Elam showed us around the property, took time to explain things patiently who seem to have wealth of knowledge in the property industry and market.
Equally Snowfya was keeping me informed via WhatsApp and email about the development step by step, different checks, requirements etc, top marks for her!
I not only ended up buying through Josh properties but also managed to find a good tenant through their tenant sourcing service with whom I’m happy with as tenants.
I am very happy with all the work that went in and will certainly be happy to appoint them again in the future when other opportunities occur as well recommend them to anyone.

GooglePoor customer service. I would give zero star if i could. Arranged a viewing with Priyanka from Josh properties who arrived at the viewing and didn't even acknowledge us when we arrived, she was stood outside the property watching her phone.
She wasn't welcoming at all - she let us have a look at the property whilst the current tenants were there. When we asked about parking the tenant said yes there is parking - Priyanka then suddenly interrupted and said no there isn't parking. She then said there isn't parking for this property, but she could get us parking at an extra £90 per month. Rather odd!?!
She then started speaking to the tenant in front of us in another language. EXTREMELY RUDE!
I feel alot of the reviews are fake or friends of the agency as our experience with them was terrible! So terrible its laughable - clearly out to rip us off! Avoid!

You decided not to take the property as it didn't suit your budget and you have clearly sent a message in whatsApp that you felt that the property rent was overpriced.
A block viewing was booked and obviously our staff can't recognise you as she has never met you prior. She was one of the best staff who was polite and courteous to everyone and we have had many of our clients providing a positive feedback of her. Also, the former tenant and our staff knew only one common language which was English.
During your discussion with our staff, it was clearly stated that the property doesn't come with allocated parking. The previous tenant had separately hired a parking space belonging to another property and we offered to negotiate this for you.
In fact our staff offered to book a viewing another property for which you responded in a rude way with an Emoji.
If google provides an option to upload images, we would be happy to provide screenshots of the conversations we had with you which will explain the facts.

GoogleVery bad experience. They promise a lot of things but never fulfilled it. They showed a house and I paid holding deposit. They said there is some issues with the gas connection and said will clear it within 10 days. I waited for more than a month and they couldn't fix it. They even collected necessary documents saying that they will fix the issue soon and handover the key. They failed to fix the issue and asked to try some other properties after being waited for a month. They had very poor service as well. I had a very bad experience with them.

When you approached us for renting a property, we did mention to you that the property in under refurbishment and it might take time to fix the issues. You agreed to it and also mentioned that you are not under pressure as you are in a sharing accommodation.
When there was a delay, we offered alternative properties which you declined as it was slightly over your budget. We returned your holding deposit in full.
Subsequently you came back to us as you were unable to find a property in the market and with a clear understanding that the property is not ready and it still needs British Gas to fix the boiler. You agreed to wait and you just filled in an application form and we didn't even collect a holding deposit. However, since you were abusive to our staff, we called you and advised you look for a property elsewhere.
The issue you are talking about was not in our control and British Gas has a process and time scales and you were not ready to wait and started shouting at our staff.
We wish you the very best but please don't do smear campaign to people who work hard to provide you a good service.
