Our experience purchasing a house at The Oaks

Our experience purchasing a house in the Tilia Homes development The Oaks has been nothing but positive. We have relocated from overseas and were looking for a new home - The Oaks development took our fancy as it is small, quiet and backs on to Cann Wood and looks over across to Dartmoor.Julian Long made the whole process so easy with his vast knowledge and guidance. Ably assisted by Anita Loughrey we have now moved in. Whilst most of our snags have been attended to promptly and repaired, we cannot be more happier with our purchase and are so enjoying our new home.Everyone including the Tilia Homes Customer Services Team have been very helpful and friendly.

Our amazing new home

We moved into our amazing new home in February 2023 and I have nothing but praise for everyone. Beth Allsopp the development sales executive was just brilliant from the first time we met until the day we moved in, everything we asked was never too much trouble, she is an asset to the company. Once we moved in, Jason Harris the site manager was just amazing, so helpful from the day we moved in until now. Nothing is too much trouble, he has gone above and beyond for us, we are very lucky. We had a very minor snagging list which was given to Jason a couple of weeks after we settled in and wow....a couple of weeks later it is almost all done. Jason is also an asset to Tilia. All the staff onsite are pleasant and very considerate. I would 100% recommend Tilia Homes, especially our development Saints View. This is a beautiful development and the houses are built to a very high standard. Again, thank you Beth and Jason for making this a smooth and stress free move into our forever home, 5+ stars from us.

Wow ! Well what can I say, it’s been an absolute amazing experience with Sabina. Sabina has been absolutely incredible throughout! She was never far away if there was any queries we had and was always willing to help us. Her communications were informative and helpful in such a friendly manner and couldn’t have wished for a better sale executive. An amazing development, very happy with the purchase process, so far so very good!

As soon as I arrived at Derby's award winning Manor Kingsway development, I knew that I wanted to purchase a house there if I could. The house designs are modern, each house has a good amount of parking and the streets are wide with a good amount of green spaces (several phases of the development are already completed).I had an initial meeting with the Sales Executive, Paige, who was very professional and helpful. Paige followed up with me when a plot became available and I was delighted to be able to reserve it. Since then, Paige has been very helpful as I had never purchased a new build before, and is providing me with weekly updates as the house finishes to be built. I have not yet completed but so far so very good. The house is looking very solid and sharp! I'll have to provide another review after completion.

Landimore Park - I can only say, what a lovely experience

Landimore Park - I can only say, what a lovely experienceAlek Pilarczyk from Tilia was utterly fantastic and I couldn't recommend her enough for the impact she's had in my purchasing experience - when I first came to site Alek went through the site plan, what options I had available and was really supportive on my queries relating to shared ownership (my previous property included help to buy so I wasn't overly familiar with how shared ownership worked). I've since moved into my new home and its been lovely that Alek has kept in touch, checking in on how I've settled and checking how snagging has been going. I'd like to say a massive thank you to her for all of her support, buying a house is stressful however, Alek's input throughout my experience has only been positive, supportive and genuinely lovely.During my initial visits Alek took me through the available plots, there were two house types which fell into my budget and what I was looking for though once I'd seen The Morden I'd fallen in love and I could see this becoming my future home. I'd explained my situation to Alek about my equity transfer and after I'd left site, she spoke with Sage and Tilia to see if I could proceed given the equity transfer timescale and they were happy to let me reserve 🎉 for me this was amazing news as I'd genuinely thought I wouldn't be able to buy my home until my equity was finalised but I was over the moon that Alek took the time to see what could be done to help me.After reserving Alek sent me regular updates and arranged for me to come in to select any upgrades (which I did - having flooring fitted before you move in was definitely the way forward having lived with concrete - and a lot of dust - for several months in my previous house). I can only recommend Tilia, Sage and Alek for their support especially as my equity transfer took considerably longer than any of us were anticipating. Alek regularly checked in throughout my equity transfer and sent me updates on my house, it was great seeing the photos come through and how things were progressing. After my equity was finally finalised, Alek arranged my demo and was then here to give me a welcome to my home on the day the keys were released and explained how site would be in contact in a few weeks to go through any snagging and then arrange for this to be resolved.Dan and Sarah who did the demo were also amazing. I've had a demo before which felt a bit technical and jargon-y. Dan took the time to explain how things worked and used minimal jargon (thank you Dan, that meant I had considerably less, what does that mean questions!), and where he did use this, he would explain what it meant. Both were really down to earth and friendly, it can be a bit overwhelming seeing everything and taking all the info in but both did a great job taking me (and my mum) through things.

Satisfactory resolution to issues

Over recent weeks we have had a series of visits by Oliver Morson to analyse issues we have had with the bannisters in our 3 storey property. Initial visit suggested possible solutions which involved a visit from a specialist joinery company who subsequently agreed with the suggestions and resolved the issue to our satisfaction. Further visit from Oliver ensured that damage to plaster was repaired and bannisters were filled and made good. Final visit to repaint where necessary.Oliver was also able to give us advice on resolving other minor “niggles”. Thank you Oliver.

Well presented estate (the avenue). Don’t regret buying the house, great lay out (the redwood) only criticism is downstairs there’s no storage but could probably be made under the stairs. Had a few snags but probably no more than the average new build. Massive shout out to Gladys the customer service co-ordinator she’s been helpful in every aspect, she is definitely a credit to tilia homes!

Avoid these, thank me later….

I wouldn’t recommend buying from Tilia homes. The finish on these homes is terrible. We’ve had a lot of challenges getting things fixed with them. The inconvenience I constantly having someone in your home putting things right is very inconvenient. I hear much better reports from other developers. I have to constantly raise complaints to actually get issues resolved! It’s horrendous, customer services they provide is the worse I’ve ever encounter. Incompetent is a compliment!

Tilias Alston Grange site excellent

We moved into the Alston Grange site at the end of June 2022 and have found Tilia very good. Dave, Adam and Denise the site managers and sales staff have been excellent communicators and getting the minor issues you expect with a new build sorted very quickly. Most houses seem sold though more are near completion and more to be built. Longridge is a lovely area of the Ribble Valley and its a very friendly neighbourhood. Would definitely recommend 👌

What a great experience so far

We are first time buyers and Paige has been amazing, we have asked so many questions that she responds to quickly and honestly. We get weekly updates on the build, photos and video progress on the house build. Paige definitely has a the patience of a saint and has provided us with all the information she has to offer. The customer journey book is great too, again Paige explained in lots of detail how this works and took the time to answer any questions we had. I’m not sure where to begin

I’m not sure where to begin! Since reserving our house in April 2021 it’s been an absolute nightmare! We owned a Kier home on the Westhill development previously and loving how the house was built and the area, we decided to upgrade on the same estate. A quarter way through, we were notified Tilia had taken over Kier and the development will continue ‘as normal’. The build was supposed to be complete in August to enable us to achieve the stamp duty holiday, that didn’t happen! Instead we were left to wait for months on end without any end in sight and constant calls with further push backs. By applying ALOT of pressure we managed to gain possession on 20th December despite numerous comms to advise it will be pushed to January! There was a number of large issues that were noted at the point of handover and a lot of snags picked up by ourselves over the Christmas break. We made a snagging list and sent it over to the site managers. We heard nothing for weeks on end, I decided to approach the site who told me he and his deputy are leaving due to the amount of changes coming into place with Tilia and therefore he will refer my snags to the new site manager. Of course nothing happened! I chased customer service on numerous occasions, each time a ‘customer service manager’ was sent out to review the snags and produce an updated snags list, absolutely NOTHING came of this. I gave up and put in a complaint to the directors, I was told the actual customer service manager will come over and things will be resolved. Low and behold, he came and a month later absolutely nothing has been done. They are trying to blame me for missing ONE appointment due to work commitments but completely ignoring the fact their sub contractors were booked in many a times and just didn’t bother turning up! They also took meter readings when we weren’t present and of course these were wrong and I am now having to chase them to refund me monies. Almost seven months on and we are still chasing things to be done. I genuinely regret purchasing this house. Having spent the best part of £350,000 I would’ve hoped for better service! AVOID!
