I have terrible experience with PORTICO

I have terrible experience with PORTICOWhen we made an offer we want £50 reduce and install internal door lock for extra security. and member of their staff yes landlord accept our offer.so we organized all process to move in to pass reference something like this. However only one day before they just said to me we need install internal door lock ourselves Also they said in person this flat comes with car parking even I asked twice however they suddenly change no parking come with this flat.I asked to fix things which is not working but they don't do anything more than a week Just ignore. avoid this company.+ additional informationthey just report this review instead of find out solution.I think they just report when customer left one star review. once you sign with them they never fix your problem asap please avoid. Even there is one racist rude manager said I don't know well because I'm immigrant ...

A hole in the wall and illegally held depositWe've had a horrendous experience with these estate agents, specifically Portico Islington, who have created problems at every turn and then been hopeless at offering solutions, I cannot implore interested individuals more to look elsewhere. We have been left with a literal hole in the wall for 3 months as a result of their incompetence, moved into a flat with broken blinds and lights which were either broken or simply inappropriate and after 2 years never received an inventory. However, the cherry atop the cake is definitely our current ongoing problem, where they hold several thousand pounds of our money without explanation a week beyond the contractually agreed date of return, which is illegal! I cannot say it strongly enough, avoid this painfully hopeless estate agents like the plague.

Letting agents

I own one flat which I let out in South London; I have been using Portico as agents for several years. I have found them generally efficient. Alina-Maria Vicol keeps the accounts impeccably. The lettings side have kept the flat rented almost without a break, and I have had no problem tenants so far. The maintenance side occasionally needs prompting but they have solved all the issues they have had to deal with including complete refurbishment.I would recommend them.

Holding deposit hostage due to incorrect check-out report on their end

Normally, I'm not one to write reviews but Portico (London Bloomsbury Office) are absolutely ridiculous. After moving out of our rented flat a month ago (August 2020), we received a check-out report which was clearly incorrect as it was dated 2019. We contacted Portico and explained that it was the wrong report, but we were told that it had already been sent to the landlord and we should just wait to see what they said. The report provided showed many issues with the way that the flat was left (presumably by the tenants before us) and so it was inevitable that the landlord would come back with deductions (approx £500) off our deposit. Again, we contacted Portico to explain that the report was incorrect and we were told that "they can't do anything about it as this is the only check-out report they had"!! We are still in the middle of sorting this out and trying to get them to release our deposit as well as send us the CORRECT check-out report but I'm not holding my breath as it has been over 2 weeks since this mess began! We used Portico's cleaning services for our end-of-tenancy clean which was extremely overpriced to begin with, but we thought we'd play it safe by using the recommended services so that they wouldn't have any complaints. We have the check-in report which contains many of the damages listed on the incorrect check-out report, but we should NOT have to argue the deductions which are based on the wrong report!! So to anyone looking to rent in London, learn from my mistake and AVOID PORTICO ESTATE AGENTS.

I have recently moved into a rental property through Portico and I've been very pleased with the level of professionalism I've received throughout arranging the tenancy. Molly our letting agent has been very on the ball with everything, great at communicating and I've never before had such a smooth move-in process to a rental property; keys were ready for collection on time, the property had been thoroughly cleaned and checked over with the necessary improvements and repairs made in advance, and I've felt informed of everything from start to finish. Repair work was needed a few days in and this was promptly arranged, and the contractor also showed us great service. It is very nice that Portico is a local agency and it feels like they would be on-hand for any issues.

Absolutely despicable company

Absolutely despicable company. We are currently trying facilitate a new tenant taking over the room of another who has had to move out due to the pandemic. The Tenancy Act 2019 allows for the variation costs exceeding £50 if they are "reasonable". Does this seem reasonable to you:£72 referencing fee (fees for these were scrapped in 2019)£136 for 4 hours work (£17 per hour PLUS an additional £17 per hour because of their "Zone 1 office" (???)£180 for in-house lawyer to "redraft the deed" (i.e. change the name)Total £388Having highlighted that much of what they are suggesting as "fees" are just simply illegal under the Tenancy Act 2019, they refused to reduce the fees.I have never come across such disgraceful customer squeezing in all my time in London. They are fully aware of the financial difficulties of the outgoing tenant and are conducting themselves in a deplorable manner. A revolting company. 0 stars. Avoid at all costs

Couldn't rate Mohamed at Portico more! He didn't rush us through the viewing and took a considerable amount of time to take us through the process of moving flat. He massively reduced the stress of the process by being very warm and friendly and was on hand to tell us everything we needed. He assured us that any work needed to be done on the property would be carried out and let us know all the next steps that needed to be taken. Now that we're on to the next steps of moving into our property, we know that we can rely on Mohamed to keep us informed the whole way through, with many smiles along the way!

After we had a first meeting with him, and he had an idea of what our requirements for renting were, he was proactive in finding the right house for us. One star is too many.

I have never dealt with such a negligent, rude and greedy letting agency in 10 years of renting. We moved in amidst Covid-19 pandemic and the flat was absolutely filthy, there was mouse droppings, traps and even used chewing gum on the chair.The agency were rude and unhelpful, in what should have been a happy time and lied to our faces about a number of things.The flat has black mould that they knew about prior to us moving in and they said they would be treating it. They will not even respond to our emails about it, yet are very quick to email us if the want/need something.To landlords... do not waste your money using this sham of an agency.To renters.... even if you love a flat that Portico represent, it is just not worth using such a negligent agency with complete lack of concerns re: health and safety.

Really bad

Really bad. We stayed in a property managed by them from November 2018, to May 2020 and neither of us will NEVER consider them again. In fact in our property search going forward we actively disregarded any property managed by them even though they otherwise met our requirements. The list of why is long, but for example we stood without a working shower for 6 cold winter months despite us flagging the problem within the first week of us moving in. In general the service has been appalling and we’ve had our agent switch upwards of 6 times in the 18months we stayed there without any notice and resulting in unreturned emails for weeks... Just don’t use these guys. It’s not worth it.

We have used Portico for many years for letting properties within our East London portfolio and have always been provided with a first class service.
