TrustpilotPoor quality viewings and service
The Clapham branch sales negotiator was late for the viewing and didn’t ask anyone from the office to notify us (15 minutes late). He had also double booked the appointment, the entire booking was a bit of a disorganised mess. There was a fair bit he wasn’t aware of and generally wasn’t that helpful. The specifications I gave weren’t followed in the viewings. I was ignored when asked if I wanted a broker and my contact information was shared when I had asked for it not to.

TrustpilotProfessional and committed
We couldn’t have hoped for a better estate agent than Bairstow Eves. We had top class service - professional, friendly, diligent and 100% committed. Jane Crosland guided us expertly through the process of selling our family home, gave brilliant advice and her experience in pricing and marketing were invaluable (and spot on). We were lucky to be in safe hands with Jane. Throughout Rob, Donna and Tom kept us fully updated on every step of the sale and took time to answer all our questions promptly. We were delighted with the outcome and would recommend Bairstow Eves to anyone looking for a successful, stress-free sale.

**★★★★★ Prompt, professional and genuinely helpful**
Beth, Rebecca, Sally and the team at Bairstow Eves Grays were excellent. They were prompt, polite and professional throughout, explained everything clearly and were flexible around schedule. They found good-quality applicants quickly and handled viewings and referencing efficiently. I'd happily recommend them and would use them again.

TrustpilotAbsolutely disgusting service
Absolutely disgusting service, they come across very professional when they value the house, but once its on the market the staff are unhelpful and take days to answer emails. The details were incorrect online as it was put live without us agreeing the details, the pictures were awful and the one thing we did make them change. There has been no effort to sell the house, only having one viewer in two months. Only to find out that the contract is for 4 months too, devastated. Stay away from this company.

GoogleRecently purchased my first home through Bairstow Eves and had the absolute pleasure of working with Joe and Filiz. Without a doubt, they are the best estate agents I’ve ever dealt with!
Joe, in particular, was a star, always informative, incredibly polite, and proactive in keeping the entire process running smoothly. He made what could have been a stressful experience feel effortless. I can’t recommend Joe highly enough, top-notch service from start to finish!
Thank you both for making this milestone such a positive experience.

TrustpilotBeing an overall national company the service has been a great start
Being an overall national company, the service i have received from the Witham Branch has been nothing but fantastic so far as in the starting stages. The credit goes to Lauren through her empathy into what is a very complex situation and has pulled the team together to make this an easy process. Her style of keeping you updated on the whole process is exceptional and ensures the correct people get involved with the understanding behind it.

GoogleFiliz and her team were exceptional from the beginning. Although we initially sought a small, local independent agent, Filiz’s personable approach, knowledge and support of a national company set her apart. She sold our flat quickly and worked closely with us throughout the whole process to make sure everything ran smoothly. Her friendly and competent team were always available, and their genuine care made a huge difference. We cannot thank them enough. Thanks, Filiz and team! Jacquie & Stu

TrustpilotLeah Roots of Bairstowe Eves
Leah Roots of Bairstowe Eves, has been absolutely fantastic.
Acting like a Project liaison, she contracted suppliers who refurbed our property well in time for our new Tebants.
Leah added that extra bit that made the outgoing and incoming Tebancg a breeze
Based on this, we would recommend Leah every time.

I want to give a shout out to Rosemary (Rosie) from Bairstow Eves (Loughton) for being the best buddy in my search for a place to rent.
We always felt that we are a priority for her and we were a team in "hunting" the perfect home.
I highly recommend Rosie to anyone looking for a property.

GoogleI’d like to say a huge thank you to Rosemary who was our Lettings negotiator during our moving process. Her kind professionalism and genuine spirit really translated across well & it was something that struck me every time I had the pleasure of speaking with her on the phone & via email. There’s a reason Rosie’s name has been mentioned so often amongst these reviews. She managed to make an ordinarily stressful time feel so much more manageable (dare I say, even enjoyable…) which is no mean feat and for that we’ll be forever grateful. Alongside her friendly colleague Rob, Rosemary is a real asset to her company & should be given full credit for everything that she does. She's a real gem.
Thank you Rosie & Rob!

TrustpilotThey need to learn Property Ombudsman code of conduct.
We recently viewed a period apartment in Folkestone through Bairstow Eves. We had noticed that around 4 of the 5 apartments in the block had gone up for sale over a relatively short period of time, so we checked outside the property with ‘the sales negotiator ‘ if there was anything going on, or was it 1st May legislation with renters rights maybe?
We were told categorically there was nothing untoward. We were told that an apartment had sold, another was being refurbished, and that this particular apartment was still for sale.
We went ahead with the viewing and the apartment was a lot more rundown than the pictures could be demonstrated which was disappointing as it needed a total refurbishment . Anyway we saw the potential, so subsequently put in an offer. Everything seemed to be moving along and there was a lot of communication that day. Then, that evening, Claire, the branch manager, contacted us to ask whether we were aware that a Section 20 notice had been served?
We weren’t aware of it at all.
This was obviously a huge shock, particularly as we live around 90 minutes drive away (On a good run) from Folkestone. We had spent a considerable part of the day travelling there and back, including coming back through rush hour, only to discover afterwards that there was a significant issue relating to the building.
Claire explained that the roof required repairs and that there was only around £10,000 in the contingency fund. So reading between the lines …Once the work was carried out, the apartments would most likely have to contribute towards the cost.
In the construction industry ourselves, we asked to see the surveyor’s report so that we could understand exactly what was required. Claire then told us that the vendor had requested several times that the freeholder share copy of the report & quotes but had been unable to obtain it.
At that point we decided to withdraw from the purchase.
Firstly if Section 20 has been served we understand that this should have been disclosed on the property details. It wasn’t on the paper details we were given and it wasn’t on the online property details either.
We appreciate Claire being honest with us once the offer process was underway and for bringing the Section 20 to our attention. We just wish this information had been made clear before we travelled to view the property and certainly before we put an offer in.
We lost a considerable amount of time travelling and viewing a property that, had we known about the Section 20 and the potential costs involved, we would not have gone to see in the first place.
Our frustration is not therefore isolated to there being a Section 20 served, these things happen with properties … but that we specifically asked whether there was anything untoward with the block and were told there wasn’t.
We appreciate Claire’s honesty. We just wish our time hadn’t been wasted. It is poor such data was withheld.
We really did thankfully get out at the right time of the sale process as it was definitely not a sound investment ..
It would be maybe beneficial if Bairstow Eves estate agents familiarise with ‘ The property ombudsman code and consumer law ‘, estate agents are expected to disclose material information in the listing and help buyers as soon as they become aware of anything that would affect the buying decision. That includes sharing data of pending major works, a section 20 notice and a thin reserve fund.
I would urge you to ask more questions before doing viewing is sales details are not disclosing the full picture of what’s going on with the listing.
For us, Claire did the right thing by us (We are grateful for the honesty) but something went a miss with the process for sure!

TrustpilotDO NOT TRUST BAIRSTOW EVES, Property Rented Without a Valid Licence
I am writing this to warn other families. My family and I have experienced nothing but stress and chaos since renting a property through Bairstow in May 2026.After moving in, we discovered to our horror that the property was let without a valid property licence. When we raised this serious legal issue, the agency completely absolved themselves of responsibility, blaming the landlord. Under UK housing law, letting agents have a strict legal duty to verify and ensure proper licensing is in place before letting a property. The customer service at this branch is shockingly unprofessional. Particular staff members, Mehmet, Rejaul, and Exene, are completely evasive. They take weeks to respond to emails and refuse to answer the phone. On the rare occasion we do manage to speak to them over the phone, they make empty promises to send over details, only to go completely silent and ignore all subsequent emails.Avoid Bairstow at all costs if you value your peace of mind and legal safety. They take your money and completely abandon their legal obligations.

I have been calling Cannock office for weeks trying to get a viewing of a house but they do not answer. I have emailed and left voice messages to no avail, I guess I won’t get to view that house then?!
I have heard they are going into liquidation which could be the reason, either way it is not a good service. Good luck to those selling their houses with them, you might want to review your contract and use elsewhere!

I have bought and sold house so I am no novice. The house I was selling this time was my mothers. Therefor we as a family were still grieving. Information was sparse, not clear and if we had all the information we should have had we would not have accepted the offer and kept the house on the market. I felt the company was not working for us. I have spoken with B Eves but got nowhere. I would not use them again, very disappointed

TrustpilotMy experience with this letting agency…
My experience with this letting agency was extremely disappointing.
I paid a holding deposit for a property and expected clear communication throughout the referencing process. Unfortunately, I received very little communication and had to repeatedly contact the agency myself to find out what was happening.
What I found particularly disappointing was that I was not contacted to be informed that my referencing had failed. I only found out after I personally managed to get through to them. My calls were not being answered, and I eventually had to call from a different number before someone answered.
The manner in which the situation was handled also left me feeling that I was not treated with the level of professionalism or courtesy I would expect from a letting agency.
I am now trying to resolve the issue regarding my holding deposit. I understand that referencing can sometimes be unsuccessful, but I believe applicants deserve clear communication, timely updates and respectful treatment throughout the process.
Overall, I am very disappointed with my experience and would encourage anyone considering using this agency to make sure they fully understand the holding deposit terms and what happens if referencing is unsuccessful.

Very unprofessional rental agent. Very doggy. Said I failed my reference when after just 2 days. I provide 2 bank details which one was my salary account and they intentionally did use the salary account. Came back and said the other accounts doesn't have trace of income. They told me the Landlord is going with someone else. Please for anything you do, don't use them except you want to lose your holding deposit or they might make life a living hell for you even if they give you the house. They can do anything for money these lot.

TrustpilotI have used Bairstow eves to manage my property
I have used Bairstow eves to manage my property for the last two years. However the deliverables that were set out when signing the agreement were not met, from increasing rent annually according to market rent, to making sure that licenses were in place throughout the two year let. I have both times went out and got the gas certification and then sent it over to them myself, this was a managed service and Ideally they should have provided this service if not a reminder at least.
3 months ago, I had asked for Bairstow eve to cancel my contract so I could manage the rental myself. After emails back and forth and now being ignored I am still being charged for an expensive service which I no longer want. I would not recommend the management service as it is pointless, collecting rent and their charges seems to be the only thing they are good at, which seems to be a centralised process rather than dependent on the branch it self.

GoogleExpressing just how profoundly grateful we are for Rosemary, our letting agent. She didn't simply assist us; she embraced us with reassurance every step of the way, from the very beginning to the end of our tenancy journey. Rosemary is an absolute gem in her profession, offering not just practical help but a comforting presence throughout our entire moving process. And her support didn't end there; even after we had moved in, Rosemary continued to stand by us, aiding in the resolution of any issues we faced.
I simply cannot emphasise enough how highly we recommend Rosemary. Her openness, her genuine care, her unwavering support, and her innate understanding of her clients' needs make her an exceptional agent. We feel incredibly fortunate to have had her on our side.

Just got an email and called her straight, she was very happy to check for me if the flat would be suitable and less than 5min after she was calling me back with an answer. right after i went to see the flat and fell in love. She was very supportive all the time and extremely friendly, could feel straight how nice person she is. I would definitely recommend her service and even now, after I move to the flat, she’s always present and happy to help. She’s always on top of her emails as she doesn’t take long to reply and I really appreciate that. 🙏🏻 no doubt how good professional she is
