Chris gave me clear, helpful advice on a number of areas, kept me regularly updated throughout, and has done an excellent job managing the tenant and their expectations since they moved in. His professionalism and proactive approach have made the whole experience smooth and stress-free.
I'd also like to give a special mention to Sarah in the back office, she's been incredibly helpful every time I've had a question. She even went the extra mile to sort out a council tax refund for me, which I really appreciated.

GoogleIf you’re looking to rent a property, as a previous tenant, stay away from this agency. During our first viewing, Chris felt the need to tell us all about previous tenants - describing them in a bad light. During the signing of the tenancy agreement, the agency were being very particular with information they required from us, including contacting our work places and wanting lots of references. When we finally moved in the property, the grass in the garden was so overgrown, there was garden garbage left in the garden bin and the property was dirty. The agency contacted us for a 3 months inspection with less than 24 hour notice. We moved away due to relocating south and we didn’t get most of the deposit - main reason was ironically because the grass in the garden wasn’t trimmed. They made us wait 3 weeks after leaving the property before they responded to our updates regarding when we were to expect the deposit back. Then one day I got a notification from my bank app showing that the agency had transferred money back into my account - they kept 3/4 of the deposit amount. Hours later we received an email with the details regarding what was deducted from the deposit. There was no communication nor agreements and the agency didn’t want to be the middle man to communicate between us and the landlord. We are getting charged for the garden - which I have pictures proving that its condition was far worse when the keys were handed to us. Of course these pictures weren’t even acknowledged as the agency just ghosted any of our pleads. We’re also getting charged for a new radiator, as they found spots of rust on one - weird how we had only been in the property for 6 months, during the summer period and barely used the radiators. Please stay away from this agency, they like to bury their heads under the sand and protect landlord’s extreme and out of order requests. They’re extremely unprofessional and will purposely ignore phone calls/emails/texts if they know that there will be sort of complaint/questions.

GoogleThis business is the worst business I have ever come across. The way they do things is so unprofessional it’s unbelievable. The name of the agent lady we were assigned is VICTORIA GIBBS from abode Lettings. My partner and I have never felt so discriminated in our lives. VICTORIA GIBBS is extremely racist and a thief. She is disrespectful and a wicked person. The evilness she has been showing is something I would have never expected from an agent. She lacks professionalism and common courtesy. I know for a fact that if we were a white couple she would be so much more lenient. When it comes to getting your deposit returned, she will hold it from you for weeks on end and ignore your constant requests to know how much is being taken. She also does not just charge the damages out of the deposit but also any little thing like postage for a letter she sends, damages in the property that were already there. I DO NOT recommend this disgraceful company at all. If you come across VICTORIA GIBBS, just know you will be scammed of your deposit and you will loose everything.

YellAvoid at all costs
We would never recommend using these as an agent. We lived in a property run by them for over 4 years. When we signed the lease they guaranteed us the missing fence panel would be fixed before we moved in... 10 months and many back and forths later it FINALLY got done. The gas fire nearly exploded and we were left with a big whole in the wall from november-following October, through the coldest months of the year. Every time we asked for something they would do whatever they could to delay and not give it to us. We had s couple of food bits on the floor/cupboard door at an inspection (literally as we were cooking tea) and we were called unclean by Chris. We had a horrendous mouse problem which wasn't addressed until we'd been in the house for 3 years. We left the house super clean and damage free other than regular wear and tear. We then had £250 taken off our deposit because the hedge (that we regularly trimmed) needed cutting. As a tenant, please never use these.
