I’d have given 5 stars had C&W found a property for me. In the end, I found one through a rival estate agent. But C&W - Libby, Yasmin, and Tracey - couldn’t have been more helpful in my property search, sending details by email and text on a regular basis, following up with phone calls. By far the most engaged estate agent in Southsea.

Mo the manager at North End branch came to view the property we were selling.we couldn’t have asked for anyone better, he was very informative and positive in his approach.His customer service was first class and he gave us the impression he was going all out to get the property sold.We also had quite a few dealings with Julie who kept us informed along the way, if we phoned with a query she e -mailed the solicitor and once she received an answer she would ring and let us know.Everything was sorted very quickly.we would like to thank all the team who work there too.Thankyou you for making what could be a very stressful time plain sailing.I would definitely recommend you to anyone.

Very Disappointed all round

Don't often write reviews however as my decision to use this estate agents was based on so many good reviews, I felt I needed to share my experience.After having 5 valuations of my apartment, I decided to use the Southsea branch as I was very impressed with their manager Samara. She was very prepared and seemed very knowledgeable and didn't just tell me what I wanted to hear. They were the most expensive but she justified that with all the extra things she offered to sell my property such as building initial excitement with a pre-launch, with their list of 200+ looking for a similar property working with homeserve for over 60s.Once the contract was signed, communication just disappeared and there was no pre-launch. Just the day before my property went live, only a handful of people had been contacted so there was no such pre-launch. the launch for a weekend went wrong and my property only went on one of the main sites and not the others like it should. They didn't even notice. I had to advise them on the Monday that my property was missing. One of the biggest failures was on the advert was no floor plan and I wasn't generally happy with the advert at all. It was very basic and not making the most of the property at all. Despite multiple calls I couldn't get hold of the manager and she never bothered to call me back and she was the only one that could make any changes apparently. I was then told that a floor plan hadn't been done as my own photos were used but this was never explained. Weeks went by and after going into the shop directly I finally managed to get agreement to some changes made and I was told a floor plan was being done, however all the changes still didn't get put through. I basically re-wrote the ad myself and the floor plan was only put on as a picture so it still didn't show there was a floor plan and there was a sizing error on it that again I pointed out. I didn't get any interest at all or a single viewing on my property, a very smart and tidy property, and there was no communication or feedback around what was happening and what they were doing to sell and even though I tried to express my disappointment they just didn't seem to care and then just blamed it on the price. I don't dispute the market is challenging but I strongly feel the advert let it down and the lack of a floor plan was a big failure, I've also noticed that links that I see on Facebook don't work so when you click on a property that they are advertising it just takes you to a blank white page.Selling a property is stressful enough but it should be a collaborative approach with your agent and I found the total lack of communication and feeling that they were not interested a real let down.

Don't use this real agent as their…

Don't use this real agent as their services are very bad. They just sold the property without looking and checking of developer's professionals and ethics to customer and left the buyer to struggle faces the issues after buying the property. I bought the brand new house through Cubitt & west and their developer was not even answering the phones calls, or reply or fix the problem even they agreed. They left the house without any purchase or supplier contact details to contact if you want to do something by yourself. Spoken to real state agent head office and the feedback I have received is this is not their problem if developer is not answering so you have to go to legal but they are not taking any responsibility as a selling agent to select the professional developer or take any action. Buyer is buying the property with their hard-earned money and paying the EMI but this real agent and their unprofessional developer are just a real problem so never recommend to use again.

From the day my offer on the property was accepted, I received what can only be described as excellent customer service. The contract exchange process became quite strenuous due to a dispute between the seller's and buyer's solicitors, which significantly prolonged and complicated matters. I couldn't recommend Cubitt and West…

I couldn't recommend Cubitt and West waterlooville any higher. From day one they were all amazing and super helpful. Maddison originally came round to do a valuation and got the ball rolling. She was extremely personal and kind, we sat and had a real conversation rather than being made to feel like just another client. I was given a reasonable timeframe and expectations too rather than being promised anything unrealistic. Nicola and Maddison got to work so fast and the viewings came rolling in. It was a difficult year with interest rates all changing and throwing everything out but i still trusted they'd be able to get the sale completed. Nothing was too much to ask for, they were available for every viewing and got plenty of clients through the door too. After a while they found the perfect buyer and i'd accepted the offer. 10/10 for them both.During the sale process Julie took over and acted as the middleman with myself, the buyer and both solicitors. Again she was very personal and responsive with calls and emails. Any questions i had were dealt with extremely quickly and effectively. It was so reassuring to have someone so proactive during the sale process, i didn't really need to chase anything up because Julie was always on top of it. My entire sale and process was extremely easy and stress free. Second dealing with Cubitt and West and as before i wasn't disappointed. Thanks to you all and possibly others in the background i hadn't dealt with personally. One happy client!

Promised the world before going on the…

Promised the world before going on the market. That’s where the sloppy work started, given the brochure to sign off. Had to be return 3 times for amendments due to duplicate wording, missing pictures etc., basic work for anyone, but no care or attention to detail.Once the house was on the market and live on the website. Some pictures where over saturated making the house look a dirty, missing pictures and more pictures of the garden than the house.Asked them to amend this, met with a sharp and blunt response over the phone…speak to the manager.They amended this, placed the original pictures online, next to the over saturated pictures. Simple, uncomplicated work for anyone, but seems no one can be bothered to check details and pictures. All in all, a very bad experience of Cubitt and West, talks the talk but does not walk the walk.Would I recommend Cubit and West? No not at all, wasted 8 weeks of my time and money.

Immediately Dangerous gas findings weeks after their approved contractor’s inspection and no apparent urgency inside 2 weeks to rectify. We would not entrust Cubitt & West with our home again. Gas Safe Register inspected the installation less than five weeks after Cubitt & West’s “approved” contractor attended. Its warning notice recorded a gas escape classified as “Immediately Dangerous” and two appliance entries as “At Risk”. The gas supply was disconnected. Our tenants were left without gas. Even after receiving the findings, Cubitt & West required repeated chasing. The lack of urgency and a clear action plan was unacceptable. The tenancy had already begun badly. Essential arrangements were unfinished, delaying the tenants’ move-in. We were told staff were attending a team meeting while those matters remained unresolved. Their marketing stated: “Do you add Commission onto Repairs & Maintenance? NO”. They subsequently defended receiving contractor referral fees, arguing that these are different from commission added to quotations. In our view, that is misleading. They have refused to answer our request to disclose exactly what they received from this contractor. Their defence of a cleaning quotation included generic internet estimates. We obtained actual alternatives and arranged the work ourselves. When we terminated their appointment, they initially refused to begin handover until disputed fees were paid. They later reversed that position. We consider their handling contrary to The Property Ombudsman’s handover standards. Their complaint response even criticised the length of our correspondence. Proper answers and timely action would have shortened it considerably. I urge other landlords with concerns about inspections arranged through Cubitt & West to contact Gas Safe Register and ask whether a regulatory inspection is appropriate. The gas-safety matter remains with Gas Safe Register, and our service complaints are before The Property Ombudsman. We will update this review when findings are issued

First time buyer/Leashold property

Though I didn’t use John O’Neill at the Cubitt & West branch, Woodingdean to buy or sell a property, he recommended their in-house solicitors and mortgage services. As a first time buyer, his recommendation and guidance was invaluable. Mortgage Matters Direct were totally amazing in securing me a mortgage, a fast and efficient service with great communication throughout. I would highly recommend them. JS Law, the conveyancers recommend by Cubitt and West were also great, Lauryn Parker-Beaton was very patient in taking me through the complexities of buying a leasehold apartment. Though it took a while, she did a good job in getting the property to completion. John’s knowledge and experience of the buying process was also invaluable, as a first-time buyer this was daunting and stressful, he simplified the whole process for me and held my hand the whole way through. I would highly recommend him and his team of experts, thank you John, I couldn’t have done this without you!

If I could score one star I would

If I could score one star I would. I would not recommend this agency. My experience with them was extremely disappointing. They attempted to charge me for defects and damage that were already present before I moved into the property, despite there being photographic evidence showing the condition beforehand. I found the way the matter was handled very frustrating and the overall level of service was poor. Based on my experience, I would not use this agency again.

Just wanted to give a final review of our purchase made through Cubitt & West. Zoey & Jaz dealt with the negotiations of our purchase and did everything they could to get us a great deal. We were more than satisfied with their service & would highly recommend them as agents and representatives. Julie Bramble was very hands on with the negotiations and progress of our sale. She was always on hand to speak to and is very knowledgeable in this field. Julie is a credit to the team and I think she does a brilliant job in making everyone feel at ease through the stages.
