Professional, Dedicated yet retaining the Personal connection Background:- We were selling a family member’s home who had moved into a care home. It had been on the market, with another estate agent, for 9 months when we moved to the Green Room. Property:- A 4 bedroom individual design 1960 house which had been owned by our family for over 55 years. It did not have an en-suite, fifty years ago the kitchen would have been a good size but no longer, no shower in the property, it is on a slopping plot and the garden needs a lot of work. It has been looked after but needed modernising to suit today’s lifestyle. What it does have is wonderful sea views from three of the bedrooms, sitting room, dining room, front garden and sections of the rear of the house. Changing estate agent:- We live a several hours drive from the house. When it was first marketed we met the 4 estate agents who valued the property. We had one priority, the agency must offer a listing on Rightmove and Zoopla. We had even prepared a spreadsheet of questions to ask each agent. We were quite analytical. 3 valued the house at the same price. With hindsight we chose an agency the family member would have probably selected. Second time round we asked two agencies to value the house and we stayed at home. A family friend provided access for the agents and we asked for them not to provide information. This time there were NO spreadsheets. We had asked for honesty no sales pitch, clarity as to the way forward, a valuation that would generate interest, their perception of the pros and cons of the property. Nick’s appraisal listed the short comings, the positives, the market sector it should appeal to, how he had arrived at his valuation and he gave us hope. We had found our agency. Why hadn’t we chosen the Green Room first time around - we no longer live in the area and didn’t know they existed. Please do not fall into the same trap. Marketing and Sale:- The photographs were superb, somehow they gave the house atmosphere. The video tour brought unexpected emotions to the fore when we watched it for the first and second time. The music, the aerial shots captured its position, approaching the property over Langland Bay, entering through the front door - it was misty eyes time. However photos by themselves would not sell this property and this is where the Green Room excels. They do not sit around waiting for prospective viewers to make contact. They contact clients who might be interested and talk to them about the property they do not rely on it being spotted on the various search engines. The Green Room team spent quite some time talking to possible viewers. It went on the market with them on 9th April and we had an offer within two months. We put this down to the professionalism and different approach of the Green Room team. However the sale fell through and this is when we saw just how good the staff of the Green Room are at what they do. They had already picked up the vibe that the sale might be stalling due to no fault of our house and had started to list possible clients to contact. As soon as the sale fell through they were actively contacting viewers. Their energy didn’t wane, they were determined to find a new buyer and they supported us through a very testing time. And yes they found a new buyer. Conclusion:- We cannot praise the Green Room Estate Agency enough. They bring a whole new dynamic to selling houses. Just take a look at the awards they have won. These awards reflect their professionalism, enthusiasm and dedication to their clients. Ours was not an easy sale especially as we did not live locally. However communication was superb, all the staff are extremely approachable and up to date with the position of either marketing/viewers or sale of the property. Quite simply they are brilliant.

I found choosing an estate agent a very stressful process. Out of fear of choosing poorly and the house going stale in an unusual market we called many of them to look round and give us their view on our home. We had 6 come to see us and none other than Nick gave me any confidence. The first 5 had either rubbish market comparisons, a negative attitude towards our home or simply didn’t return my calls before even being instructed to list with them. Nick came along, he was knowledgeable, keen and punctual. Our home was sold within a couple of weeks and he worked his socks off up until completion (and more) to get the sale done. We are really glad we chose the greenroom and would gladly use them again and highly recommend.
