I used Vanderpump to find me a new Tenant at a large block of flats near Reading. To be honest I chose Vanderpump as they happened to be the new managing agents for the flats. From the off it was pleasing how efficient Maggie and Debbie were. Though they work as a team, I understand Maggie is mainly responsible for lettings, whilst Debbie looks after the site. Communication was excellent, my flat was advertised, and a really good tenant found promptly. Just as pleasing, since Vangerpump took over their duties, maintenance and repairs have started around the complex. I now feel optimistic the site will continue to improve. I'm currently preparing two more flats for re-letting so will be asking for their assistance again.

The agency is the absolute worse there is. They have not done anything during our tenancy other than the initial contract. We had to get in touch with the landlord directly. We renewed our tenancy via the landlord and V. was not even aware of this new contract, however, they somehow popped back into the picture at the end of tenancy and wanted to charge us for some outrageous things. E.g. we handed back the keys early and they wanted to charge us for late returns. There were no stained carpets, somehow they thought there were. Then they could not prove. I suggest you avoid them as best as you can. UPDATE: Since I cannot reply on the comment, here it is. That you have no record of our contract is further proof of your how unprofessionally you are running this business. I did not confuse you with another agency and I have documents to prove my statements. It was a neat trick that you tried to pull this off. Too bad it did not work.NegativeQuality, Professionalism

AVOID THESE LETTING AGENTS AT ALL COSTS. They are incredibly rude, unprofessional, and combative, regularly creating conflict and confusion rather than resolving issues. In our case, they issued Section 21 notices without proper authorisation, likely stemming from ongoing disputes with our landlord. Their primary focus seems to be on avoiding or enabling lawsuits, rather than actually providing effective property management services. In fact, they often misinterpret or mishandle the law entirely. For example, they wrongly claimed that any items left in the rented property after a year automatically became ours, simply because the landlord didn’t want to dispose of them, this is, of course, not true, and when we corrected them by citing the actual law, they dismissed our facts as “opinion” and never followed up or apologised for their rude behaviour. Their communication is consistently poor, slow, and often outright aggressive. They don’t follow basic legal data security protocols, keep adequate records, or communicate with transparency. When concerns were raised continually about maintenance or management issues, such as illegal weed smoking, fire safety hazards, abandoned rubbish, and pest infestations, they failed to act or address these matters in any timely or effective manner. The communal areas of our flat block were almost never cleaned, and when neighbours had pest problems, they did nothing to ensure these didn’t spread to other flats. None of the issues we raised during inspections were ever responded to, let alone resolved. Furthermore, they never notified us about upcoming noise, mess, visiting contractors, or changes within the building. Despite numerous attempts to resolve issues, these agents seemed entirely incapable of compromising or being reasonable. Instead, they always defaulted to the harshest legal interpretation of situations, regardless of common sense or fairness. They routinely lied about what paperwork they had or who our landlord actually was, and they employed a forwarding communication technique to cover themselves, making it even more difficult to trust their word. The lack of professionalism extends beyond their actions, they don’t even seem to care about their own systems or processes. For example, they once wrote my bank details down on a scrap of paper because their systems were not functioning, and before that, they tried to collect my details digitally without explaining where my personal information would go or how it would be kept safe. This is a clear violation of data protection protocols. Their customer service is abysmal. They would often send terse, unclear, or dismissive emails filled with mistakes, sent late in the day so that we couldn’t call and resolve matters. When we tried to provide constructive feedback on their communication style, they responded with legal threats, refused to accept any responsibility, and showed no willingness to improve. Rather than acknowledging their mistakes, they tried to gaslight us, accusing multiple tenants of painting their windows shut across three floors, when in fact, it was the landlord’s subcontractor who had done this in the summer. We were tenants for 11.5 years, always paying our rent on time and keeping the property in good condition. Despite this, they chose to evict us to raise rents and treated us as if we were the problem, even though we were good tenants. Their decision to evict us wasn’t based on any actual issues with the property or our behaviour but solely for money and control. Their approach to tenant relationships is based on an aggressive, combative, and legalistic mentality that leaves no room for empathy, understanding, or fairness. These agents consistently demonstrated a complete lack of professionalism, decency, and responsibility towards tenants and our landlord. Even ChatGPT agrees with us (see photos). They are incompetent, rude, and untrustworthy. If you’re a tenant or landlord looking for a competent, nice agency, look elsewhere. If you have to use them, document everything; they will attack you.
