Pentland homes Folkestone.
Joanna from Pentland Homes in Folkestone provided exceptional service throughout our home-buying experience. She went above and beyond to ensure our house purchase was processed as quickly as possible, demonstrating dedication and professionalism every step of the way. While there were a few minor teething problems, which are to be expected, Pentland Homes were very responsive and efficient in addressing all snagging issues promptly. Overall, we are extremely happy with our new home and the support we received. We highly recommend Pentland Homes and would like to extend a special thank you to Joanna for her outstanding commitment and assistance.

TrustpilotAbsolutely shocking aftercare…
Absolutely shocking aftercare experience with Pentland Homes.
We purchased a new-build home from Pentland Homes at The Fairways and the experience since moving in has been extremely poor.
This is not about minor snagging. We have had months of unresolved issues, repeated chasing, poor communication, contractor confusion, and genuine concerns being dismissed rather than properly resolved.
The washing machine issue has been ongoing for months. Pentland have referred to investigations and reports, but the information we have been given does not match what we were told during the visit or the evidence we have. The PJH report we have seen refers to the floor and space around the appliance, yet Pentland’s written position says no defect has been identified. This has caused us to lose trust in how our concerns are being handled.
The garden is even more concerning. There are visible cracks, voids, holes and ground separation in the lawn. Some of the gaps are large enough to be a clear trip/injury risk in our view, especially with a dog, visitors and young children in the garden. Pentland’s position is that this is natural movement/shrinkage and homeowner maintenance, but I do not accept that a newly built garden should be handed over or left in this condition.
We were sold a safe, finished new-build home. Instead, we are having to chase constantly, take time out of our days, wait for contractors, send evidence repeatedly, and fight to have serious issues taken seriously.
There have also been wider concerns around the sales journey, lack of clear explanation about the garden incline, out-of-stock items during the buying process, poor handover standards, incomplete/late items, and ongoing snagging issues. Communication between Pentland and contractors has also been poor, with appointments and updates not being managed properly.
What is most disappointing is the dismissive approach once you have moved in. Their public messaging says they listen to customers, but our experience has been the opposite. We feel passed around, challenged, and dismissed rather than supported.
I am now escalating the matter formally through Pentland’s complaints process and considering NHBC / New Homes Ombudsman routes if this is not resolved properly.
Based on our experience, I cannot recommend Pentland Homes. The home itself should have been exciting, but the aftercare has made the whole experience stressful, frustrating and deeply disappointing.

TrustpilotExtremely disappointing experience as a…
Extremely disappointing experience as a neighbouring landowner
I want to be clear that I am not reviewing Pentland’s services as a developer, as that is not something I can comment on. I am reviewing my experience of them as a landowner and neighbour, and unfortunately, that experience has been extremely disappointing.
The land behind my home is owned by Pentland and forms part of the wider site where a housing development has been built. The area immediately behind my property is woodland.
Throughout the development, I have been supportive and cooperative. I have also supported the treatment of Japanese knotweed on the land and have always tried to approach matters reasonably and constructively.
Unfortunately, that same level of consideration and cooperation has not been shown by Pentland.
The woodland requires proper maintenance, and there are trees that are now impacting the electricity supply running across the land. I have made numerous attempts to contact Pentland about these issues, yet there appears to be no clear point of contact and, more importantly, no willingness to properly engage and take responsibility.
This is not about complaining because I have woodland behind my house or expecting the land to be perfectly maintained. These are genuine and ongoing issues that require the attention of the landowner.
More recently, one of the trees fell into the road, leaving myself and my neighbours to deal with the situation. This is particularly disappointing when repeated attempts have already been made to raise concerns.
I have been reasonable, supportive and cooperative throughout the development. I don't believe it is unreasonable to expect a landowner to show the same responsibility towards the people living next to land they own.
Pentland needs to take ownership of this situation. The outstanding maintenance issues need to be addressed, the trees affecting the electricity supply need to be dealt with, and there needs to be a proper point of contact for residents who are directly affected by this land.
I am posting this review because repeated attempts to resolve these matters directly have gone nowhere. This review is not about causing a problem, it is about trying to get one resolved.
As a developer, I cannot comment on Pentland’s service. But as a neighbouring landowner, my experience has been extremely poor when it comes to communication, responsibility and being a good neighbour.
I sincerely hope Pentland will now take this opportunity to engage, take responsibility and actually put things right
