GoogleI recently found myself in a very difficult situation, I’d sold my property and on the day I was due to exchange on the purchase of my new home the sale fell through. I was in a position where I had to find another property very quickly. As luck would have it, a house I’d originally wanted on London Rd in Neath had come back on the market as a buyer had pulled out.
I spoke with a lady at Alison George Estate Agents, explained my urgency, stating if all is good I’ll immediately submit an offer and instruct my solicitor the same day. She was great, professional, friendly and non-pushy. I was also told the owners were desperate for a quick sale.
I viewed the property and said I wanted to make an offer immediately, she told me I had to speak with Greg in the office to submit the offer. A short time later I spoke with Greg, explained my situation and urgency and submitted the offer. He informed me that company policy was to wait 24 hours to submit any offers, I again reiterated my urgency, but he said there was nothing he could do, although he’d let the sellers know I was interested.
I then contacted another estate agent for another property I’d viewed, my 2nd choice, submitted an offer and had a call within 15 minutes to say it had been accepted, so I withdrew my offer with Alison George. That sale is going ahead and we’ll be looking to complete in around 6 weeks from the day of offer.
I’d never sell my home with Alison George if their policy is to not submit offers for 24 hours, how many other sales have potentially been lost due to this odd policy and are their sellers aware of it? No flexibility and no appreciation of circumstances.
The lady working there was great, sorry but I can’t remember her name.

Thanks for the feedback.
It might help to explain the rationale behind the policy. It's in place to protect our Vendors, who are our clients. The industry average fall through rate is 31% - almost 1 in every 3 sales - this is something you’ve experienced yourself - massively frustrating, not to mention costly. Our fall through rate is a fraction of that figure because we take a slightly more measured approach which protects our Vendor clients from ‘snap’ offers.
Sometimes, it’s possible to get 'excited' about a property, especially when there’s a ‘panic mode’ situation and put in an offer, sleep on it, then withdraw the offer the very next day. Maybe because of another property, maybe because the property really wasn’t right for you. It happens more than you might think. If a buyer is serious and committed to a particular property, then 24 hours (and its less than 24 hours in reality) is not really an issue for vendor or purchaser when you consider the average time from offer to completion is currently 150 days.
I hope this explains things for you, and can I say a big thank you for the positive feedback on our staff members - We do love to hear good things, I’ll certainly pass this on to the team.

Watch this guy - DO NOT DO BUSINESS WITH HIM!!!
I should have cut his account sooner, but I've been in business for 17 years and have always run my business based on trust. Don't trust this company!!!

Hi Marcelle, we're really sorry you feel we've tried to avoid paying. The truth is you've not communicated with us at all. You didnt contact us at the end of the free trial, seems you just started charging us with no agreement to do so. We've no idea what package you decided to put us on or how much you were charging us. We have not received any invoices from you, only a statement that appeared in our inbox months after the free trial. We emailed you the day we received the statement asking for invoices, none were forthcoming, we emailed you again end of April asking for invoices, we emailed you again early May asking the same thing. So far no reply. I know the email works and you're receiving them, you're just not communicating at all. We signed up for the free trial right in the middle of covid when everyone's office was forced to close, so perhaps things went a little off with you guys because of that and thats why we've not received anything from you or heard anything from you, but in 23 years of business we've never not paid anyone. We're happy to pay for whatever we've used at the per call rate advertised on your website and i've emailed you a number of times telling you that. you just need to the basics right to get paid - send us the invoices and please reply to our emails!

GoogleI've had a few occasions where we have viewed houses with these guys but the last time we wanted a valuation. Unfortunately one of the team couldn't make the evaluation due to potentially contracting COVID.
The reason for the 3 stars is due to the fact that I was offered a valuation over the phone. I really don't understand how a valuation can be done over the phone when they haven't seen the house and the changes we made. I don't find this very professional.

Yes it was a while ago, and thankfully Covid is now behind us.
It was a Government directive that we couldn't enter anyone's houses at the time. No estate agent could, it was forbidden by law.
Like most agents we pivoted temporarily to offering over-the-phone valuations, not ideal by any means, but our knowledge of the local market, price fluctuations, comparable sales and local property data means it would still be fairly accurate, as long as it was described fully.
Like I say, not ideal, but it was a situation that was out of our hands and we're very happy to be back to normal.

1) I think you may have us confused with someone else. We didnt take a call on Friday about an abandoned caravan, and we dont/wont give legal advise over the phone anyway, we aren't lawyers.
2) You talk about an abandoned caravan, but you say it was stolen and you want it back. so is it abandoned or is it your caravan?
3) if a crime has been committed, contact the Police.
4) if you're accusing us of stealing your caravan, which it looks like you are, then thats libelous.
I kindly request you remove this false and defamatory review.

FacebookThey have this advert on the radio text them and they send you a free book on letting in neath. I thought sounds alright free book, and see what they have to offer. I am currently using Clee to let my properties out, no frills just a good service. But if these lot can do a cheaper job I give them a whirl. So I texted the number they asked for a email fair enough, then no book some flannel about a rewrite. So why is the advert still getting broadcast? What I have got is a lot more work for my spam box, this could be a coincidence of course but a bit iffy. But I will not be going with these clowns either way, if they can't even deliver a simple PDF email file while promising one. What kind of service would they deliver? I will be staying with Clee for now no bollecks just do what they say on the tin.
