We’ve had such an amazing experience with Kings in Meopham! From start to finish, they’ve been so quick and efficient in getting the process of moving into our new home underway. The whole team kept us updated and informed every step of the way, which made everything feel so much easier and stress-free.
A special mention to Dominic, who was absolutely brilliant when showing us around the house. He was friendly, helpful, and made us feel completely at ease. His knowledge and professionalism really stood out, and he’s been a huge help throughout the whole process. Dominic is truly an asset to the Kings team, we couldn’t have asked for better service!

GoogleI rented a property from Kings from September 2023 to April 2025. We only ever dealt with Kings - there was no contact with the landlord & all maintenance issues, inventory etc. was through Kings, so I am under the impression that it was a fully managed property.
We did have some minor issues throughout the tenancy (maintenance not followed up on) but was generally okay. We were good tenants and always paid on time.
However, nothing quite prepared me for what we’d have to go through to get our deposit back!
We left the house spotless - even paid for a professional clean on top of what we’d done, including carpets, ovens etc.
Whenever a Kings agent would come for an inspection they would remark how clean the property was. We kept it perfect!
However, when it came to getting the deposit back they tried to charge us £1300 for cleaning and gardening. They tried to pressure us into accepting their initial offer, even when provided with evidence to the contrary and were unwilling to negotiate - even calling me to inform me that ‘in my experience, most disputes don’t go your way’ - oh how wrong she was!
We took the case to the Tenancy Deposit Scheme (TDS), who reviewed all the evidence and ruled overwhelmingly in our favour. Out of £1,356 that Kings tried to claim, the adjudicator awarded them only £275, describing their charges as “disproportionate” and noting that several of the works they tried to bill us for went “beyond the tenants’ obligations” and even amounted to betterment.
In other words, they attempted to overcharge us by more than £1,000 for work that was never justified.
I would strongly advise anyone renting through Kings (Meopham) to document everything, keep copies of your check-in and check-out reports, and be prepared to challenge any unfair deductions. Based on our experience, their handling of deposits is appalling and completely unprofessional. PARTICULARLY WHEN IT COMES TO CLEANLINESS! The property wasn’t especially clean on check in, and we didn’t document this - I’m sure if we did we would have got everything back.
Thankfully, the TDS system worked exactly as it should, but it should never have come to that in the first place.
