Brad Broch at Smith Melzack marketed our house in Wembley which had been in our family for 5 generations (over 90 years). Brad impressed us from the outset with his market knowledge and he worked tirelessly throughout the process. Brad was always on hand and was both pro-active and highly responsive as the sale progressed. We really cannot recommend Brad highly enough!

VERY DISHONEST AGENTS. 36 BASING HILL, HA9 9QP. If you are a seller wanting to use these guys as agents, think very carefully. My offer of 690k (in 2022) wasn’t sent to the vendor and land registry sold price shows 660k. So they robbed the seller off of 30k - absolute crooks Additionally, I wanted to view and put an offer on another property for investment in 2024 (East Hill, Wembley). Brad Broch obviously has been hurt by my review and called me and said “I have zero chance of getting the property”. They obviously don’t care about getting the best deal for their clients. Maybe if you improve your customer service and do the best for your clients you won’t get bad reviews Review from 2022 They don’t adhere to the code of practice for residential estate agents. I asked for proof of my offer being put forward to the vendor and they failed to provide anything. Will leave it to your imagination why this could be the case. As a seller you should be concerned that offers are not being put forward. Brad initially said I can even speak to the vendor if I wanted but backtracked immediately when I took him up on the offer. Timeline of events 22rd February 2022 - I put an offer of £650k for 36 Basing Hill, which was put on the market for £675k. 23th of February 2022, Got a call from Brad, saying the offer has been rejected. Was told there is a cash offer of £675k which the vendor has accepted. I increased the offer to £685k and checked if the offer was put forward to the vendor. Was told that he put the offer to the vendor over the phone, but the vendor rejected it. Apparently, the vendor has a lot of money and didn’t need the additional £10k that I offered over the cash buyer. Over the phone offers to vendors are against the code of conduct for estate agencies. All offers must be put in writing and recorded. Evening of 23th February 2022, upped my offer to £690k. Was told the next day that the offer had been accepted. Brad checked funds and mortgage in principal which he saw no issues with. Morning 24th February 2022, Brad called me and tried to dissuade me to not go ahead with the offer, saying that the banks are likely to down value the house on valuation. Evening 24th of February 2022 - I instructed Brad to go ahead with the offer anyways 25th February 2022, Brad called me saying the vendor is not happy. I took five hours to decide to go ahead with the offer of £690k between the morning and evening of 25th. I needed this time to i) consider Brad’s points on down-valuation, and ii) I have a full time job and had meetings most of the day. The person living in the house that is being sold is vulnerable and has autism. It is a shame that there are dishonest agents taking advantage.

Najib Rahmani thank you for your email, first of all this is a review which you have copied from 2022, so we have been through this with you once but will go through this with you again for reasons of clarity. The vendor of 36 Basing Hill was made aware of all of your offers at the time and made a review which answered you which I will copy at the end of this response. The owner went with an offer of his choosing, subsequently the property was down valued by the lender and the vendor accepted this and proceeded on that basis (Brad advised you that your offer was probably more than the lender would agree with and this in fact proved Brad to be correct, which is why on Land Registry you see that the property sold for £660,000 and not £690,000). I fail to understand why you seem unable to accept this. In fact you were advised that if you were unhappy with our service that you should report Smith Melzack to the Property Ombudsman and provide evidence which to date you have failed to do. You contacted the office yesterday to view another property that we have on the market and then posted this review, we are baffled by your behaviour. You appear to have been looking for a property to purchase for the last 2 years but continue to post offensive reviews with no basis of fact. I wish you good luck with your attempts to purchase a property. We were introduced to the Smith Melzack via a property viewing on Zoopla. The Wembley office was very helpful and respond to our queries very quickly. Our offer for that property was not accepted but we were lucky to meet Brad Broch, a very knowledgeable sales person who helped us to buy our dream property after he heard our requirements. It did not take him more than a week to manage another viewing for us! Brad was also helping us knowing the area better and speed up the whole process. Less than 3 month, we got the house which we could not believe we can buy it in this market. Thank you!

Managed to get me over asking price within 3 weeks of going to market and we’re now happily settled in our new home. It was a breath of fresh air when dealing with Michael at Smith Melzack. Prior to receiving a promotional leaflet from them, they weren't an agent I had really considered, however after inviting Michael round to value my property, I knew straight away they were the agent for me. I found Michael was extremely knowledgeable and talked a lot of sense, he was straight talking and didnt really come across as your typical salesy estate agent. He sold my property within 6 weeks and I can genuinely say this is an agent I would use again and recommend to friends and family.

Of all the local estates, Smith Melzack have been on the front foot and are setting a new benchmark for estate agents. There is a sense of 'putting the customer first' which probably stems from their new management/owners. Thus far, they are the only estate agents to contact me with regards to GDPR as well as following up on my requirements keeping me informed of any changes that may occur or impact me. Thus far, great and honest customer service from an estate agent that has taken the time to understand my needs and continues to act as if my needs are core to their success. A fresh and new look estate agent making a significant and positive impact.

I have rented my property through Smith Melzack since 1994. Since Tricia took over the service has improved immensely. It’s professional & friendly. Most importantly, Tricia is really on top of recent legislation. Sue in Lettings is amazing! One of these people who does what she says she will. Always on the case immediately and often proactive. Everyone is very approachable. A perfect balance between old school and modern. I wouldn’t go anywhere else.

Dishonest estate agents I’ve ever dealt with. Gave me the run around for weeks. They lied from the start, told me the homeowner has sold the house to a friend of his sons. I went to see the homeowner as I really wanted the house and was willing to put a higher offer. I then found out the seller had no knowledge of the first offer I put in and there was no “friends son” ( agents latter claimed it was down to miscommunication). It seems like the agents had already sold the house beforehand at a lower price to someone they liked and wasted my time and lied. It’s sad that an agent would rip off their own customer ( the homeowners were an elderly couple which makes it so much worse and they were selling to get a retirement home). At least now the homeowner knew Knew about my offer so hopefully they received a good price for it from who ever they sold it to. They made me get a mortgage in principle before I could even put a offer in which obviously impacted my credit score as I had to get a credit check when they knew full well I would not get the property regardless of what offer I put in.Do not buy or sell a house with this agent. Should have listened to all the negative reviews and stayed away, the positive reviews seem questionable.NegativeResponsiveness, Quality, Professionalism

Dear Minesh In response to your review I have to say that I am extremely disappointed and feel that your review is inaccurate ad has been written more so because you lost out on the property that you wanted to purchase rather than a true reflection of the events that took place. As I recall you viewed the property and put forward an offer at the same time as another buyer, both offers being of the same amount. However the other buyer was in a slightly better purchasing position. As an agent in a position where two buyers want to purchase the same property, in the interest of fairness we went back to both interested parties and others who had previously offered and asked for the best and final offers. After receiving best and final offers, both you and another buyer had both offered the same figure. The other buyer, a cash buyer, and you a buyer part cash and part mortgage (in fact we recommended a broker for you), aligned with the instructions of our client it was decided to go with the buyer that did not require a mortgage and hence a quicker sale. Our role and duty is to protect the interest of our clients ever more so when they are vulnerable, however you saw fit to turn up at the seller's property unannounced demanding a response to your offer leaving the elders sellers confused and distressed. We have never at any time or during this process "ripped off customers" nor have we "wasted your time and lied". At no point was a friend of the seller's son mentioned so I am not too sure where you have that information from. We work for our vendor and at every stage have made sure that we protect their best interests. I wish you well in your future property search.

He listened to what we wanted, did a market appraisal that was spot on, and achieved the price we wanted in the timescale we wanted. He also worked very hard to move things along during the sales process, chasing everyone involved as required, firmly but also politely. I have no hesitation in recommending Smith Melzack.

We are really happy with the service provided by Brad. We chose him to sell our flat and manage our viewings, as he seemed head and shoulders above the other agents in the area based on our initial consultation, and we are very glad we did. He was realistic and accurate about our pricing, and managed to get a large number of viewings in the first couple of weeks. Within two weeks of placing our flat on the market, he got us a confirmed offer at a price we wanted, from a very reliable buyer, which has now completed. This was done in very challenging market conditions (>100 similar flats for sale within a 1 mile radius, and rising interest rates). He also helped move the process along when the buyer’s solicitors seemed very slow to engage. We would definitely recommend him to anyone wishing to sell in the Wembley area.
