GoogleI rented with Winkworth for four years, and it was genuinely a pleasure using their service. Natasha and her team helped me secure the flat in the first place to dealing with any issues relating to the property or the building itself, everything was always handled promptly and professionally.
Whenever I contacted them, I usually received a response within the same day, and any issues were dealt with efficiently. At the end of my tenancy, my full deposit was also refunded without any problems.
Having rented through several different agencies over the years, I can confidently say Winkworth were by far the best and easiest to deal with. I’m really glad I had the opportunity to experience such a positive and professional service. I would definitely recommend them!

Thank you so much for this wonderful review, Shanika! We're delighted Natasha and the team could make your four years with us such a smooth and positive experience, from prompt issue resolution to a straightforward return of your deposit. It means a lot to hear you'd recommend us after renting with other agencies too. We wish you all the best in your new home, and do stay in touch!

TrustpilotPoor experience
This review has taken me a while to write because the experience we had with both Winkworths and the landlords was incredibly disappointing. As tenants, we genuinely felt we were treated very poorly.
We initially found a lovely property advertised through Winkworths and enquired about whether pets were allowed. Linda called almost immediately and arranged a viewing, which was great.
After viewing, we felt the asking rent was too high given what was included. There was no outside storage and, unusually for a rental property, no cooker installed. When Linda called for feedback a few days later, we explained our concerns and said we didn't feel it was right for us at that price.
The following day, Linda called to say the landlords really liked us and our dog and wanted to meet again to discuss our concerns and see if they could meet us somewhere in the middle.
We met the landlady and discussed the rent and what was included. She was upfront that they had previously tried to sell the property and therefore were initially only looking to rent it for around a year. This was a concern as we had been completely honest that we were looking for somewhere long term and didn't want to invest money into a property only to potentially have to leave after a year.
After several emails, the landlady told us, “We really want you as tenants, we like you and can see you living in the area and going to the pub for a drink together.” We therefore felt reassured and agreed to rent the property.
We agreed that a shed would be installed and a range cooker provided. My partner works in the retail trade and could get the landlady a good deal on the cooker. We also agreed to initially rent for two years and then discuss the future. Everyone seemed happy with this the landlady finished our discussion by saying "I bet your landlord is gutted your leaving"
We met again to discuss moving dates and measure up for made-to-measure blinds, which we were prepared to purchase ourselves. At this point, we genuinely believed everything was agreed.
Fortunately, we had not yet given notice to our existing landlord. Around a week later, Linda called to say the owner had received a viewing from a potential buyer, agreed a sale and the property was no longer available to us. Had this happened a few days later, we would already have given notice and potentially been left without a home.
What made matters worse was that the landlady then stopped responding to our emails, texts and calls. We simply wanted to understand what had happened and whether she wanted the made-to-measure blinds we had ordered specifically for the property.
Winkworths also seemed to step away from the situation and left us to communicate directly with the landlady.
We were particularly concerned to discover that the same property had been advertised for sale with Winkworths since June, while it was simultaneously being offered to us as a rental. This was never disclosed to us during the process, despite us being encouraged to commit financially to the move.
After several unanswered messages and having sought legal advice, we eventually received a voicemail from the landlady's partner saying: “Stop messaging my partner, she has done nothing wrong and she is stressed. If you don't stop I will find you, so this ends now.”
We found this extremely threatening, particularly as we had simply been trying to get a response regarding the blinds.
Thankfully, we were able to cancel the wardrobes without losing money. The landlady eventually agreed to take the blinds and reimbursed us for them, which we appreciated.
I appreciate that circumstances can change and that a landlord is entitled to sell their property. What I find difficult to accept is the way this was handled, particularly after we had been actively encouraged to commit to the property and spend money preparing for the move.
Based on our experience, I would not recommend Winkworths. What started as a very positive experience ended with poor communication, considerable stress and a complete loss of confidence in the process.

Good morning,
Thank you for taking the time to leave a review. We were surprised to see this, as our understanding was that we'd parted on good terms following this matter as a landlord deciding not to proceed is out of our control and we remained in contact throughtout and after the rental fell through.
As background, the property was originally marketed for sale. When a sale did not proceed, it was let instead, and tenants (yourselves) were found. Some months later, a previous viewer of the property returned with an offer to purchase, which we were legally obliged to put forward, and which the sellers accepted. This meant the letting could not go ahead as planned, which we appreciate was a frustrating outcome.
We remained in contact throughout and understand any funds involved were returned in full. We're sorry this experience fell short of your expectations, but we do believe we acted fairly and transparently given the circumstances at the time.
If you'd like to discuss this further, please do get in touch directly.

TrustpilotProfessional, responsive, and easy to deal with from start to finish
I recently worked with John and Guy at Winkworth and had a very positive experience throughout the process. Both were professional, responsive, and easy to deal with from start to finish. Their communication was excellent, and they provided clear guidance at every stage. I would happily recommend Winkworth, and particularly John and Guy, to anyone looking for a knowledgeable and reliable estate agent.

TrustpilotExcellent communication and progression service instrumental in ensuring we secured our forever home
From viewing our first house, to finding our forever home, John knew exactly what we were looking for. He did a great job communicating with us and the vendors and we always knew where we stood throughout the process. The team at Winkworth work as one, as demonstrated by Guy who was the one who communicated our offer to the vendors in John’s absence. During the conveyancing process, the team excelled at liaising with all parties in the chain and Guy was instrumental in ensuring successful completion before Christmas. We would not hesitate to use Winkworth in the future, their service stood out compared to other estate agents we have dealt with.

Aaron and his team at Winkworths Kensal Rise came highly recommended so I initially approached him just to compare the rental market just for peace of mind as I was on the cusp of renewing my existing arrangement. GoogleI would never rent, as a university student, with these people again. Especially the landlord ‘Nikki Kooner’, they are nothing but money grabbing, scamming individuals. They genuinely made my life hell in my last year of university, from making us live with crackheads and not informing us of it until we raised multiple complaints to Nikki and the police, as in crackheads we’re breaking into our building, sleeping in our halls, needles/other drugs being left outside by our bin area. Forced us out of that accommodation, then tried to lie and make it seem as though they never forced us out. Leaving us with no wifi for 7 months, in our final year as university students in the new property. This resulted in us having to use insane amounts of mobile data to simply do our university work, watch TV ect. Not informing us of who are new landlord was, although whenever it was money related we would recieve emails from our old landlord, Nikki kooner, despite them telling us it was no longer her. Then charging us for normal wear and tear of the property that we lived in, as in minor scuff marks on walls/tiny marks on carpets. Trying to charge us to defrost a freezer? which doesn’t make sense as to how that is an issue from our end. Everything is just a money grabbing scheme for them when it comes to students and it’s utterly sickening, 0/10 would NOT recommend

TrustpilotJohn and Guy were really so helpful
John and Guy were really so helpful to me as a first time buyer, organising multiple viewings for me at the flat, helping me to measure walls, answering all my many emails, chasing for updates from solicitors, and being so helpful when the solicitors went radio silent on the days leading up to exchange. Really reduced stress levels knowing that I could give them a call/email to chase things from their side.

TrustpilotNot great at check out
Crap for some tenants. We’ve had nothing but drama after attempting to break the lease.
First problem was a round and round conversation to explain we were all leaving. They accepted with two months, which is the new standard, fine! Everyone was happy. Sort of..
We were told by the caller: ‘well you can’t apply/offer on new houses, you’ll get rejected, ’ - our response was okay, we won’t do that, we’ll remove our offer on another rental we viewed with them. Theirs? ‘You’ll get rejected if you apply… and so on and so forth.
We withdrew the offer… the first time. However round and round and round we went. Yes we will remove the offer. But you can’t make more you’ll get rejected. Okay we will remove the offer yadda yadda. We did put in an offer, with a different agency, and we did indeed pass, with a 2 month overlap.
Then it was the prechecks! Easy, you’d think! Straightforward enough, but had one director guy come, with a little lady? I have no idea who she was, she just shouted there was a cat… and he complained about how we needed to clean the oven hood. We cleaned the unit, and replaced the filter. They ordered an entire new unit. Landlords beware - that fee wasn’t necessary! New one didn’t pass the tissue test, either.
Then they tried to attend on my (one of 4 tenants’) moving day. They didn’t know, they had ‘thought we had all moved out’. Pretty sure they still need permission to enter? They had ‘tried to call all of us so many times and sent multiple emails.’ To be fair, they did send one email, the day before, which no one responded to/gave permission to. And no one had missed calls.
So the sales guy had a great idea! Show the house - with a mattress blocking the living room all the way to the garden. Clothes, black sacks, bits of dismantled furniture everywhere! While someone else was in the shower. We had the offered they wait 30 mins, but that was declined. Interesting way to sell/let a house
After that, wasn’t really involved. They fixed some things, replaced some bits. Their installers for the dishwasher and hood left a state, again. We’d all moved out within a month, about 1 month before the official handover day.
Then came the complaint we’d ordered a cleaner a couple days before the official handover keys day. No one lived there, we chose that day just in case the cleaner had to come back, and we wanted to check and take videos..
Then, about 4 days after returning keys, they lost the keys! Big A4 grey envelope, with front back and misc keys in their own pouches. Called us. No idea how we were supposed to help? How can we help?? Called back not long after - turns out someone had been in the property, after checkout, but before the check out report was done. That’s where the keys were!
They maybe let people view the property after the check out, but before checkout report was completed - hard to tell because that’s what we were told on the phone… however they won’t confirm that over email. But that’s where their ‘lost keys’ were - any tenant, with any sort of history, remember to record the calls if you’re unsure.
They called us, 2 weeks after leaving - this time about the cleaner. They recommended us a cleaner. We know we don’t have to pay, but we did to make sure they wouldn’t be upset with the standard, we went direct to avoid extra fees. They have now complained about the cobwebs? Would assume less the cleaners fault, more the agency for not booking the check out report til a week later.
This was of course until we mentioned it was one of theirs, and then the attitude became very snarky as we didn’t know which cleaning company the guy who gave us a quote worked for. I’m sorry, I guess..? We sent the invoice. Very much got the impression he thought I was lying.
You deal with about 8 different people so never really know who does what, they don’t really talk to each other either.
Been waiting almost a week for the checkout report and are now getting deductions because of.
They gave us a two hour window to pick up stuff we assumed was okay to leave. Is it trespass if we had attended the property anyways, we didn’t have direct permission from the landlord? Not 100% sure but sounds off and not something I’d like to find out. They said the tenant was moving in tomorrow. That’s cool, not my problem.
We told them to just stick it on the tenancy deposit thing, any deductions, and we could dispute if necessary. They told us we couldn’t dispute. I said I’d rather do it through that. They didn’t want us to do that. I have no idea what to do. It got aggro, I’m just tired of receiving calls about things like this that I don’t have to deal with, I’m not your tenant, raise it with the scheme.
To streamline the process, and avoid these guys, we’ve now had to claim directly from the deposit scheme. This way, we THINK, will keep it professional and above board. No more calls, no more shouting matches, no more drama

I am a landlord in the Willesden Green area many years and would like to give a positive review of the superb service I receive from the Winkworth. The team in the Kensal Rise and Queens Park office are always extremely supportive and always on hand to provide guidance especially with the current changes in the private rental sector. This service extends to dealing with any maintenance issues, prompt statement sending and tenant changeover, so basically the whole package for a landlord. Avoid this agency if you value your deposit. The end-of-tenancy process was is a nightmare. They submitted a fraudulent invoice as evidence in a TDS deposit dispute. I contacted the company named on the invoice directly and they confirmed in writing they had never attended the property and the invoice number belonged to a completely different property for a job dated 7 months ago. I reported them for fraud.

TrustpilotExtremely Disappointing Experience. Poor Communication and Customer Service
Our experience with Winkworth has been incredibly disappointing.
Firstly, our property was advertised at the wrong sale price, with a £75,000 discrepancy both online and in the agency window. The property listing was also incorrect on two separate occasions, with rooms missing from the description. Both times, we had to point out these errors ourselves and ask for them to be corrected.
Communication has been consistently poor. Emails regularly go unanswered, phone calls aren't returned, and we are constantly having to chase for even the most basic updates. At times, we've waited weeks for a response, which is simply unacceptable when you're trusting an estate agent to manage the sale of your home.
What's been particularly frustrating is the complete lack of proactive advice or guidance. When we've asked for suggestions on how to improve interest or move the sale forward, we've received very little help. Surely this is exactly what you're paying an estate agent for? They are supposed to be the experts, not the clients.
Our property has now been on the market for over five months, with barely a handful of viewings. Throughout this time, we've felt that we've had to manage and chase almost everything ourselves.
Selling a property is stressful enough without having to constantly follow up with the people you've appointed to handle it.
Overall, a thoroughly disappointing experience, with poor communication, a lack of attention to detail and very little customer service. Based on our experience, I would strongly advise others to think twice before choosing Winkworth.

TrustpilotQuestionable service
Rented via Winkworth for 2 years from their Fulham branch. Overall I’d recommend to avoid that particular branch (if you have any choice of course). I found their service to be poor,
rude and whenever a fix was needed, it was usually ‘questionable’ labour doing it as cheaply as possible (often resulting in the issue needing to be fixed multiple times). I would say said service was fairly prompt and timely even though they refused to have any phone calls. Lastly, which came as no surprise, they tried to add a whole load of nonsense charges onto the deposit. Luckily for me I kept every receipt and what started off at a ca. £500 charge resulted in £3 being awarded to them via TDS adjudication. Don’t spend it all at once!

TrustpilotA masterclass in poor comms
If you enjoy chasing your management team, repeating yourself, and talking to an AI in the guise of a team member- you're in luck- Winkworth is the estate agent for you!
What should have been a straightforward bog-standard rental turned into an ongoing saga of piss poor communication, missed details and an impressive ability to make every issue somehow become my problem to chase up on for updates. Which begs the question, is their inbox a black hole or they just don't care?
I’ve dealt with estate agents before. I'd say I'm pretty familiar with the usual level of nonsense. But I must congratulate Winkworth who have managed to take it to another level.
Would I use them again? Absolutely not.
Would I recommend them? Also absolutely not.

GoogleIf you are university student I would avoid at all costs!!! These are the worst set of people ever. They are greedy and selfish. They breached their own contract for students by letting people who weren’t students move into the same building as us which lead to homeless people constantly breaking in then kicked us out and moved us to half done accommodation. The accommodation had no WiFi for 8 MONTHS. When we initially moved in half of the stuff weren’t working and we had to find away to make it work ourselves. I had to live in room with mould growing despite me raising it to the agents multiple times and was told to just ‘open my window’??? Only when I had threaten to take it further is when someone came out to look. After them putting us through all of this, we were then charged for small things like having dust in our rooms or leaving things that were initially given to us in the room. The company and agents are greedy and don’t care about anything but money and themselves. Save yourself the trouble and DO NOT rent with them for ANY STUDENT ACCOMMODATION!!!!!
