GoogleShare my experience thts a joke, and the staff who read this should be ASHAMED of THEMSELVES. I was with them happily for7yrs till January 14th 2019. When I lived there and was paying them everything was fine and seen to in the house. I didn't have any choice to leave as I suffer from Epilepsy and Serabal Palsy and lost my D.L.A which was being replaced by P.I.P and was turned down so lost my benefits that help me have some independence ( still in process of appeal).
So I had to end my tenancy I know there a business and have rules which I understand !!!
However that being said , when It was time to ask for my deposit back it became clear to me that no one gets a full deposit back (and this was money i needed to live on) as right away of your deposit is an administration charge which reduces your deposit right away. So no full deposit , spent a week on my hands and knees with a friend to clean house top to bottom NOT THAT MUCH CLEANING WAS NEEDED... Then got an e mail with charges of my deposit £12 for a light bulb replaced a charge of £24 or 25 to remove a can of juice from a fridge, £143 for a deep clean yet when I was in flat cleaning it 1 of there staff popped in for a viewing and commented on how fresh and clean the place looked. How can it look clean then staff in an office say it needed deep cleaned ??? A bill to make a bed, when I moved in the bed was stripped back, so that's how I left it back to how it was when I moved in..
My experience with them has made my illnesses worse due to all the stress, anxiety through the roof depression all time low.
I hope to get things sorted at my appeal so I can have another private let but will MOST CERTAINLY NOT BE USING THIS COMPANY.

GoogleWhat an incredible agency this is. After months of trying to find a property, to no avail, we came across Letting Solutions. Within a morning a successful solution was in progress. Over time we found that the structure of this company from management, to explicit paperwork, financial administration and most importantly client support was first class. Always courteous, friendly, efficient and above all professional.
Yes there were many snags when we first moved in. The previous tenants had left a nightmare scenario for the agents and landlord, but very calmly and most satisfyingly efficiently all these have been superbly addressed, so that now there are only a few minor items left to resolve and all these are in hand. Walking the line between two clients ( landlord and tenant ) can be fraught, but this has been achieved quietly and amazingly well, particularly by our support officer, Michelle, a real star. That the company has an in house maintenance unit was a surprise, but boy do they perform well also. As a result we now know with confidence that not only have we a lovely property to live in but also that we have a great agency working for us and a good landlord. At the end of the day I can only say that this is a five star +++ company.

I used Letting Solutions for around 5 years for two properties and I regret every penny I wasted on their mis-management. Their focus at some point switched from transparency, to conjuring up ways to pick the pocket of their clients.
They accepted tenants that failed credit checks and then took money for rental loss insurance but didn’t take out the policy. This came to light when the tenant stopped paying rent and they gave me no help to recoup the losses.
Their in-house maintenance, Property Extra, charge around 100 - 200% more than a regular reliable tradesperson for everything. Including over 100% mark up on appliances. This unfortunately meant that work that needed doing was delayed as I had to organise it myself from overseas.
They constantly tried to do annual checks more than once a year and charge for it. Whether this was greedy planning or just plain incompetence, it’s hard to say.
I wouldn’t normally bother to write a review like this but as they stole money from my security deposit to pay the management fee for the period they collected no rent, I feel motivated. Any complaints I directed to the company (there were lots) were ignored or treated with complete belligerence.
The fact that the MD, who I never got to speak to, gives himself 5 stars on here I feel vindicates this review. All the responses written here are typical of the “we could never have done anything wrong, we have won awards!” smug attitude.
They are one of the most greedy, ethically corrupt, frustrating companies I have ever had to deal with.

GoogleGood to start and then not interested! In the beginning they were very good and got me into my property quickly, since then they just do not seem to care. On several occasions I have made them aware of essential maintenance in the property and majority of it has not been fixed or even a response to my letters, calls and emails. Every time I need to make contact I seem to have a new property manager so you can never build a relationship and need to explain the background. Also they seem not to know who deals with what - Property Extra do they property checks and any work needing carried out but they cannot organise to get anything done, they only can send if through to Letting Solutions and as previously stated never gets back in touch.
My advise to Property Extra - Have your property managers actually get to know the properties and the people/history of them. They should come out and meet the tenants or at least actively stay in contact via text, email or call etc, and if the property manager changes then let your tenants know about it!!!

GoogleWouldn't use again. I was quoted one price for them to let our property then they added on extras, such as tenancy agreement and then for them to sign agreement. They also have a bizarre rule that when they collect the 1st months rent and deposit they can take up to 3 weeks before they pass it onto the landlord, im not sure they grasp the notion that landlords normally have mortgages to pay.
Communication was poor throughout the process of letting the property they normally took over a week to respond to emails requesting an update. We were also cc'd on personal office emails.
Tenants have been in property well over a month now and we are still waiting for paperwork from them which I have given up hope of receiving it.
The process was very slap dash and not thought through properly, your supposed to make it as easy as possible for people to do business with you.

GooglePeople in general tend to use these internet review sites to have a good old moan about things rather then show an actual positive experience. As a landlord I have been using Letting Solutions to mange my properties since 2001 and over that time have not encountered any problems. When any of my properties becomes vacant it is filled extremely quickly with more quality tenants. My properties are regularly inspected with useful feedback emailed to me.

GoogleI have been in different properties managed by different agencies across Britain; letting solution was the best by far. They conduct frequent property checks up and regular maintenance without a request from the tenant. As normal, there is an occasional conflict between the tenant and landlord. However, I found letting solution management and staff are very professional and friendly in dealing with conflict. I would definitely recommend Letting Solutions for tenants and landlords.
