I am now filing a formal complaint with Lancashire Council and the police, including evidence of noise nuisance, safety risks, and misrepresentation. Avoid this property and agency if you value safety, transparency, or peace of mind. Police was called due to noise, unsafe, misrepresented student accommodation. After reading further reviews and googling the company, I discovered this is actually student accommodation , yet it’s falsely listed on Booking.com and other platforms as general short-stay housing for the public. This is misleading and breaches advertising standards. I stayed at a studio managed by Ormskirk Lettings and had to call the police at 3:30 a.m. due to relentless noise from neighbouring units. It continued until 6 a.m. The property was advertised as secure and soundproofed, this was completely false.
The noise from corridors and adjacent rooms was constant, neighbours could walk freely across all units along the balcony, making it impossible to ventilate or feel safe, doors couldn’t be opened due to privacy concerns, and there was no air conditioning. Another reviewer mentioned local youths hanging around the alleyway entrance. I saw this myself and it added to the feeling of vulnerability. I found a review describing a serious fire safety issue: an ill-fitted fire door with visible gaps that would fail in an emergency. The reviewer questioned how the building passed inspection, and I share that concern.

GoogleI wanted to write a completely honest review because this company gets a lot of hate, and the reality is, they aren’t that bad.
I stayed in a studio in the centre of town with them for 3 years. Over the time I was there I encountered some issues. The first being that the building didn’t have a working electronic door for 2 years, meaning anyone off the street could wonder in. The company seemed not bothered about this saying that they would get someone to fix it, that someone was fixing it, that someone couldn’t fix it and so on.
On my first year of my tenancy they removed the buildings washing machine claiming that it used too much electricity and the bills were too much. It lead me to having to pay for a laundrette for 2 years of my student living on top of the rent, something that I did find difficult.
Now on to the good. As a student who was absolutely desperate to live alone, the studio was perfect for me. I loved my little flat, it was a safe haven for me. As I refused to leave for 3 years, they discounted my rent, and kept it low. I was paying £145 a week for two years and even though the cost of living crisis must have added a fortune to their bills, they only charged me an extra £5 a week in my final year, meaning I was paying £150 when they were charging new tenants £170 for my flat. Although this may seem like a stupid point, they were kind enough to let me live there for cheaper than they should have done and I was so grateful. The company also let me stay over summer so I didn’t have to go home which was wonderful.
The best thing about this company, however, is one of their employees, Emma. Emma was the only person in this company who dealt with my issues. She handled everything for me, was very kind and understanding and seemed to be the only person in the company who cared. I had massive boiler issues while in my final year, I wouldn’t get hot water or heating and Emma would be the first to sort everything the same day. If you are ever ever needing anything at this company, ask for Emma.
Overall, I had some issues, but doesn’t everyone? It’s a student property. The company try their best to resolve everything for you. A lot of students feel the need to moan about the bad things, but the reality is, there’s a lot of good things about this company. I would honestly sign for them, and when you do, ask for Emma, because she is wonderful.

GooglePlease do yourself a favour and rent from other agency. Ormskirk Lettings only interested with getting your money. You are on your own after signing the contract. No support with any issues with the property, not informed whole year about the utility usage and end of the contract presented a bill for excess usage. Although left the property in good condition DID NOT RECEIVE THE £ 350 DEPOSIT PAID. Very poor service overall. Plenty other choices to rent from.... STAY AWAY FROM THIS COMPANY....

GoogleI've been renting with them for just over half a year now and they've been brilliant. Any issues that arise are quickly sorted out. Elysia especially has been incredible. When doing a mid term inspection on the Friday, I mentioned an issue in the flat and on Monday it has been investigated and escalated to the landlords with solutions for me to try. Highly recommend them for all your renting needs!

DO NOT RENT WITH OSL
So to update my previous review… The wifi was never fixed, so we have not had any stable wifi connection for 12 months (even meaning i had to drive into uni to submit my final dissertation in the night!!!). As well no wifi we also had no heating- when someone came round to fix it they even found there was not even a smart tab located in the entire front of the house. When someone else came round in response to this there was no avail and this never got fixed. However they did point out that two different shades of paint had been used on the walls which was at the fault of the decorators. SHOCK HORROR we have now been charged £200 out of our £700 deposit for wall repainting? A further £80 has been taken out for professional cleaning even though the flat was left spotless and when we initially moved in the place was dirty. Would love to meet the mastermind landlord who robs all us students because we are in vulnerable positions.

So far I have lived in an OSL student house for just over 2 months, and I have not had wifi since living in this building even though it is included in the package and I am paying £160 per week for all bills included (which they are not providing on their half of the contract)! I have contacted their office every week since notifying the agency of the problem and regardless of this no progress has yet to be made in any capacity. I am in my third and final year attempting to do my dissertation which I can’t complete any work on at this residence due to the lack of internet, and as a working student with a full week timetable and a part time job it is difficult to get this work done elsewhere. Definitely will not be staying in this house for my postgrad and will definitely warn future tenants of all the issues they will face with this landlord, as this is just one of many more we’ve had to face in such a short time- dreading what the rest of this tenancy will bring!!!

GoogleDO NOT LIVE HERE. I’m serious, I had the worst experience of my life. I lived in a studio at the top, absolutely boiling all the time, they had air conditioning in all the other rooms except for mine. When I tell you the walls are EXTREMELY thin, you can hear conversations. It feels like you have no privacy. The floor is the worst because it is so creaky and you can hear your neighbours walking around and it honestly sounds like they are in the room. So when I am sleeping and my neighbour comes back late at night, I used to wake up in fright thinking that someone had broken in. I have had to complain so many times and they did not do anything. They simply do not care, they just want your money. Speaking of money, my rent was super expensive, £700 a month. When I first moved in, the door to the building didn’t even have a lock! I emailed and called so much for it to be fixed, they didn’t care and only six months later did they fix it. I was so anxious living there, I felt so unsafe and I was so happy when I moved out and it really put me off living in apartments in the future. Even if you are desperate looking for a place to live for the next year, it’s not worth it to sign a contract here.

GoogleMoved in in September and they still haven’t provided me with a house key, I’m locked out as I type this. One of my other housemates is also without a key. The one time they tried to sort this, they fitted the wrong barrel and left all four of us without a key, and now we’re back to only two keys again. I’m not even confident I’ll have one by the time my tenancy is up. This is just one of many issues, but I would seriously avoid going with osl, especially with there being other lettings agents nearby who take their tenant’s problems seriously.

they did not tell us so many things before we (nearly) signed the contract.
to begin with, they failed to tell us we would only be able to view the property once because apparently that’s ‘not fair’ on others if we view it more than once even though the company we have now gone with allowed us to look multiple times even before we signed. They also told us that it was our own fault that we hadn’t looked around the property properly!
Really rude considering we are only students and have no clue what we’re doing to be honest. We eventually got them to allow us to look again at the property but it was a disaster the second time, and we spotted so many issues we hadn’t seen the first time.
Secondly, they told us that the bills were included but failed to tell us they were shared with the flat downstairs so ultimately the amount they covered was nowhere near enough for a 3 bed and we would end up having to pay much more on top of the £140+ rent.
Make sure you read the contract before you sign and get someone who understands to read over it as well because it was through getting someone experienced to read over it where we spotted multiple things that made us even more sceptical and ultimately decide not to sign the contract.
Don’t feel pressured into signing contracts - do your research and make sure the company has good reviews before even thinking of signing with them.
