GoogleSold my bungalow with Laurence, Andrea and the team recently. Hugely happy with the price achieved and the work they did to get the chain through. Great people strong comms and I trust them. Definitely recommend.

Google10/10 experience. I was fortunate enough to buy and sell through Lawrence Rooney from September 2022 to March 2023. This was my first property sale and second property purchase and Lawrence, Andrea and the team made the entire process plain sailing and virtually stress free. No request was too much or too small, they are completely transparent, open and honest and they keep you up to date from start to finish. There is a lot of integrity amongst them all - unlike some estate agents - and it is a breath of fresh air. My take away to anyone is this: if you are contemplating LR, particularly a property sale, I would engage them as your estate agents. I cannot recommend them enough.

GoogleToday I completed the sale of my house in New Longton which was done in 3 months. I initially chose Laurence Rooney and the team for their local knowledge and the anticipated personal service, after being recommended, I was not let down. Chris, Andrea and the team provided expert advice, advised of future purchase and most importantly provided weekly updates on who needed to do what and when; I always felt informed and in control. There were many outstanding qualities on the service they provide but the two that stand out is their excellent person centred service and how they communicate that. A truly outstanding estate agent. GooglePoor, unnproffessional behaviour , called up before the viewing to explain we are running late and explained we wouldn't get there until 5.45 and asked if that would be OK, a male staff member called Lauren/Lawrence agreed it would be OK. At around 5:40 we recieved a call saying the agent who was going to show us around is leaving. I got told I am a liar that I said 5:40 not 5:45 I asked if they can please stay till the time we agreed and then the male staff member asked me what time I finish work and started to ask me if I would stay after I could leave, I explain I am 14 hours up on overtime so yes I would and I asked him what does it have to do with him agreeing a 5:45 viewing. He continued to be rude I asked him to listen back on the call as it took us almost an hour to get there and I wanted him to register. To the call to where he agreed 5:45 but he declined and continued to call me a liar , I also firstly spoke to a lady on the second call who was also very rude . Very poorly handled , we wouldn't have continued on our way there if they didn't agree to that time as its not convenient for us. I asked for transcripts of the call as I am appalled and he declined again very argumentative and a poor example of a property agent and property agency.
In all our years of being an estate agent we have never been screamed at, shouted at or abused because they were late for a viewing all on a Friday evening. Unfortunately our member of our team could not wait any longer as they had prior commitments at home. When we rang to explain our member of our team could not wait any longer and could we rearrange both Lawrence Rooney and Andrea Rooney were screamed at and abused because they were late for the viewing. We will always do our best to help in circumstances and was only ringing to rearrange as our team member could not wait any longer. We could have rearranged to later that evening on Friday when Lawrence Rooney could have met them. However this person would not even let us speak to rearrange.

GoogleOne of the staff told a flat out lied to me. I emailed asking for a photo the bathroom of a property for sale because there wasn't one on Rightmove. - He then called instead of emailing (How am I supposed to see the bathroom over a phone call? Not everything has to be done over the phone and it's a common courtesy to respond to professional enquiries by the same medium.) - He then said there wasn't a picture - He then sent the picture and said it wasn't for marketing purposes You expect someone to buy a property without seeing the bathroom? And why lie?? And why not just put the picture on Rightmove in the first place? The bathroom was actually a lot nicer than I was expecting but the dishonesty and lack of basic competence has completely put me off using this company! I'm not going to make the biggest transaction of my life so far with someone who has lied to me!
To Dan, our lovely member of our team Luke tried to ring you to see if he could help you as we did not have a photograph of the bathroom on our system and marketing. As Luke did not speak to you he then emailed you to say we did not have a photograph of the bathroom and asked if you would like to book a viewing. Luke did tell you the truth our system for marketing and on our system we did not have a photograph of the bathroom. As soon as I got back to the office the team asked myself Lawrence Rooney if I had a photograph of the bathroom which I store separately, my team do not have access to this system. I did and I Lawrence Rooney immediately emailed to you a photograph and explained that the property is a renovation project. Luke did nothing wrong other than try to help and also ensured you received the photograph as requested. If I didn't have a photograph and you needed it prior to viewing we would have gone to the property and taken one for you. I understand this was the email reply from Luke that caused you such and angry review to ourselves: Dear Dan Thank you for your enquiry, I have tried to contact you, but the line was busy. Unfortunately, we do not have a picture of the bathroom. If you would like to book a viewing, please contact the office on 01772614433. Kind regards Luke Dykes Property Consultant

GoogleWe inquired about a property and they gave false and incorrect information around property regulations. When challenged, they doubled down and refused to acknowledge their error. Completely unprofessional with little expertise in their field.
Zaibaa as a letting agent we will always adhere to current legislation. The property you enquired about is not suitable for multiple occupancy.

GoogleAfter developing a certain opinion of Estate Agents in the South Ribble area, whilst trying to find our first home, we contacted the team at Lawrence Rooney to view one of their properties. It all started with them answering the phone in as much as a few seconds! We were fully looked after by the whole team and a special mention for Chris for his professional and speedy service. Where other agents booked us in for wrong house viewings and failed to get back to us, Lawrence Rooney stood by us throughout the entire process and made it an enjoyable and smooth experience. We were prepared for satisfactory service considering the global pandemic, however the team powered through it to get the job done. GoogleDo not trust this letting agency. Lawrence told me one thing to my face then changed his tune over the phone a couple of days later, trying to unfairly charge me and take money out of my bond. The coward!! Also expect to roll the red carpet out for them every few months for the inspection, the fail to understand that you may have children who do make mess from time to time so even though you’ve spent all the previous day cleaning up for them, they’ll will turn up and make comments like, do you own a mop? Or has this even been hoovered? Damn right rude, snobby, stuck up their own back side, waste of space. Good for nothing! Go with a reputable letting agency who looks after their tenants

GoogleWithout a doubt the worst letting agency I have ever used. There’s not a chance in hell I will ever use them again. The way they treat their tenants is disgusting, on inspection I was told I’m not allowed to have a Maiden out and my house should look like a showroom. They took ridiculous photos & absolutely belittle me asking me do I own a hoover & a mop! I had not long had a baby at this point. I’m astonished they are still in business.

GoogleI don't have enough words to describe the horrible service...They do not respect the customer! We had an appointment for a house to view,they called 10min. before that to cancel it cause they dont have a key...We went to the office and said that we like the house and want to rent it without to make another appointment ....they said that's not possible but promised us to be the first on the next day in the morning to view the house and if realy like it to rent it. We made the appointment for 9.15am next day...but guess what???Next day at 8am we've got a text message from Lawrence Rooney Liers that the appointment is canceled again because the house is already rent it...?!??'! NEVER NEVER EVER WORK WITH THEM!!!!
Dear Nadezhda. You are correct the key we had been given to do the viewings did not work and we had to cancel all viewing and we sincerely apologised to everybody however this was beyond our control. Yet again we sincerely apologise. We work on a first come first serve basis as a fair approach to rental properties as long as all criteria is met on application. The first people who rang about the property were the first people to view and applied for the property. We are sorry you missed out on this property however the family who applied were the first family to ring up about the property and booked the first viewing.
