TrustpilotLaw abiding citizens on universal credit refused
I enquired about a 3 bed property. My husband works fulltime and we have two young children and we are on universal credit. I was told that the landlord would not accept anyone on universal credit. I rang the agent to clarify that we couldn't even apply for the property because we are receiving universal credit. The agent said that they were sorry and it was the landlord's decision. We have always paid our rent, we have clear DBS checks we haven't ever had a speeding ticket and we would have had good references from our current landlord. I thought discriminating against DSS is unlawful.

Thank you for your feedback. Our referencing criteria requires a homeowner guarantor if you do not meet the affordability requirements for the property or if you are on Universal Credit. If you are unable to provide a guarantor who meets the referencing criteria, we would unfortunately be unable to proceed with your application. Please contact lettings@pattinson.co.uk if you would like to provide any further specifics about which property you are referring to.

Absolutely not professional and by far worst auction firm which I have had to deal with it. Cosidering I have bought house previously in auction. I have been misled by the Pattinson by not providing the necesary documents related to the house, considering the 6k of fee which they are getting. I'll add I have emil to the firm. As requested on google reviews by them. Unless they're going to pay the money which I spent.

My experience with Pattinson was great. Although it started slow , but on review, Helen Widdowson was understanding and supportive and in fact , managed to bring a buyer in , within a week’s time , which was amazing. Thank you Helen and team for getting us sold and move into our new nest. Happy days and best wishes. Rebecca Gill

TrustpilotPoor experience
Poor experience, phones not answered if they want to avoid speaking to you. Inflexible and refused to extend auction date until lockdown ended even though police were refusing entry to the village my property was for sale in - to maintain lockdown rules. Plus I reported the board with web details on missing after only a few days. Pattinsons offered to replace it only when I made a fuss about ineffective marketing of the property - BTW they insisted the marketing was completely effective. I allowed myself to be talked into selling with them despite initial misgivings. Entirely my own fault, should've listened to my gut! I own other properties and am certain they will be seeing no more of my business. I don't feel they are acting for me at all and don't feel in control of the property I own through their online auction process.

Hello Julie,I'm sorry to hear you feel like you have not had a positive experience with us. After looking into this, I can see that our staff did respond in full to your query within 6 working hours, and we also have record that we did agree to extend this the first auction cycle, despite recommending that this would not be the best course of action for your property. We have also offered to ask our local agent to replace the board as soon as we were aware of the issue. We understand that the current lockdown may impact viewings, however we can confirm that every party who has requested to view has been able to do so successfully, so no viewing opportunities have been missed. We have marketed your property extensively across 7 online platforms as well as marketing internally to our client list. We apologise if you feel like you have been misled, and please do feel free to contact us directly if you would like to discuss any of these issues further.

TrustpilotVery Rude and Unprofessional
Terrible experience with incredibly rude staff. Not being familiar with auction purchases I rang up hoping for some helpful instruction but instead got through to Vinny Dadhria who was very rude and unhelpful. Further to that once logged into my account they had left rude comments about me in the notes on the property. This is incredibly unprofessional and has ultimately put us off progressing with any purchases with this company.

TrustpilotPredatory
Predatory, excessive and misleading fees structure for auctions. Most auction houses charge 2% of sale price. Pattinson loaded 7.8% in various charges. £23,400 for an online only auction. Should be regulated, fined and disbarred.

TrustpilotFeels very scammy
Feels very scammy. The moment we purchased, they sent us an invoice for £10,500 more than we had agreed on the phone with their sales rep, and then immediatley threatened to sue us for the extra money. Was also difficult to get them to send official invoices, but they did send requests for money in emails that were added up incorrectly, causing delays. Expect high pressure sales tactics and no mention of the real fees, which start at 6% of the property price. Do not assume something is true just because they told you it on the phone or face to face. Get everything in writing before you register on their portal.I hope the time i spent on this prevents someone else from being a victim. Im sure i wasn't the first person they played these games with.

TrustpilotSmooth move-in!
The renting process was smooth since the start, since the day I contacted them. Our agent Eloise Wallace was very responsive and helpful throughout and promptly replied to all our queries, and honestly made it very easy and simple for us. Moved us in on our desired date :) Would definitely recommend Pattinson!

GoogleWent in a few months back for advice on a couple of things.Although shop personnel where polite they could not answer my query in full. They took my details and I was told that the relevant department would contact me and discuss it further. Still waiting! Unfortunately if I was waiting for Pattinsons I would have given up. However it is also fortunate that there are many other agents out there more willing to help. Needless to say I went elsewhere.

GooglePattinsons were our vendor’s estate agents and were really helpful from the offset. We were viewing houses 4 hours from our current home which was difficult logistically but arranging an appointment and then a second viewing was no issue. They were informative throughout our purchase and held onto the keys until we could make the journey up to the north east to collect them.

GoogleWe bought a house for sale with Pattinsons recently and have since decided we won’t ever consider a house for sale with them again since the process of dealing with them has been so poor. From the beginning to end, communication and updates have been terrible. You’re unable to get through a lot of the time and the sales progression side of the process was poor. Our estate agent telephoned us daily with an update and her handover would regularly include ‘Ive tried several times to call but haven’t gotten through..’. An offer was agreed on the property under the stipulation that we needed to move by august. The message re. Urgency and need for completion was formally handed over 5 times by our estate agent to pattinson sales progression staff and by us informally several times too. Unfortunately we don’t think this message was communicated back to the owner of the house we were buying and combined with her poor solicitors we came to a point where we weren’t able to trust Pattison with anything. And our move took place several weeks later causing us to put our things in storage to allow the rest of the chain to progress. Right through to collecting the sales board (it was never changed to sold!) at the end of it all..We would recommend avoid this estate agents and sadly we have friends and family who all have echoed similar experiences.

GoogleAbsolute misery dealing with Pattinson while trying to purchase a property that had been on auction with them for over a year. When I tried to get them to just make a normal sale, they got the buyer to agree to the price, but then gave me huge pressure tactics to buy "as is" through the auction terms. I refused to take such a risk before making sure a bank would issue a mortgage on the property. When the bank sent someone to do a valuation, they uncovered missing information that they needed. When a solicitor looked over Pattinson's legal pack, there were over a dozen problem items. When I pointed this out and asked to calmly sort through them, they went radio silent for a week and then told me the place had suddenly been sold to someone else. No chance to even raise my offer. Very strange. In retrospect, probably dodged a bullet from dealing with these shady characters. They never have voice mail either and are rubbish at returning emails. My mortgage advisor and solicitor were stunned by Pattinson's behaviour. Beware!!
------
As a reply to the owner, your response is not correct. Yes, some emails were sent late at night by you, but I have many emails that did not receive a response. And since neither your agents nor auction team had voice mail turned on, I tried numerous phone calls that were unable to get through. Many just simply trying to return a call! To claim you "guided me" through a "simple process" for an auction is a gross misrepresentation of the facts. It's a very risky process that all independent mortgage advisors and solicitors I dealt with said I would be very ill-advised to do on this property as it was listed. Still, your auction team pressured me and told me to "trust them." Yes, we viewed the property under auction terms, but when we discovered these problems, we asked repeatedly whether the sale could be switched to a conventional one. No help. We spent several hundred pounds trying to progress the sale towards our agreed upon price as quickly as possible, keeping you updated all along the way, even though you gave us no assurances the sale would proceed, and then right at the end you sold the house out from under us with no warning whatsoever. I have no idea what your other offer entailed, but it surely did NOT comply with the new laws about septic tanks that I raised as a legitimate question. (The environment agency will be informed, btw.)
Again....buyers beware!!

Thank you for the feedback. We have replied to your emails and demands for the property in question without hesitation during in and out of working hours (one email being at 10pm).
The property was advertised with Auction terms and conditions when you arranged the viewing. Auction is a simple process where we guided you all the way through and unfortunately you were unable to comply with these conditions. There is nothing untoward with our process and these are clearly stated on our website. The vendor received another offer from a buyer that was able to meet with these terms and conditions.
The team and I wish you well with your property search.

TrustpilotNo heating for nearly 7 weeks
Extremely disappointed. We have been without heating for almost 7 weeks now and seem to be getting nowhere with this company. We threatened to cancel our standing order and still nothing. Unfortunately we have still made payment as we don't think it's fair that our credit rating should be affected, so we'll probably still get nothing done in October as our payment has been made. We contacted them on 31/08 about our heating and water and fair enough, the water got sorted quickly, but my little girl who is unwell has still had to freeze for however long it will take to get this resolved. Looking to make a formal complaint as this is unacceptable. We were promised that someone would come out for our heating last week regardless of if the landlord approved it or not but have had no response since.

Good Morning,Following your report of a problem, the contractor attended and found an issue with the pressure dropping. The only way to restore hot water to the property was to remove the link to the central heating. The contractor believes the cause of the pressure dropping is a leak underneath the floor. As the property has laminate flooring throughout, he would need to take up the flooring until the leak was located. We have tried contacting your downstairs neighbour multiple times to see if we could gain access to their property to identify the location of the leak. Unfortunately, we have not been able to gain access. As we have not been able to contact your neighbour, the contractor has been instructed to lift up the laminate flooring to try and identify the leak. We are more than happy to supply electric heaters should you require and these are available on request, free of charge, via the maintenance team until the issue is resolved.

TrustpilotThey take your money but don't sell your house
The experience from start to present has been completely appaling. I registered with Pattinson in November 2018 wanting to sell my house. I was quoted an upfront cost which I agreed to, but a few days later they told me it was actually higher (after I'd signed the contract). Aside from the fact that I get emails advising there are going to be viewings, I never get any feedback from these. Their only selling tactic seems to be to get the owner to reduce the price. In January 2020 they contacted me stating it would be a good idea to rent the property (seen as they hadn't sold it yet). Reluctantly I agreed and signed a contract which included a rental guarantee in case of no payment. The house also remained on the market for sale. About end of May/June 2020 they started contacting me again with tenant applications, a lot of which had CCJs and no income or no references. I asked if I would still be covered by the rental guarantee to which they replied "no, not in this situation" . I told them I did not wish to rent to anyone with adverse credit or no income or references. Pattinson then advised me to get gas and elec tests and certificates done as they had a tenant who wanted to move in soon. I agreed and sent over the payments quickly to ensure everything went smoothly. The next week they told me the tenant had failed the credit check! Over the next few months I continued to get emailed with applications for people who didn't have jobs or references. And so again I told pattinson agents I didnt wish to proceed. It wasn't until last week (end August2020) when an agent emailed me to ask if I was happy to proceed with a tenant who is a Smoker and Unemployed, that I was told they have cancelled the rental guarantee as of April! So I was never going to be covered by this, yet no one bothered to tell me. Had I known about this I would have NEVER agreed to pay around 700 in work to be carried out for gas and elec certificates, as I would not have wanted to rent my property, specially not through Pattinsons. My house has still not been sold almost 2 years since Pattinson put it up for sale. Clearly they are only interested in getting money from people, because once you've paid they don't care. I emailed the head of lettings whos response was arrogant and you could tell he wasn't the slightest bit bothered about helping or offering any understanding. I am yet to hear back from the branch manager.

TrustpilotAWFUL
AWFUL. Rubbish from the start for a first time private renter. I explained that I was unsure what to do with deposits, paperwork and such so my whole application process took much longer and I was handing in the wrong things without being advised that she was still waiting for the right documents, so I thought I had done everything right! It took longer than any two weeks to get signed up anyways rendering my initial holding fee useless!!! No help at all. I was misinformed when I handed my deposit over that it would automatically be put into a deposit holding scheme where nobody can touch it until I moved out. Well that was WRONG, yes it is in my contract that it is soley down to the Landlord what he does with my money, but I did not get that AFTER they took my money. I emailed for help twice after I left the property to which nobody replied, not even to say they couldn't help! It was stressful enough moving right at the start of the corona lockdown without having any help. What is the point of a letting agency for renters?? I am now stuck in a dispute three months later and I don't think I will get it back. Don't give your customers face to face misinformation about the protection of their monies - just be honest and straight up. I have avoided using Pattinson again just for the fact their customer service is severly sub par, especially at Gosforth. DO NOT RECCOMEND FOR RENTERS.
