Avoid using this company, especially the Sale branch. On the first day, they rented us a property in poor condition and it had not been properly cleaned. Now that we have moved out, they are withholding our full deposit, claiming there were ongoing issues, despite us reporting problems from day one and providing photos as evidence.

We used Reed Rains, Newcastle-under-Lyme branch this summer for our house move. They were the agents for our sale, and also the agents selling the property that we purchased. Moving house is always going to be a very stressful process, but during this time we also had to deal with my elderly dad undergoing emergency surgery and the subsequent care needs for both my parents. The vendor of the property we were buying also caused us problems along with poor communications from their solicitors. From the very beginning of the process though we were put at ease by Peter and his team, and they really went above and beyond anything that we could have expected. They are friendly and approachable, making time to deal with calls so that you feel valued as a client, whilst remaining professional at all times. When we encountered any issues then Dee especially stepped in to help, and nothing was too much trouble for her, and she took the initiative to move things along. Peter's professionalism and enthusiasm for customer service flows down through the whole team and is a real credit to him, so thank you as we really couldn't have done it without him. I have no hesitation in recommending Reed Rains in Newcastle-under-Lyme and would use them again. 🙏

I just wanted to say thank you to Reeds Rains and all the team. They have gone beyond the call of duty to assist myself and my wife to secure our rental property. A special thanks to Jack Bridgette and Jack Damjanovic from the Newcastle-Under-Lyme branch who helped secure us to get the rental property with the landlord. He has even assisted us with setting up our utilities (as I have always had all inclusive before) and always checks up on us that we are settling in. I know that he is very busy but I am impressed with the after service. I have had both of my rental properties from Reeds Rains, and definitely will be buying our first home with Reeds Rains in a few more years. Poor, I wish I had not used them as a management for my 2 properties, my advice - do not do the same.

Poor, Poor, Poor. Rhyl branch is dismal. Following a previous bad review, I was called by the Rhyl branch and the main issue of the problem at the time (the centralised management) was removed and work was taken into the branch. This worked well and I would give the service at that point 5 stars. Queries were answered, requests were actioned and local trustworthy business were arranged to do work at my houses when required (the centralised system used a contracting firm which charged high fees, did poor work and on one occasion claimed to do work which the tenant confirmed that they hadn't actually done. When pointed out, they withdrew their claim for payment without argument). I was very happy, my properties were being managed well. Unfortunately the person providing that service at the branch left and things deteriorated. Poor management from the branch has cost me money. All the bad things you hear about estate agents are currently encompassed within this branch. Lies, not doing what you've asked them to do which leave you feeling that they do not care about you as a customer as long as they get paid. Rent smart Wales have introduced lots of new rules and regulations that as a landlord you might think "This is too much hassle, I'll get an agent involved" if you do, my advice is do not choose Reeds Rains Rhyl, you will end up regretting it as I have with both the properties I had with them. It's going to cost me money to get away from them, but it is worth it. They are dreadful.

Terrible property managers

I hir d reeds and rains to manage a dental property and oversee the letting. It has been a nightmare!The tenant severe the notice period whicj they missed for two months and only noticed when the rent stopped coming in. Now we are late at listing the property for rent by two months and loosing rental income..Moreover, R&R's compliance department has been chasing the tenant for defaulting even when he vacated the property after providing appropriate notice.It has been a terrible experience both for me the owner and the tenants

If I could review this estate agents lower I would. I initially signed for a property in 2021 with a partner - they messed us around for weeks at a time and made the moving in process as stressful as possible which lead to them finally releasing the keys after office hours despite having a moving van waiting all day. Immediately after moving in we had to make a formal complaint due to having to wait over 8 weeks for acknowledgement on maintenance issues. Not something you want straight after moving into a property? Not to mention later going 3 days without heating or hot water in the height of winter.They shut us up by offering to pay compensation of £150 for the inconvenience.However, later in the tenancy the other tenant moved out leaving me, a single young woman, living alone. The landlord, an older gentleman, turned up to the property without notice several times. On one occasion, I granted access to the property for him to review some damp problems, whereby he made multiple inappropriate comments about how my tattoos would look better without my clothes on, and that I was safe going upstairs alone with him. A few days after this, he knocked on the door at circa 7pm at night asking me to go for drinks with him.Being a woman living alone, knowing that this man is aware of this and is in a position of power, I didn't speak out until the end of the tenancy.This landlord then decided to claim over £700 of damages from myself. Luckily, we used the Zero Deposit Guarantee scheme and so they disputed this on my behalf and over £500 of this claim was rejected. Leaving me to pay just under £185 which was settled at the end of 2023.However, over a year after the end of the tenancy, Reeds Rains has just contacted me stating that I owe them £22. A reminder this was paid in 2023, the year that the tenancy ended.I would never ever recommend anybody to use this estate agents, it's a law suit waiting to happen and they clearly don't care about the safety of their tenants from landlords taking advantage of their position nor do they communicate with each other at all and prefer to harass previous tenants.

Worst estate agent in Liverpool!!

Worst estate agent in Liverpool!!! Avoid Reeds Rains Liverpool at all cost.Unethical , poor communication, unprofessional, very stressful. Avoid avoid, avoid.I flew in from Geneva after fixing two viewings, 301, 3 Kenyon Steps, L1 and The Strand, Liverpool L2.We waited in front of the property for more than an hour on 2nd Aug for 12pm viewing. One Abdul qadir was supposed to come to show us the property.Mr Justin Barton had confirmed the viewing on mail so we booked our air tickets.He did not show up, and after frequent calling Reed Rains we were told that he visited the concierge and returned. Holy hell..!!! Such fraudulent people. There was no confirmation or communication from either Reed Rains nor Abdul Qadir.Our precious time, money, hotel bookings ,all went for a toss.Thankyou Reed Rains for your callous behaviour. The properties listed never existed I suppose. So ultimately its your loss, not mine.

Carol is rude

Carol at the Ashton under lyne branch is lazy and rude. Couldn't really be bothered when viewing a house and was looking at me like I'm poor when I actually purchased outright with no mortgage. When I called the branch to put an offer on a house she took my offer then never called me back. I chased and she rudely laughed at me down the phone saying I wasn't in a position to purchase said house (how would she know this?) so I withdrew and bought another with home estate agents.

I strongly advise against using this property management company. My experience with them has been nothing short of dreadful. I was constantly having to chase them for updates on the tenant eviction process. As of June 20th, I was told the matter was "under investigation." However, it wasn't until July 1st that I was finally informed the tenant had vacated the property, with rent paid through May 31st. In retrospect, this means my property sat vacant for an entire month with no notification from the agent. This is an absolute disaster and a complete dereliction of their duties as the property manager.The level of incompetence, lack of communication, and failure to keep me informed in a timely manner is unacceptable. This agent has provided the worst service I have ever encountered. I would caution any landlord against entrusting this company with the management of their rental property.

Dealt with William Clayton upon vacating a property that had huge amounts of black mould all throughout. He argued back and forth when we tried to get our deposit back even though we left the property in perfect condition. We took videos before and after we left the property. Diabolical service - Stockton/Middlesbrough

We requested an early tenancy termination with 6 months notice (to leave 2 months earlier than contracted due to buying a new build property). We have lived in the property for 7.5 years and never caused an issue. We are now less than 3 weeks away from moving and NOTHING has been done. Delays on responses from the agents for over 4-5 weeks at a time despite being chased, the house is still not up for relet online yet they are expecting us to be liable for all costs until another tenant occupies the property. The service has been nothing but abysmal. My garden is currently a hazard to both mine and my neighbours children due to a falling down fence in the garden which was reported over 4 MONTHS AGO!!! Again chased numerous times but nothing has been done. An ignition hob that hasn’t worked in the whole 7 years we’ve been here, damp in the bathroom for over a year yet the rent still went up last year given all these outstanding issues. Avoid renting from Reeds at all costs.

Everything! I have used a few estate agents over the years and I would say, these are by far the best I have dealt with. The staff are very professional, approachable and very quick to reply to queries. David is an asset to the company, nothing is to much trouble, he is a very hard worker and yet still remains pleasant and approachable. I am a bit of a forgetful fruitcake, but they have managed to keep me on track and everything is going great. The girls I have spoken to have all been lovely. If I were to sell my house again ( which I am never going to) I would use Reeds Rains with no hesitations.

Really awful company to deal with. They lie many times and avoid responsibility for their incompetence, Integrity is missing in bucketloads but greed is a paramount behaviour. Why this company is allowed to operate as a tenancy management company with utter contempt toward the customer is beyond me. Hard faced liars. Not a thread of sincerity. Absolutely stressful to deal with and will never go back.

Couldn’t of asked for anyone better then Abbie and Lorraine at Rotherham office from start to finish I have been in touch with them maybe every day in a week to get a update I completed my transfer over to one of their properties in a week From meeting Abbie on last Saturday at the property to look around I had a gut feeling I found my new home I told her my house was up for sale and didn’t want to pay other months rent and her and Lorraine made sure I didn’t have to by making sure I had my keys today (following Saturday)Would highly recommend this company
