A horrible organisation.

A horrible organisation that is so disjointed it’s a joke. Very rude and their main aim seems to be ‘how can we get more money out of people by doing no work’. People at the branch are okay but the people in the many different disjointed departments speak to you in such an awful way. And if you try and query a charge their go to statement is ‘it’s just the system’ with no explanation behind it. Or if you try and get something fixed in your rented house they’ll just ignore it. I wouldn’t touch this company with a barge pole again.

Giving this company 1 star is only due…

Giving this company 1 star is only due to not being able to give 0. Absolutely disgusting rip off company. My son and his partner needed to give early termination of a tenancy due to the property being unsuitable due to change in circumstances. The landlord refused unless they paid reeds rains £720 which were apparently their fees for getting a new tenant. They did not take new photos, they basically just shoved it on their website again and have refused or made excuses in giving a breakdown of what these ludicrous fees are for. Luckily a new tenant was found straight away but God help them cause the landlord refuses to put anything right and reeds rains fob you off saying its not their responsibility & the new tenants couldn't even see inside the property due to Reed rains messing up with the keys. Even to the end they sent a threatening email that if the money wasn't paid by the end of the 4th day after they provided the bank details they would put a stop on the contract termination. Will be continuing to fight these fees & taking up the matter with the property ombudsman as tried their own complaint procedure and got as far as the area manager who was just as useless as the manager at the branch at giving pathetic excuses for these fees.

Landlords Stay Away

Landlords stay away from this company. They have literally ruined a furnished flat I allowed them to manage. The flat was fully furnished and as each tenant left, the furniture left with them either damaged or left outside in the rain. No checking of the property, rent is always late, but very quick to pocket fees. Communication is non existent unless they want money. It’s an ongoing joke in my family when you call Reed Rains and they say they are going to call you back.

Professional and efficient

My property has just been sold by Reeds Rains Haxby York within 1 week having previously been on the market with another agent for 6 months. They have handled my sale professionally from start to finish and gave us sound advice on how to market our property to achieve a quick sale.

worse letting agent possible for landlord

worse letting agent possible for a landlord. Same thing keep passing on to different person from property management and the next person does not know what is happening and keeps repeating the same thing.

Leasehold brushed under carpet

Agreed a sale on a property that was leasehold. When I asked for details about the lease prior to sale I was told that solicitors deal with this but its about £100 a year. Fast forward 2 months into the sale and it turns out annual lease is so high my mortgage would be refused. When I told this to the estate agent and that we were pulling out of the sale I was met with a rude and abrupt response. I know they lost a sale, but if they were more transparent from the get go it wouldn't have happened (nor would it have cost me £800 in solicitor and servery fees). When we started to search for another house I avoided any Reeds Rains properties and I will never use their services again.

Do not rent a property at Reeds Rains - appalling!

Do not rent a property through Reeds Rains. I rented a property for 6.5 years through WIDNES branch the initial experience was good. After vacating on 7th July I have still NOT received my deposit back of £1250. After chasing constantly for some assistance/update/support visited the branch nothing to do with them now. Laura Wilson Property Manager her words "I do apologise for the delay, however I can not release the deposit without the landlords consent. We are chasing this and will update you shortly". No update I've chased yet again. Absolutely disgusting. What's the point of renting through Reeds Rains as an agency if the landlord has all the control might aswell rent direct for all the good they've been!

I put my parents house on the market…

I put my parents house on the market with Reeds Rains in January and after 2 weeks the second couple to view the house put an offer in. I can’t thank all the staff enough but most of all Nina at Reed Rains for all they did to make sure the sale went through smoothly, especially as we had the Coronavirus pandemic which held up the completion of the sale. I would recommend Reeds Rains to anyone who is looking to sell their house in the future because of their professionalism and knowledge in pricing houses. All in all, a fantastic service from all involved.

Reeds Rains Gosforth - Brilliant staff and communication throughout with regular updates followed with e-mails. Highly recommended and chose these as they were the only Estste Agent in the area where an actual person answered the phone instead of having to leave a voicemail.

Total bad experience with reeds rains

Total bad experience with reeds rainsgot the house but when I went to clean the house prior to the move we found alot of damp on various walls around the house around plug sockets which was dangerous.this was going to be my first home with my little boy this was not livable conditions and they was going to make me stay therethey came to a decision with the landlord to let me out of the contract due to alot of work needing doing only if I let them keep first month rent, bare in mind this house would not be livable, and if the work was to get done I couldn't live there and still had to pay.I just find my first experience with them weren't the best.

A landlord's viewpoint

We have been landlords of just one property which was fully-managed by Reeds for the last 2 1/2 years. We can genuinely say that their service 2017 in finding a tenant, checking them out, & viewings was very good. Our single criticism of their service at the beginning was that messages which were left sometimes failed to be passed around the office as quickly as we hoped. This has improved over the time and there isn't a problem now. But their services are more costly than their competitor's rates. The online portal is good in principle, but only just ok in practice, because it isn't always up-to-date, things which have been resolved aren't always closed/removed quickly, and the accounts side is fairly nondescript. We have recently changed tenants with the invaluable help of a new-to-us lettings manager, ie Sonia. (who we didn't know had replaced Rob). Maybe an announcement was made, but we didn't see it. We have found that their check-out fee for the previous tenant, and their set-up fees for finding & checking a new tenant, and for the Inventory, have all increased significantly in 2 1/2 years. Having criticised Reeds for that, the team in the office have been excellent throughout the lengthy change of tenant process. Sonia has always been positive and pro-active, and open to our ideas - some of which she has tactfully advised against! We feel we have been well-advised throughout and Summer, Brooke, Rachel have always been there to help, even if it meant passing a message on - the difference from before is that now we are more confident that it will actually be passed on. Full marks too for everyone for answering our incoming phone calls promptly! - no 'you are in a queue because all our operators are busy', or switching to insane music, and such annoyances. I give 9/10 to the staff, 6/10 to prices, and just 5/10 to the portal. Main suggestion: is there a better way of communicating staff changes so we know who is doing what? And a big up to everyone from us. Sam & Barbara

Unprofessional and unethical

Unprofessional and unethical. It didn't say offers around, it said asking price. Was told asking price had been offered, how much more were we prepared to pay? Since when did it turn into an auction!?? State offers around if u want to alter the price.

RR HG amazing staff....especially jake you are a special Guy

I think the RR branch in hazel grove are actually the best and most professional we’ve ever dealt with in over 25 years of letting our properties. Feel blessed to have a property in ‘The Grove’ and we do need a branch on the ground that we can deal with someone who picks up the phone and helps! Jake and also Laura who are always happy to chat and help and actually nothing is said with a ‘sigh’ oh what now! Love them all.

Not very impressed

Used them to sell my parent’s house.Firstly, they overvalued the property, despite me saying it was too high and then when viewers felt it was overpriced came back to me saying I should reduce the price to the original figure I had suggested.Secondly, they changed their fees from a percentage to a fixed price which meant they no longer had to make any effort to obtain the best selling price.Thirdly, I accepted an offer which was conditional on taking the property off the market, once this was done the buyer promptly reduced the offer by 20k. Bizarrely my estate agent tried to persuade me into accepting the new offer. Suffice to say I didn’t accept but eventually had to take a revised offer as estate agent was reluctant to put house back on the market or contact other people who had previously made offers close to this figure. At the time I was living about 200 miles away and just felt I was being pressurised into selling.I even asked if they would consider reducing their fees given that the property was selling for well below their professional estimate but they refused. With hindsight I should have used another agent. They will sell your property but don’t expect too much else.I’m afraid I cannot recommend this company.

Bad communication, questionable property management and no consideration for tennant safety

I moved into a rented flat and Reeds Rains had stated that they had checked over the flat and it was fine to move in. To begin with they seemed responsive and sincere. Upon moving in we found a broken window which wouldnt close, a broken french door which didnt open, the flat was dirty, wardrobe was broken and floorboards were broken. We reported these issues immediately as the broken window posed a security risk. They sent a contractor a few days later who locked the window shut never to be opened again. We spent 6 months trying to get all of the above issues fixed. They still were not fixed when we moved out dispite us contacting them regularly.Whilst living in the flat we also encountered a leak. It took Reeds Rains a while to send anyone round to fix it and it still was not fixed when we moved out dispite the fact that they are contractually obligied to ensure that the property is water tight. Throughout this time our area coordiantor was either unavailable or provided false aknowlagment as non of the above issues were ever fixed dispite us chasing them up regularly and dispite our safety concerns. We were told to contact contractors and other flats to fix the issue ourselves. This was my first home and this exciting experience was filled with stress, worry and frustration. I moved out after 5 months as I could not face living there any longer.

Having not sold a house in many years I wasn't too sure of the process. Glenn and Emily at the Stanley branch of Reeds Rains guided me through it with patience and an understanding of the reasons for the reluctant sale, making that process a great deal easier to get through, keeping me constantly up to date with progress.

Reeds Rains Letting Service…

We used Reeds Rains to let out our property. We currently do not live in the UK so everything was managed over the phone and via email. The team was always available to respond to calls and all correspondence via email was extremely efficient. We received a great service, highly recommend and know we have peace of mind that such a good team is in place managing our property long term 🙏👍👍👍

VERY POOR SERVICE!

VERY POOR SERVICE!One star too many !I rented a property from Reeds Reins and although the branch couldn’t have been more accommodating and helpful there were lies from the beginning. I was not informed about the full condition of the property when moving in and soon experienced severe problems for my health (damp which is a risk for someone who is asthmatic). When I contacted the branch in relation to the damp issue they pretended not to know. The damp was that severe that whenever there was rain the basement would flood and due to the lack of insulation in the property it was colder in the property than outside the property in the middle of winter. Even though the landlord was ultimately to blame for the repair works the company didn’t chase him and should have put him on the rogue landlord list as he was out to make a quick buck and was HIGHLY unprofessional to the point of just turning up one night at nearly 10pm hammering the door like a thug as he brought round a ‘Christmas present’ and suddenly started getting repairs done, this was after threatening legal action due to the conditions. Over the 10 months I was in the property I had to call the management company numerous times but didn’t get anywhere. I constantly had to chase for things to be looked at and the different departments didn’t communicate with each other. The customer service agents at the management centre didn’t have a clue about basic maintenance queries, I rang up once as my radiators needed bleeding but due to a potential pressure issue needed this doing by a professional (as advised by a handyman). When I told this to the management company I was told that they couldn’t do anything and that I needed to contact my local water supplier. When you do get through to somebody they promise you callbacks from the relevant teams but the callbacks never happen. Even at the end of the tenancy I had to ring three separate times for updates and was promised all three times a call back from my ‘property manager’ but when I eventually managed to get through to her about a week later I was told I should have never been promised a call back. She the told me I would be updated with how the process was going however again I had to do all the chasing and had to ask for the inventory as this had NEVER been supplied to me. When the check out report was completed I was originally going to be charged for cleaning fees as the person who had carried out the check out report had never seen the inventory and couldn’t compare the two even though the property was a disgrace when I moved in.I also made a deal with the landlord to exit my contract 2 months early and pay a reduced rent. However when it came to a reference from them, they over exaggerated the amount I owed and made it seem like I owed a lot more than I did. This complicated matters with my with new estate agents, I had to explain to them the issues with reeds rains and the fact I was on a reduced rent, I felt embarrassed humiliated that reeds rains lied.I WILL NEVER USE THIS COMPANY AGAIN. If you want a smooth and easy process do NOT use them.
