In March 2024 I decided to sell a commercial property by Auction. Having never sold a property by Auction previously I decided to obtain three valuations from three South Wales based property Auction Houses.During the process two of them came across very poorly indeed in fact one company valued it at 170k less than we opted for as a reserve and the other valued it less than 90k.From the minute I met Marc Moorish from AHW it was evident that he knew the industry inside out and was vastly experienced which gave us immense confidence.After engaging the services of AHW it was a very smooth and faultless experience. Communication from Marc and Lesley in the office was outstanding at all times.On 1st May 2024 the property was sold for 64k over the reserve price which was a fantastic result.I would highly recommend AHW the whole process was a very positive experience.One other bonus is that all the other Auction Houses in South Wales charge 2% commission whist AHW only charge 1%.

watch out for listings by this company, they massivly underestimate the guide price. As soon as we turned up for the veiwing, we were told by the guy that its probably going to go for a figure that was £30,000 over there listed guide price. considering solicitor fees are £500, and the person dealing with the viewing already new it was going to go for much more, we could have saved ourselves forking out for the solicitor.

We will have launched the property with an appropriate guide reflecting the seller's minimum expectations. Our job is to try to create competitive interest and ensure an exchange of contracts on auction day at the best price possible. When marketing we do not want to waste an interested party’s time, therefore, if there is a lot of interest, then we feel it is our duty to give an indication of the likely end value, particularly if we have had significant pre-auction interest. The reserve price (minimum the seller will accept) is always set between the quoted guide price or no higher than 10% above a fixed guide which should give a fair indication as to where we expect the bidding to go, although a sale at auction is always led by the buyers all who will have a different view of value. I was passed onto Auction House West Yorkshire by my estate agent as my property was not suitable for a normal sale, due to its condition. Stephen and Jon were my points of contact and managed all aspects of the process of sale from arranging my EPC, brochure, house viewings, giving feedback from viewings etc. and all the way through to the auction itself on 14/12/22. I was very impressed with how they supported and helped me throughout, which was most appreciated as I did not have any prior knowledge or experience of house selling by auction. I felt that they went the extra mile for me as they provided meter readings several times that I required for my energy provider, as I was unable to get them myself due to living in Buckinghamshire. I was most grateful for this and not having to make a special journey up to Yorkshire to do this saved me both a lot of money and time.I would thoroughly recommend Auction House West Yorkshire to anyone who is selling a property that requires a sale by auction.
