I’ve just purchased my property through Ryder & Dutton and had the pleasure of dealing with Geraldine Marsden, who handled the purchase throughout the process. Geraldine was exceptional from start to finish. She was always professional, polite, efficient and completely on point. Communication was excellent, with very quick responses and regular updates throughout the purchase, which made the whole process feel much easier and less stressful. Any questions I had were answered clearly, and Geraldine always got back to me promptly. I was kept fully informed at every stage and never felt like I was left wondering what was happening. I’m extremely happy with the service I received and with the purchase overall. I cannot thank Geraldine Marsden the most amazing move manager from Ryder & Dutton enough. Her incredible support throughout our buying process was always proactive, warm, and exceptionally professional, expecially when my solicitors where not that informative regarding the current stage of the house journey. Moving home can be stressful, but having Geraldine as our Move Manager made a world of difference. She kept us updated every step of the way, navigated potential hurdles with ease, and made sure everything moved forward smoothly. Ryder & Dutton handled the sale of a family home and their service was outstanding. We had a sale agreed within a week of the property going on the market and thereafter the brilliant Geraldine Marsden was hugely proactive, helpful and good humoured in steering the sale through to Exchange and Completion. From my first interactions with Tony and Jess during the marketing process, Luis for fantastic photography, through to Geraldine on the post-sale arrangements, the experience was great and I would highly recommend them.

My experience with Ryder & Dutton Oldham has been extremely disappointing. Based on my experience, I would not recommend this estate agent. I believe my purchase was rushed through without proper transparency. Internal notes that I later obtained indicate that concerns about possible Japanese knotweed on land behind the property were being discussed before I completed my purchase. Proof of the notes ect.pdf Despite this, I do not believe I received clear written advice explaining the potential impact of these concerns or recommending that I obtain specialist investigations before proceeding. I also instructed Wrigley Claydon, located only a short distance away, as my conveyancing solicitors, but I do not believe the seriousness of these concerns was properly communicated to protect my interests. There were several warning signs during the transaction, including discussions about Japanese knotweed, yet I completed the purchase without fully understanding the potential financial consequences. I believe these issues should have been handled far more carefully. When I later complained, I found the communication and customer service to be poor. I was left feeling ignored and unsupported while trying to obtain answers. This has had a significant financial and personal impact on me. I intend to continue pursuing my complaint through the appropriate complaint bodies, and I believe my experience deserves wider public attention. I hope consumer journalists will take an interest so that others can make informed decisions. Based on my experience, I would advise anyone buying a property through Ryder & Dutton to ask detailed questions, request written confirmation of any material issues, and ensure all potential risks are fully investigated before exchanging contracts.

I found Ryder and Dutton very good from start Dylan at Oldham then our move manager Geraldine . There were very difficult times during our purchase but Geraldine was always contactable and helped us through difficult times and pushed things as much as she could. My only complaint is that Ryder and Dutton should really consider how awful Birchall Blackburn Solicitors are ( preston) . They should not recommend them to clients as I can't be the only client who has had poor dealings with them .

We chose Ryder & Dutton for the sale of our old family home after initially trying with another agent. The experience with R&D was much more positive with excellent marketing. Despite challenges along the way, Lacey Williams and her team (Laura C and Dylan H) did an excellent job to keep our sale on track. Dealt with the Oldham branch for the sale of my 92 year old mums property. Geraldine was on it from start to finish , kept my mum in the loop constantly and kept me in the loop also because she knew my mum couldn't hear very well and it was a bit overwhelming for her due to her age . The sale of the house went through superfast and without any issues. Great communication from all the staff at the oldham branch as well as Geraldine. Not at any point did my mum or I have to ring and ask anything. Geraldine was super efficient. Would 100 percent use Ryder and Dutton again .

⭐ 1 Star My experience with Ryder & Dutton has been extremely distressing. After purchasing my property, I discovered that Japanese knotweed had previously been identified near the property. I have since incurred significant costs for surveys, valuations and a proposed treatment plan, and the issue has delayed my landscaping project and affected my enjoyment of my home. What I find most concerning is that Ryder & Dutton’s response to my complaint is that I was allegedly informed verbally before completion. I do not recall being properly informed of the extent of the issue and have seen no written evidence that this information was clearly disclosed to me before I committed to purchasing the property. There was already a Japanese knotweed report in existence, and the vendor was aware of the issue. In my view, this information should have been fully documented and provided so that I could make an informed decision before proceeding. I am now pursuing the matter through the appropriate complaints process. Buyers should ensure that any environmental issues, including Japanese knotweed, are fully disclosed and evidenced in writing before purchasing a property.
