Reeds rains ashton under lyne.What an absolute disgrace of a company! So unbelievably unprofessional. We have rented a property for a year and a half and have had several issues dealing with reeds throughout the whole time!From moving in we had issues with smells from the drains which meant we were unable to use one of the bed rooms. Work men and neighbours informed us this problem has been on going for a long time. We were waiting a few months until reeds finally listened to us and sent some one to fix it. Not ideal when heavily pregnant! Be warned reeds rains have spare keys to the property and will bring people in to view the property prior to us moving out and without informing us of the viewing! This is unacceptable and a breach of our privacy!When moving out reeds were incomplete of checking the inventory from when we moved in there for informing the land lord of damage “we have made” although it was in the inventory from us moving in and extra problems they missed but we emailed pictures over the day we moved in! This would have cost us a lot of money even though it was not our fault!Reeds should be able to complete check out and compare to the inventory!We have had to argue with them to prove our innocence and send over photo evidence for several things because of their incompetence! And we have not received an apology from Dale or any other branch member for their wrong doing! If your happy for people to come viewing your property with out you knowing who has been in and out and your happy to be charged for things you didn’t damage by all means rent with reeds rains. However I advise everyone to stay well away from this incompetent company!

Absolutely atrocious company

Absolutely atrocious company. Incompetent, untrustworthy and extremely shady.We rented a flat in Wakefield using them for around a year, and moved out when my son was born. Since then they have attempted to charge us rent every single month despite us having not lived there for over a year. They now have people chasing us over the supposed arrears and threatening legal action because of our unpaid rent.To be clear, in the time we lived there, we never missed a single rent payment. They just continued to try to bill us after we moved out.Avoid at all costs.

Two years after letting my house…

Two years after letting my house through this company I'm still feeling the after shock. They contacted me when I was abroad saying my neighbour wanted to extend at the back of his house, and that it might compromise the windows on my lean to. I said it was OK as long as my side of the extension was made good. They just conveyed it was ok, which has left me with a £400 bill for making good. This is on top of a long list of miscommunications, not handling my tenants check out correctly, not following though on various items, contracting builders from London to fix a leak 50 miles away in Rye. Grossly incompetent, high staff turn over due to negligent management, poor communication...the list is endless. Buy through them by all means, but let your property out through them at your peril.

So called estate agents

I am not a big review writer but I need to share my expreience with this so called estate agent.I was really interested about a property they are advertising so I was trying to make an appointment. It took them 3 days to answer the phone. I left them several voicemails only to get no answers.I managed to book a viewing at 9:45. The property I am talking about is right in front of their office. I got their in the morning rush only to be kept waiting for about 20 minutes.We climbed about 4 stair high staircase. My agent tried to open up the property for long minutes. It did not happen. He than went to pick up another set of keys and the procedure started again. So I was travelling for 2,5 hours, waited for an agent for 30 minutes and stood at the door for another 15 minutes and I could not even enter to the property. I have been promised to get a call from them on the same day as they are calleng for a locksmiths. I am still waiting for that call even tho it happened a week ago.I only wish I could give them 0 stars.

Staff are nice that work there but the service is terrible. Had sitting tenant refuses to pay rent then after 3 mths rent protection pays out then tenant pays a mth so back to square 1 again . Fully managed by not doing anything about everything that tenant has dog in house and tenancy said no pets . Get house back after 3 yrs and stuff broken damaged or dog eaten in the house . Talked into sell at online oration site new way start low and bids go up. This is a lie as people go lower not higher so say. They talk the talk can take the money but want you to sell house bellow the asking price as a set deal.

Appalling maintenance of rented properties

Rented a property through them, having some major issues with a leak in the bathroom that caused the floor to basically disintegrate in some parts. Called the maintenance people who sent someone out (more than a month ago) then that was it. Didn’t hear anything back, have been chasing them and keep getting strung along with excuse after excuse, including waiting (10 days) for the landlady to come by for it only to be another reed rains employee. All the while the floor is getting worse and I’m having to make sure I stand on the joists on the floor so I don’t go through to the kitchen. Not happy at all. Also rented out the property with a faulty light switch that the electrician who fixed it said was super dangerous and could have electrocuted us.

Fantastic! 5* service!

After recently using Reeds Rains to rent a property, I cannot recommend them enough. I was worried about renting as my credit file is far from perfect and many agencies wouldn't touch me and were very quick to judge! Reeds Rains were so understanding and did everything possible to ensure I found a property. Within 2 weeks all the documents were sorted and I had the keys. I was kept updated throughout the process and the customer service I received was outstanding. Jamie, Amy and the rest of the team at the Halifax branch - thank you so much for not judging and doing everything within your power to get things sorted. 100/10 well done! Absolutely avoid at all costs

This showers' behaviour whilst selling my home is the reason estate agents deserve the lousy reputation they have.Without going into too much detail, their sales pitch was very convincing and I decided to go with them after a previous sale via another agent fell through at the last minute because they didn't keep on top of the sale.After I'd signed on the dotted line, the branch manager who was handling the sale proceeded to totally disregard my instructions. The property which was unoccupied was left unsecured and in a vulnerable state which lead to thieves stealing lead from the roof, for which reeds rains totally refused to accept any responsibility.The conditions of the sale I had laid down were totally ignored and this lead to my being forced to accept a much lower price than several identical independent valuations had valued the property at. I was blatantly lied to on several occasions in order for reeds rains to make a fast buck at my expense.But that wasn't the worst part.....having witheld payment until the matter was resolved, I proceeded to raise a complaint with their upper management to be greeted by a "we sold your house, we don't really care how, so cough up....." attitude.Be warned.....these people will lie, cheat and deceive you and do what the hell they feel like.....and then when you complain they'll deny all knowledge of wrongdoing, accuse you as their client of lying and then bully you for their money....Caveat emptor indeed.....

Went to view the house but instead bombarded with mortgage adverstisement

I went to view the house this morning. Instead of giving me info about house that I was asking, the guy showing me around advertised about their mortgage services. In these day and age, one can go online, compare many mortgage providers, call the providers to confirm the rate and choose it. During my viewing, he answered calls and repeatedly saying 'I will be there in 5mins' i.e. I need to finish viewing quickly. I will never use this agent again.

Totally disgusting encounter with …

Totally disgusting encounter with Cheadle Office SK8, absolutely unbelievable. Not one staff member, but all staff members at this branch appear to totally disinterested in helping potential buyers/sellers. We were told that property we had viewed was not available for any more viewings unless we made an offer, obviously we were not prepared to do so. The whole interaction with the staff was very suspicious and therefore we called directly to the vendor, to express our concern at lack of interest and basically advise him of the lack of activity in respect of marketing his property. Guess what after being told vendor did not want any further viewings, he offered us a viewing for the following day. So vendor and buyer organised viewings SO what are Rains and Rains charging commission for, answers on a post card please!

Really wanted to sell my house with Wendy at Reeds Rains Rawtenstall because she WERE lovely & helpful with a valuation on part exchange on my property early last year. But the last time I phone her just to let her know that we were still selling the house in the early months 2018 (few jobs needed doing)All she had to do is phone me back on my landline after she had finished with another call. The only place I get a mobile signal is stood up next to the window, as being disabled it were painful standing, She never phoned back so I did later on, she made me feel like I were wasting her time.What is it with Rossendale estate agents ? My dealings with a couple of them have been unbelievable.... Nasty & condescending, wouldn't speak to potential clients and their wage payers like they do?

Arranged a viewing but when we arrived no estate agent turned up. Phoned the estate agent who said they had spoke with my husband (which never happened) and also said that we had booked in for the day before which also wasn’t correct because it was a day that we could not make and I wrote the appointment in my diary while on the telephone. Do not seem to care*

Our recent experience of the Heald Green branch was professional and courteous, right up until you sign and then when actions are not delivered and you need to highlight it, the service unraveled. From that point on it was downhill. We experienced ad hoc updates (with the exceptions of the automated ones) a selection of deviations to the truth, an overestimation of the price we could achieve, 'non authentic' (invented??) prospects and in the end I couldn't trust the branch manager unless it was in writing. Something I have never had to resort to. Ultimately we had no choice but to go to head office to explain (in writing) and wait for their investigation outcome.*Special note to the one proactive person who did anything for us was Leah. It was Leah that got viewers to the property, followed up with all parties and was truely motivated to sell our lovely home. The complaints team who after (15 working days plus the xmas and new year period) finally came back to me and permitted us out of our fixed term contract, from that moment (within an hour) the property was withdrawn - proving they can act fast if they want to!Now found a local independent agent, who knows the market and the meaning of service. Use at your peril!
