First of all, I would like to express my balanced view. Rachel, as my property management contact, has effectively helped me resolve many issues. Our dispute exists solely regarding this particular matter, and my rating reflects only this specific issue.This incident occurred within six months after I renewed my lease. Before this, everything with the property had been fine. However, after returning from my summer vacation, I discovered that the carpet in my home was infested with moths, a problem that had never occurred during my tenancy. Before leaving, I ensured all windows and doors were securely closed, and no one, apart from the inspection personnel from your agency, had entered the property. It is clear that the issue stemmed from the carpet itself or someone else, not from me. Even the report your agency issued (which I still haven’t been allowed to see) did not mention any prior issues with the carpet.Upon discovering the problem, I immediately cleaned the entire property, sealed the carpet, and attempted to contact your agency for assistance, whether to remove the carpet or address the issue in some other way. Initially, Rachel assisted me by contacting the landlord and arranging pest control. I repeatedly emphasized that I should not be charged for this issue and that the landlord should bear the costs, as the problem was clearly not my fault. Rachel assured me that I wouldn’t need to pay. However, after the first pest control appointment, Rachel began demanding a fee of £330 from me, claiming that I was responsible for the issue. This is pure deception and extortion.Since then, I have provided various pieces of evidence and attempted to communicate, but your agency either avoids addressing my questions directly or does not respond at all. Later, Rachel's supervisor, Angelah, contacted me, but instead of resolving the issue, she questioned the evidence I provided and diverted the discussion to irrelevant matters, such as whether I had informed them of my extended absence. Even after I provided the requested information, she attempted to find faults to refute my claims. This is highly unusual and feels like outright fraud.Meanwhile, I have not received any updates from the pest control company regarding a second treatment appointment. The only information I received was through your agency, which claimed they would contact me, but no one ever did. To make matters worse, Rachel insisted that I reopen the infested carpet in the apartment, which is entirely unreasonable. Doing so would only allow the moths to spread throughout my home and belongings. Any cleaning or treatment of the carpet should be conducted outside the apartment, not within such a small living space.One day, Rachel suddenly closed the case without explanation, which left me very confused. However, I am now prepared to protect my rights through the deposit platform after my tenancy ends. I am sharing my experience here in hopes that other tenants or landlords can carefully evaluate this agency. As I mentioned in my previous review, your leasing team is excellent, but it seems the property management team does not meet the same standard. I also hope to receive fair and impartial assistance from your company in resolving this matter.
