt they did not have our best interest whilst letting the property and the handling of our requests or our rental income. There were situations where large amounts of money was going missing and when questioned about it, it was boiled down to a miscommunication on our part! Very upsetting for a delicate and challenging situation.

Asked if it was possible to get a all be it large reduction on a rental property per month if I were to guarantee the rent for 4/5 years and was sent a very passive aggressive response from the lettings manager Edward Gailey “so just to be clear you’re offering X for a property listed at X per month?” Unwarranted response when he could have just said that this wasn’t possible on this property and then could have suggested some other properties in my bracket! None the less they have lost a tenant that was about to let 4 properties in one go! Oh well, maybe some customer service training wouldn’t go a miss for Mr Gailey lettings manager?

Judith was an absolute delight to work with. She was knowledgeable, friendly, punctual and was a real help to both us as buyer and the seller in keeping us all informed, pushing the process along, answering queries and being above all, an excellent agent. Fantastic Service - Highly Recommend

I cannot recommend Larissa from Phillips and Stubbs highly enough. I recently rented a property as a second home in Camber Sands, through Phillips and Stubbs. The property was as marketed, with no surprises. From my first contact with her, Larissa, the Property Manager, was warm and helpful. I haven’t rented a property in a long time and Larissa clearly explained everything and helped me throughout the process. I particularly liked the fact that Larissa was honest and helpful without being pushy. At the same time she was quick to respond to queries and to progress the matter once I had decided I wanted to proceed. Larissa’s aftercare has been phenomenal. She has gone well over and above to ensure that I’m happily settled and has swiftly helped me to resolve any issues arising. Fantastic service!

Phillips & Stubbs are a truly well respected Firm who allocated Judith to the sale of my Cottage. She went over and above in her meticulous attention to every detail. She was always available with prompt and professional execution of a seamless and ‘pain free’ sale with speedy completion. Throughout Kim was exceedingly helpful and supportive in what was a stressful time. Full marks to the entire crew who have all been most thoughtful. This is a lovely office.

I have had a few dealings with Phillips and Stubbs over the years and the experience has been excellent. As well as handling the normal things with efficiency, speed and competence, they have gone above and beyond, for instance helping me with mortgage arrangements, recommending surveyors and smoothing out stressful and difficult situations. Phillips and Stubbs tick all the boxes of a great lettings experience

I have known Phillps and Stubbs for many years, as I had several conversations with them in 2009 when I was researching buying a holiday cottage at Camber Sands. They were incredibly helpful and knowledgeable about the local area and, although I did not end up buying through them because i bought a new build from a developer, I always remembered their professionalism.

Unprofessional - let a house to us with bare wires showing through sockets in child's bedroom, rude and belligerent. Some staff clearly don't even know the law relating to tenancies and told me they didn't have to give me the landlords contact details. Tenancy agreement was a generic one with unenforceable terms. Absolute ambivalence from staff when viewing properties i.e, when you ask about council tax or when such and such a thing will be mended they generally don't care as they know they have you over a barrel. Posh offices betray the money they are filching off of tenants and probably landlords too. I'm killing myself here giving them one star...

Completely unprofessional and not informed regarding the law and the right of the people. They use to put odd clauses in they agreement so read carefully before than sign something. Waiting my deposit back from a month now and they don't reply to my email or release the deposit even if the landlord asked them to do. Be aware if you have to deal with Mr E.Gailey, probably the disgrace of this company!!!!

We have had the most friendly, professional and efficient service from Tony, Fiona and Edward at letting department of Phillips & Stubbs in Rye. They have expertly and quickly resolved any problem that has occurred and they have been a sure-handed intermediary between us and our equally accommodating land lady. We would happily recommend their services to anybody. They have outperformed numerous other letting agents we have used in the UK, France, Malta, Sweden and the US.
