GoogleI moved in to the room on 12July 2025, Hudson court flat1, room 2. The room is not in habitual condition to live, its all dirty and filthy, the bed is broken and the bugs are running in the room. I was informed that professional cleaning of the room would be done before i move in, but nothing was done. The bed is broken the condition of toilet is at worst. It was a worst experience so far in moving to a flat since past 3.5 years.

GoogleAbsolutely fraud, I view the room from online where it was looked very good. I was working on that day so they call me for viewing and i send my friends to view the room. My friend was in rush and he viewed the room and said me that’s okay. I thought, it should be okay cause on the internet it looks good. They send the agreements paper on the same day and i signed it and send deposit and rent which is £1100. After 2 days, when i enter that house with my all stuff. The whole house was dirty, smelling and it was not looked not even 1% which i saw on the internet. The kitchen, the floor , my room , the toilet. It was totally mess. The most shocking things is when i tried to sit on my bed it broke. Means, it was already broken and they just hide the broken park and cover with the mattress. i complained to them explain everything instead of solving problem they started to say don’t call us we are in meeting . After that, I call them again and said i don’t want to live in this house and I said, I don’t want my deposit but at least give my rent which is £550 but they said you are tied up to contract and if you have to for six months. After that, I immediately leave that house and i left the key where i got it from. Then after, i called them again and they said they will find a new person for replacement but you have to pay until and unless you find new person to live there. They also said me that, You will get your all money back if we find new person to live there before 2 months. after 1 months, they find new person to live there and i contact to them. They said, You have no money left cause it all goes for rent and finders fee. absolutely fraud disgusting experience. To the this team, I have all the photos and prove of that house condition and your team messages. if you would asked than i can give. This is how you deal? this is how you behave? Please, if anyone is looking for the room or anything from this company. Please do not i repeat do not. Enjoy my £1100, Hope you all guys will be rich.

GoogleI would avoid using this company to rent a property. They are dishonest, rude and incompetent. Calling them an outfit of clowns would be rude to clowns. The reviews on the other Expedius Properties (they are clearly trying to distance themselves from) are the more accurate ones. Advertised a flat including a car parking spot (one of the main reasons i picked it), then withdraw the car parking space and tell me that they will refund my deposit if I don't like it. They then proceed to call me twice a week to make them an offer on the car parking spot! I on principle didn't do it and parked on a side street. They are very disorganised and I didn't even have a contract the day before I was meant to move in. I was spoken to rudely when chasing them to do their actual job. When a contract was finally shared with me and i signed it. I was then pressurized into signing another contract with a complete different landlord name (seems fraudulent). Did not tell us that there was a fire in the flat a few days before we moved in. Told us that the flat would be professionally cleaned beforehand, it really was not clean. (middle of COVID Pandemic) The maintenance guy basically told us to google stuff rather than help, we were lucky other residents in the block helped us figure out how to get hot water from the Heat Interface Unit. Ensure you get a 3rd party to do an inventory and push them to share it with you! Had the strangest request ever, when I was asked if the landlord could come and collect something from one of our cupboards, upon requesting a what they wanted to collect, I was told they didnt know but just wanted to come anyway?! All in all, a poor service. Go elsewhere.

GoogleIf looking to rent, please stay away from this company, the houses they rent are awful, falling apart and no maintenance is done. We had no hot water for 30 days because of a leak which they wouldn't fix and nearly causing a wall to collapse and now there's holes in the walls, water marks everywhere. Tenants have been abused and attacked, police have been called and the house has been destroyed by tenants. Please stay as far away from the company as possible. There's another page that shows all the bad reviews, please look at that before you decide to use this company.

GoogleDifficult to get a hold of. Confirmed a viewing, just to have another person cancel it. Didn't know the HMO legislation of a property they were letting, falsely advertising it. Seemed extremely disorganised and didn't know what they were talking about. Wasted a lot of time and energy, disappointing.

GoogleExtremely poor service. We're promised a lot of things at the start for the property me and my flatmates rented, not all things were accurately communicated. When we moved in, the floor wasn't cleaned properly and 3 blinds were broken. No response even after following up atleast 10-15 times after 2 months. Haven't even shared a signed inventory report with us. Definitely do not recommend.NegativeResponsiveness, Professionalism, Value
