GoogleDirty common areas, leaky roof, faulty intercoms, arrogant property managers. Sure, live there, pay the exorbitant rent, swallow the 10-15% annual rent increases, but don't buy the nonsense that they're a responsible or good landlord.

Yes, this review was written anonymous, by someone who was tenant before. But I was not always unpleasant and difficult with their team. In fact, I only spoke with the maintenance people, who I had very good relationship, and three property managers. The first two managers could not be worse, and the third one I got along pretty okay, probably because she was new and not yet cynical about tenants.
I lived in Juxon House for four years, I had many friends there, and I can say with very big certainty that all the flats I visited, they always had problems with damp, all the time, for those three years. The solution from Lucy Properties was always scrape the mould and loose paint from walls, paint again, and tell tenants to run dehumidifiers. My flat was repainted two or three times during my three-year tenancy because water was leaking from the roof. Many of my friends in other flats had the same experience.
I had myself breathing difficulties because of the black mould in my apartment, which came from the leaks. I told this to the property manager at that time, and of course she gave me a dehumidifier to borrow. When I asked if Lucy’s would pay for the electricity to run it, she said yes, reluctantly, and agreed to pay per day. But three years later, when I left, she refused to pay me what she owed, and she treated me with very bad attitude.
The rent increases I wrote are correct, actually they are on the low side. For example, in 2023 my rent went up from £1395 to £1550, which is 17.5% increase. When I complained, they told me that this 17.5% more rent they could get if they rented the flat on the open market.
All the time I lived there, the communal areas were always dusty and dirty, with stains from spills staying there for many months. The intercom on the front gate never worked the whole four years at Juxon House, even though I complained many times, and I kept missing my deliveries.

We have never had a tenant named Jimmy Johnson and based on the tone and content of the review, we can only assume it was written by a former tenant who was consistently unpleasant and difficult with our team.
To address the claims directly:
A leak did occur in one of our buildings, which has since been addressed.
The rent increases quoted in the review are inaccurate and do not reflect our actual approach, which is carefully benchmarked and communicated transparently.
Our communal areas are regularly cleaned and maintained, and any issues reported are dealt with swiftly.
Our property managers are committed to providing excellent service, as reflected in our Net Promoter Score of 89% and the volume of referrals we receive from current tenants.
We remain confident that prospective tenants and the wider public will see this review for what it is and will judge us based on the overwhelmingly positive experiences of our past and current residents.

GoogleI lived at Juxon House for about 3 years and during that time there was an almost constant issue with water leaks coming in through the roof and causing black mould and damp in many of the flats including mine. These ongoing leaks were caused by the construction of penthouses on the roof of the original building.
Lucy Properties' policy seems to be to try and patch up the leaks, re-paint over the peeling paintwork between tenancies, and leave tenants with electric dehumidifiers long term to reduce the damp and mould. I assume this is cheaper than a permanent fix.
When I asked Lucy Properties if they would be willing to pay to run their dehumidifiers they reluctantly agreed. However, they reneged upon this agreement at the end of my tenancy, and acted as though I was highly unreasonable to ask them to pay to run their dehumidifiers for them for over a year. Ultimately, I was forced to sue Lucy Properties to recover my funds.
My experience was not an isolated case. I know several other tenants of Juxon House who had to run dehumidifiers more or less permanently during their tenancies with Lucy Properties because of leaks from the roof causing damp and mould.
In my opinion Juxon House is not fit for human inhabitation, and Lucy Properties should be ashamed of itself for the way it treats its tenants at Juxon House.
