For anyone thinking about renting with this agency I beg you, for your own peace of mind DON'T. I made the huge mistake of ignoring all the bad reviews and signing a 12-month contract. I’m only one month in and I already regret it. They couldn’t care less about any issues, they straight-up ignore your emails and calls, and there seem to be only two people working there, but the other one is like a ghost. I will definitely seek legal advice to end this tenancy before the 12 month because there is NO WAY I’m putting up with this crap for another 11 months. Don’t be fooled if they’re answering your emails and calls now, it’s only because they want you to sign. Once you do and move in, you’ll see exactly what I mean! And the good reviews, I bet they're fake.

Absolutely appalling experience with Aston Woolf, avoid at all costs. I rented a property through Aston Woolf for close to 2 years, and it was by far the worst living experience I’ve ever had. The toilet overflowed with other people’s sewage nearly every month, and despite repeated complaints and probably a very expensive drainage bill on their part, they never fixed it. Two years of living with human waste flooding into the bathroom. Completely unacceptable. In December 2024, a major roof leak began in the centre of the living space. It turned out to be a combination of the upstairs washing machine not being properly fitted and their toilet leaking, essentially, both water and waste were coming through the ceiling. It was still pouring like a waterfall when I finally left in June 2025. They ignored my requests for help until I threatened legal action. After that, they showed up, cut a large hole in the ceiling, one big enough that I could see straight through into the upstairs flat’s kitchen, then covered it with a bit of board and left it that way for the rest of my tenancy. No repair was ever completed outside the first one to fix the washing machine leak. Three days before I moved out, the kitchen flooded too. Of course, no one showed up to fix that either. They left me without a working fridge or freezer for two weeks, again with zero communication, even after multiple emails and calls. Speaking of communication, they do not answer the phone or reply to emails. Ever. You are completely on your own if something goes wrong, which it inevitably will unless you suggest legal action. The property developed severe black mould across the ceiling due to the ongoing leaks, which they also did absolutely nothing about. This posed serious health risks, and they just ignored it. Finally, despite my initial enquiry explicitly mentioning I had pets, and the landlord personally meeting them, Aston Woolf left pets out of the tenancy agreement, then implied I’d be evicted unless I signed a last-minute "pet cleaning fee" clause. I'm posting this as a warning to prospective tenants, this exact property has just been relisted for rent at £50 more per month than I was paying. Given the condition I left it in, and the fact that none of the serious issues were ever properly addressed during my tenancy, I find it highly unlikely that any meaningful repairs have been carried out since. Please be cautious. I will leave 2 years worth of photos of poo covering the bathroom

I had a very bad experience with this company if you are a small landlord don't bother with them because they are not interested in my experience with them he didn't even collect the outstanding rent from the deposit i tried to contact him but didn't bother to reply so please don't bother with this company he is interested in the small landlords he is a very rich man so this business is a hobby not a profession

2013 to 2018 this letting agency wasn't great , paid contractors 50% on time but from a student or tenants point of view very dismissive, repairs not carried out , excuses ref repairs, even locked there front door as too many angry customers. The manager is nightmare, , no accountability or responsibility, very devious. Can't believe it's got worse,
