Buyer be aware

We will have been living in our new build 3 years in June this year. We are still waiting for our ‘snag list’ and other issues to be fixed. Trying to communicate with customer services is exhausting, passed from person to person, when you escalate your case, you speak to a half capable human who promises you the world. Then back to square one. We have had more people around to ‘assess the job’ than I can count. We have been waiting for a replacement toilet for two years, good job we have three! Have I chased it up I hear you ask, yep, they cannot give me any information because a contractor supplies it, they will contact you (they don't) can I have the name of the contractor so I can chase it up? Course I can’t. All the finishes in the house are horrendous, I decided to decorate the kitchen/dinner because it was the only room that wasn’t waiting for things to be fixed (apart from the window and patio door) it took me two days to sand the walls down and other prep which you just shouldn’t have to do in a new build. When we unscrewed the sockets and light switches we realised that they had been filled around the edges to mask the awful job. We now have holes around the sockets/switches. Just one example, I could right an essay. I honestly think it’s hilarious at this point. Thank goodness we don’t have major issues.If you have to buy a house from this company I would 100% recommend getting a snag Dr in, it will be the best money you have ever spent, this company will literally tell you the earth is flat!

Lazy, inadequate, poor quality shocking builder

Are you Looking for a new home? Do you enjoy being happy and stress free? Do you like company’s who are open and honest? If you have answered yes then AVOID AVOID AVOID linden homes in Suffolk at all costs!!! Don’t believe a word they tell you, from the moment you start a journey with them you will sincerely regret it and wish you went to reputable builder in the area. Customer service is rude, slow, aggressive communication style and unhelpful, I’ve had better service from McDonald’s staff on work experience. I fully regret buying my 3 bed semi house from linden it’s been nothing but structural problems with the house, they built my neighbours driveway to narrow so he/she can’t park their cars on it and now the site have asked me to give permission for them to dig up the green land in front my house so they can build me neighbours a carpark as they don’t know how else to resolve the issue for a mistake THEY made and they are now making it my problem and ruining the nice view I have but there is no f#cks given!!!! I’ve emailed and called and expressed my views but no luck!! It’s fallen on deaf ears.

If I could give 0 stars then I would. Whatever you do, do not buy a house from this company if you want any form of straight forward house buying process. The company are pathetic. They are that bad that they have come off social media. I can only assume that is because of the level of complaints that they would have received!We have been on one of their sites for 2 years now and are still having problems with them.

Linden/Vistry Homes

I've held off adding a review to this on Linden, in hope that they may actually sort the issues we have, but no, now 15 months living in our home near Bristol, the awful workmanship, cheap materials are still causing us issues, and not helped at all by their Customer Service team. We have had issues with everything you can think of, the garden not level to plan, drainage, faulty appliances, a lash up kitchen, all of the trade work has been appalling (to a point we had 4 lots of painters in to paint our home, and we still had to do it ourselves!) I accept most snagging, I accept issues that follow with buying a new build, I'm not naïve, however, what I didn't expect was a Customer Service team who literally and trained and paid to take no responsibility whatsoever! Our garden not being level or draining properly, at one point was put at our door, for letting our dogs out into the garden and this was a Service Director, and when we refused to deal with her, we got their Service MD, who closed our complaint as we were being aggressive! Not once did either, high ranking service members, take any responsibility for anything, despite it being made very clear that it was all down to their workmanship. I wouldn't recommend paying for any upgrades, you won't get what you pay for. When you first see someone in the Sales office, they will make a point of saying, not to look on TP, as the issues are not what they seem, so we thought, fair enough, live and let live.......Boy did we get that wrong! If you are considering purchasing a Linden/Vistry home or any of the other properties within their chain, please really think first, do read all of these comments as gospel and make sure you get an independent snagging company in, as Linden will avoid any responsibility or cost. Also make sure you get everything in writing as NHBC will become your friend through the whole experience and Linden do anything to avoid putting things in writing, which you need, to put in a formal complaint.

Excellent follow-up service

Picked up the key at Church Crookham in Dec 2023. Handed Linden the list from a professional snagger and they addressed in a timely manner. Jonathon, who dealt with the snags of my house has been amazing and very helpful. He is willing to go the extra mile to keep his customers happy.I got a washing machine failed installation from a subcontractor this morning. Texted Jonathon for help, and he just showed up at my front door with his team and sorted it out in the same morning.Thank you to the team over at Albany Park. Efficiency at its finest.

“Very Poor Quality Houses”

“Very poor Quality houses”We purchased a 4 bed house in this community couple of years back. The build quality is very poor. We reported several issues about cracking noises, shaky plaster walls, leaks, leaking bay window, drainage issues, electrical problems, gas leaks, broken locks and poor paint work to their Yorkshire Customer Service. Their response was very rude and we had to reach to NHBC who finally made some recommendations to the builder to complete the works in the 2 year warranty. After few 10s of emails to the C suite, the regional customer service head sent contractors to investigate the problems. These contractors were unskilled and very unprofessional. For an Example, to make the floorboards even, the contractors shaved the timber😥, to control the noises, a contractor has put few hundreds of nails into the ceiling which even caused more damage to the property. After almost a years of correspondence, some contractor finally attended and did the repairs. Advise not to spend your life savings on a poor quality build. This bad choice has caused lots of disruption to my family and also has taken a toll on my health.

Linden homes - STAY AWAY!!!

I cannot believe the way all the residents have been treated by Linden homes in Heathlands. The whole site is a mess. Drainage is a nightmare. Communal areas are dire and a safety hazard for the children. Grass has not been laid in areas and looks terrible. If I could sell my house tomorrow I would do it without a second thought!

I never experience such a poor customer services If I could do zero that will be what they deserveThey don’t care about people is obviously all about money for themI was about talking to them about buying the house needed to check a couple of things and they agreed a price I said I will come back to you over the weekend was working Saturday until 2 pm when to the office it was close run them next morning to make sure someone will be there … only to be told they had sold it to someone else I have never been treated like that

So dissatisfied

So dissatisfied, our garden is a shambles with no drainage and like a lake by our front door when it rains- wont sort out. Our stairs have started to collapse as its past 2 years they wont sort as its “our fault” (stairs dont just collapse) we have had numerous leaks from plumbing, our waste pipe to the bath wasnt fitted. Our outside wall has had the rendering on and off and now just been left unfinished for 8 months. The list goes on…. The after care is shocking, cant speak to anyone and when you do its a false promise. We have spent years to and fro the customer care. We have now contacted the ombudsman. Dont buy from linden the oaks in chudliegh you will not have a good experience once its all starts falling apart and you have to deal with the ‘customer dont care’ department. Just come and look around , knock on some doors. After 4 years they havnt even completed the roads or pavements and the trip hazards are awful.

Trying to sell a house purchased 4…

Trying to sell a house purchased 4 years ago with Linden. Even though the house is freehold , there is a clause which states this can be turned into a leasehold if Linden wishes at anytime. To rectify this it has taken 4 months and counting!!, costing me thousand of pounds. Not only are Linden useless but the lawyers they have used in this case are equally atrocious, taking 3 weeks to reply to an email (Wilkin Chapman) If you are buying please read your contract properly, personally I would never buy from these crooks.

I would give them a 0 star if possible. Endless problems with the estate (heathlands development). We moved in over 18 months ago and the site still isn’t finished. There is an absolute lack of care and they ignore any correspondence to try and get the site finished / problems rectified. Do not buy from these cowboys! Avoid at all costs.

If I knew then what I know now I would’ve looked more in detail! What a nightmare! The sales woman that is actually a Bovis Home sale woman was the rudest person I came across especially when it comes to an almost £400 000 sale. I have been shouted at, ignored, telling me that my complaint is not an emergency, although I had not Hot water because of a contractor Linden supplied! I moved in March 2023 and only had two rooms in the house to use as Linden contractors went through a pipe and the whole house was full of mould and only did I have my full house the end of November. What did they give me, a £100 voucher for my inconvenience. The kitchen flooded and half the cupboards are ruined and every time I make a complaint I get ignored. This is now almost end of January and till today I did not have a follow up from the Company to see if everything is done. My paint are coming off all over the house and my kitchen is disgraceful! I have 3 cupboards and one drawer. This is 3 floor townhouse! Imagine a family of 4 living in this house with 3 cupboards and one drawer in the kitchen! And I paid extra for the kitchen! Listen if you want to save yourself some agony, avoid Linden Homes at all cost! They promise you the world till they have their money and then you are absolute! The house next to me are still open and if I get a whiff of a potential buyer I will tell them to avoid at all costs! I will make it unbelievably difficult for Linden to sell the remaining properties until I am classified as a proper buyer!

AVOID!!

I wish so much that I read these reviews before I purchased a property with Linden Homes. I’m not even exaggerating when I say it has partly ruined my life. It has been nothing but issues since the day I moved in. Endless snags that weren’t completed and zero communication from the customer service team. Everything from radiators not working, leaks, my bathroom being ripped out, insane noise issues from the floors above, things been installed incorrectly which cause breaks in the future. They took my money and waited for me to do my survey and then it’s like you don’t even exist anymore. They have also been paying other people in my building £100 to fill in their survey but refuse to offer me compensation for issues I have had! They are money grabbers! They need to be held accountable for ripping their customers off. Please please please avoid this company and save yourself the stress! I wish I did.

Very disappointed with poor standards of building and service

I purchased a 4-bedroom show home in Shinfield Meadows. Despite assurances from the sales team to address the snag list before my move-in, they not only failed to fix the issues but also removed my bath screen to fix in another house they need to urgently sell then replaced with an inconvenient one when I complained. They provided a 4-burner hob instead of the advertised 5-burner, and after cutting and replacing the granite, I discovered a cracked tile. Despite my complaints about the sinking bath, their area manager insisted it was fine, only for it to fall later, causing water damage. A plumber who came was shocked and said bath were never fixed and then he fixed the bath but never returned for grouting. They neglected water damage repairs and ignored other issues like moving tiles, a shaky front door frame, and poorly installed kitchen cupboards. Attempts to address these problems have been met with unfulfilled promises, taking annual leave to be disappointed with no show, leading to a frustrating five-year ordeal without resolution.

Selling the negatives

I went to view the Heath Farm properties in Partington. Firstly about 6/7 of the houses all had scaffolding on the fake chimneys on the roofs, when querying this as it doesn’t look good the sales rep said ‘I don’t know I’m here on my own, probably the wind’ - so houses are falling down and you have nothing to say about it. Secondly I wasn’t told any positives at all just that the house will be more expensive than the last phase and you don’t get flooring, white goods or turf, just mud in your back garden and apparently this is normal 🤣 I been to hundreds of new build sites and not one of them didn’t include grass - very bizzare. Show home was freezing and had poor work finishing. The whole thing was strange; no price list at all and no idea what it could be but ready to reserve Feb and asked if I had a deposit? A deposit based off what figure? Also advised people were on a ‘waiting list’ but they did not have to do anything to be on this. All negative and no positive, seems like you can’t give your money away these day. Poor poor experience. Perhaps get sales reps that actually want to sell property.

terrible sales and awful after sale experience

They give no update to you about the sales process and then at the last minute they give you a final completion date and ask you to release the money. They do not think about all the prep work you have to do with bank and moving company etc.The sales people lie to your face, one day they say they would cover the flooring, after you give the offer and start the process they say "no all of these are extra you have to pay separately".After sale services, especially the call center is terrible. They even do not have a system of logging the cases and following them up. You will not be given a case number, just an emailbox where you keep sending mails. Expect an average of 6 to 9 months for any issues to be resolved. I would give them zero stars if that was an option.

Great house, snags handled well

Moved in to my new house in September, the house has been finished to a super high standard, they left a nice box of freebies, and like any house I had a few snags, but they've been handled super quickly and promptly. I can't fault this house or this company they've been great. I suppose the lack of turf is a downside but I already knew it wouldn't have any when I bought it. Definitely recommend!

Save yourself the hassle

We moved into our home at the end of May, site staff were initially helpful in rectifying our snags, or at least we thought. Snags would get half fixed with a worker telling us that someone would be along later to fix once half the job was done. Some snags we would raise and the foremen/site management would tell us it was normal and nothing to worry about. This issue is mainly to do with mould in the kitchen/living room. It first appeared on the skirting board which a foreman said was nothing to worry about as he wiped it away. Due to our concern, they sent someone round to replace it and gave us a leaflet titled “how to live with moisture in your new home”…great. The mould however did return just in numerous places along at least 7 skirting boards and in our kitchen cupboards! The mould inside the cupboards has led to food being binned. The site management said they would look into it and help us which we fought for and eventually were told we would get a kitchen replacement as the mould was out of hand in the cupboards. This was about 2 months ago now and after at least 3 requests for an update, I finally had a visit today where I was told they would come round on Wednesday to take a moisture reading before ordering our replacement kitchen. 2 months ago we were told we would get a replacement and we were waiting on delivery yet today I’m told they will order it this week!We’ve had 2 industrial sized dehumidifiers in our kitchen for 3 weeks now which are a nuisance and are running up our electricity bill. Were told that Linden will pay the electricity for them but nothing has come of this. Other houses on the development have had similar issues and were in fact told that staff took their eye off the ball when their house was being built. Wow. Ultimately, we feel disrespected, frustrated and that we deserve our expensive house to be fit for purpose and not a health hazard. Speaks volumes that most of Linden's reviews are 1*.

Bracebridge Manor - avoid

Buying a new build home, I do not expect the amount of mould we have encountered. The skirting boards are persistent with mould, we have cleaned them as instructed and it reappears. The kitchen cupboards are mouldy and damp. Their response ‘oh I’ve not seen this before’. Whilst they are replacing the cupboards, I have chased them for an update 3 times and have not received anything back. The lack of communication about this is shocking, especially since this is a health risk. Mould aside, we found plenty snags within the first couple of days, all were reported. We are still waiting for them to come and sort these out and it’s been 4 months.The site management appear to be at a disagreement about what needs doing, which is meaning we are not getting sorted. I also dont appreciate being belittled by the site management and sniggered at when I point out what’s wrong with the house. After we moved in, we saw a house on the estate with a sign in the window saying “can’t wait to sell up and leave” - we wish we saw this earlier so we wouldn’t buy from Linden.

Be careful about buying a new Linden home

I bought my new Linden home with my ex partner 10.5 years ago situated in a village near York.Over the years and just recently we have become aware of problems with the boundaries not being clearly defined which has the potential to cause serious problems with neighbours. For example at the front of our house we have a small front lawn measuring approximately 6.5 yards. by 4 with some small variation.The lawn is one entity and ends next to the neighbours driveway, there is no fence or a continuous line of shrubs to define a boundary. Just recently partly because the lawn had been dying for some time and efforts to make it grow had been unsuccessful we took the lawn up and replaced it with some new soil and planted small showy conifers and then laid 50 bags of good quality pebbles and it now looks fantastic. However it has been brought to our attention that we may have encroached onto our neighbours property in that even though in excess of 90% of the lawn is in from of our house a small section measuring approximately 1 yard by 4 yards belongs to the neighbours, this is misleading to say the least and a solicitor has said that in his opinion it is downright stupid of the builders to do this. The neighbours next door did not realise this either because they did nothing with that part of what appears to be our lawn and we spent money cutting it and maintaining it with water and feed etc for 10.5 years. In our opinion the 'boundary' should have been marked with a fence, or some other material which would have made it obvious to both sets of neighbours who that small area of lawn actually belonged to and who was actually responsible for maintaining it. Our neighbours did not maintain it for 10.5 years and they have only just become aware of it because of a pathetic and jealous neighbour !It also means that in order to gain access to the east side of our detached house we have to go onto their property which is a ludicrous situation we find ourselves in. In our opinion (our meaning my wife) Linden homes have acted foolishly and not applied any common. sense in doing what they have done. If we need to access the east side of our house wall in order to maintain or repair anything we have to be aware that we could be trespassing on someone else's property!!! What a ridiculous situation all because the builders have not applied basic common sense We are also unhappy with Linden in that numerous things in the house have been done using very cheap materials which in a relatively short time break down, i.e light switches which have all had to be replaced at some considerable cost, toilet flushing systems which leak water after flushing and keep leaking thereafter ( potentially very expensive where water meters are in use) not to mention the cost of replacing them £150 each at minimum , upvc window handles which break down within a few years, there are other problems too which I wont go into here.In short I would advise anybody thinking about purchasing a Linden home to think very carefully before doing so and if I had my time again before buying this house I would have asked for a £10 to15000 discount to make up for all the costs and inconvenience that owning this house has cost me.

Brindley Edge

We reserved our plot on the Brindley Edge site of Linden Homes in August, sales assistants were great and very accommodating when picking our options and upgrades. We moved into our home in April 2023 with slight snagging issues. Denis from customer care has been outstanding and is always there to help and fix any issues. Small issues he will get them sorted straight away and even do them for you there and then. The larger jobs he is straight on it and arranges for them to be sorted when he is with you. Cannot recommend Linden Homes enough especially the staff at Brindley Edge!

Thanks but no!

Let’s start on the positives - the salesperson at the site was very accommodating and good to deal with. The rest was awful. We were going to px our house. We expected a lowball offer, but not 20% less than our valuation from local estate agents. Still we figured it would be less effort than trying to sell, yet we came home to our historic house having had signs screwed to our wall without permission. Twice. The “incentives” were pulled because it had already had grass laid and bits asses which we didn’t want (which is never worth £10k!).In the end after much effort and complaints we pulled out and got our deposit back and pulled the plug. I’d avoid.
