Michael Flatman has helped me with four transactions over the last 12 years including purchasing and selling and I cannot recommend him highly enough. He is honest, realistic, efficient and simply brilliant at negotiating with all involved to make sure sales go through smoothly. He has also helped me with finding tenants and setting up tenancies and has always been available to help with any queries and gives excellent advice. Above all, Michael is such a nice person, you won’t find any estate agent like him! Thoroughly recommend.

I had a wonderful experience with this estate! I was one of their tenants and only moved because I bought a house but i truly recommend them! They are amazing! Every time I had issues in the house they would communicate with me clearly and fix it asap. Honestly, after many bad experiences I had, they were like a light at the end of the tunnel! Truly recommended! Thank you Tracy, Lex and Michael!

Warning: They Deliberately Hide Serious Safety Issues!I’m a tenant soon moving out of one apartment managed by this agency, Lexington Apartments, Railway Terrace SL25GW (15 floors, 100+ apartments). The building has faced serious elevator issues since Nov 2023. At times, residents, including the elderly, children, and those with mobility challenges, have been trapped or forced to climb multiple flights of stairs. Even worse, people, including children, have been trapped in the elevator for over 30 minutes on multiple occasions.Despite being clearly aware of the issue for months, and after I reminded them about it during viewings for future tenants, the leasing agent still failed to disclose this critical information. I had to directly inform visitors myself.They are breaching Consumer Protection from Unfair Trading Regulations (2008), which requires agents to avoid misleading information and disclose important details that could affect a tenant's decision.Avoid this agency!!!

After months of looking for a property with partner and being messed around d by so many different agencies Flatmans were a breath of fresh air ... lovely family business they were quick to respond to all calls and emails and the whole letting experience was smooth and easy from start to finish . High recommended 👌

They’ll keep you in the dark, never communicate properly and super slow with their responses. Hung up on me when I asked for a response. The most unprofessional estate agents I’ve come across in Reading.

At first sight, they are a good agency, they knew how to sell their product, but … if you have any issues with the house or any appointments to make, they will try to make you do it for them … fire alarms not working, back garden deck broken not sorted in 1 year and 6 months(huge hazard) and I don’t know if they’ve fixed anything after we left, poor communication between agency and landlord… as well as an advice for all of you, please check if the property has been professional cleaned as mine wasn’t, it was cleaned by landlord (very poor state) but it stated in the inventory agreement that was professional cleaned because the clerk doesn’t ask the agency for a cleaning bill, but they will ask you for one and if you can’t provide, they will put you down as a domestic clean and you will be liable to pay for the professional clean all over again … think that’s just another way the agencies/landlords make money off you. After nearly a month after moving out we got some of the deposit back and they have actually charged us more that the initial amount that they’ve said they will, even if we should’ve ask them for money for the work we have put in cleaning the house (getting rid of mold, taking stains out the carpet etc.) As a final point, sorry but I DON’T RECOMMEND this agency !!

I used this company years ago & there was nowhere I could put a review. They had taken over a long running professional company. Oh boy did I notice the difference! Ridiculous waiting times for works to be done, promises of works to be done that never happened. Which by the sounds of it has still not got better. To top it off I never received any of my deposit back, after numerous calls I was informed their policy was different to my previous agent & they had deducted yearly renewal payments (I had a periodic tenancy, so a on going tenancy so no need to renew every year.) When challenged their response was 'You signed to say you were happy in the agency change so are bound by our policies ' What a shame they are still treating tenants so badly all these years later!

Student letting agents generally depend on the landlords being used and the letting agent is just the middle man. When deadline with flatmans I knew exactly what I wanted, which property I wanted and they were very helpful and sorted out all the paper work for my house remotely as I'm currently studying abroad. I would really use flatmans over other student estate agents however really consider the landlord with each property and talk to the tennants and ask how their landlord is with doing work etc etc. as the people who live their actually know what it's like

High pressure sales tactics is not uncommon in letting business but they go one step beyond. I was pressurized to move in to a property earlier than I was prepared to. When confronted them, threatened to put house back on market even after paying holding deposit. I didn't bulge so they are now sitting on my holding deposit. Totally unprofessional and they are only interested in your money.
