GoogleTime wasters without integrity. Knew we hadn't yet sold our property. Allowed us to view the property THREE times and then when we put in an offer said no without even speaking to the vendor because we hadn't sold. The agent I spoke to was so dismissive. If they had said they weren't accepting offers from people in our position we wouldn't have bothered viewing once let alone three times. Very disingenuous. We are in the same position and have since had an offer accepted with a different estate agent.

We’ve looked carefully into the details you’ve mentioned, and unfortunately, they don’t match our records or the interactions we’ve had with you. We’d genuinely welcome the opportunity to understand what has led to this misunderstanding and resolve it properly.
From our side, we believe we acted professionally throughout. We arranged 3 viewings at the property promptly and at a time that suited you, giving you the opportunity to progress your own sale and had regular correspondence throughout. The offer you made to our vendor was not accepted for two reasons: it was below the asking price, and you had not yet sold your property, meaning you were not in a proceedable position.
We took the time to email you with a polite and detailed explanation of the vendor’s decision, and we made it clear that your offer would remain on the table should your circumstances change and for you to achieve an offer on your own house. We did not receive a response, so we were unsure if you required any further information.
Please also understand that when a vendor rejects an offer, this is entirely their decision. As their agent, we are required to act in their best interests and follow their instructions.

Her response was she didn't know, once I had moved into the property she informed me that the neighbours have right of way a can utilise the driveway at their own discretion.
Property was not clean when I moved in. I found stains and hair stuck to the carpets, cake wrappers on the sofa, mould in the washing machine and faeces in the toilet see photos.
The properties suffers from structural damp. I reported this and was instructed to clean it. I did not. I have now left the property and CPS Estates have kept nearly £1000 of my deposit.
This is just the tip of the iceberg with the issues I had dealing with CPS Estate Agents.

GoogleContacted this estate agents CPS (Meltham) to view a property with the intention of putting an offer in. An extremely abrupt and discourteous woman dealt with my call. I provisionally booked a date and time and rang back a few days later to confirm. Again her rudeness was most noticeable. She told me she was out of the office and would call me back when she returned. I heard nothing and the fact I had taken time off work, hired a vehicle to travel nearly two hours just goes to show what an abysmal and shambolic organization this really is.

GoogleI recently used CPS estate agents in Meltham as believe it’s important to support local businesses, I put my house on the market with Emma and Jo and could not have asked for a better service. I was kept up to date with regular phone calls and their professionalism was outstanding.
I felt by using a local businesses I got a much better bespoke service than when I have used larger more commercial chains, nothing was too much trouble for CPS, and they even ended up finding me my new home to buy.
They continually strive to make the experience as easy as possible and take the stress out away - well done and my advice stay local and see what a great service you receive.

GoogleLandlords steer clear! Absolutely useless. Replaced the door on a listed building with one that was not acceptable to the council and taking zero responsibility- which I am now personally having to fight with the council. Tenants burnt down my shed, damaging the fence with zero consequences for the tenants and hounded me to foot the bill! They don't care about or follow through with any complaints from the landlord regarding poor service, but will gladly allow tenants to withhold rent for very minor, non urgent reasons. My advice? Go for a smaller, local estate agency that is better informed about your building requirements and actually cares to keep your business!

FacebookAbsolutely appalled at the rude attitude that I have received from a woman at this company named Emma. After apologising for arriving late to a viewing today which wasn’t for myself but for my brother I was met with a very unprofessional tone of voice stating “well I’m not waiting around” if it was a Dr appointment you wouldn’t get seen”. Again I apologised and agreed with this however I stated we were late due to myself dealing with my toddler who is a little uncooperative at the moment due to being unwell. She raised her voice at me and said I’m not arguing with you do you want a booking on Monday or not. I then proceeded to say that I wasn’t also being argumentative I am speaking to her like an adult to which she then put the phone down on me. It is shocking to say a person in such profession speaks to people this way.
