Incompetent

All we have had with the Portico Leyton team is issue after issue over the span of two years. They have zero respect for their renters and they enable unethical landlord practices and behaviour. Avoid this agency at all costs if you want to be respected as a renter. The incompetence of their property management team is absolutely shocking.

Re Portico Clapham Common office

Re Portico Clapham Common office. Rented a property from portico for a year. When we moved in it was not clean at all. Found mouse droppings, which was reported but not believed until we actually saw the mouse. Did not give us a complete inventory. Actually gave us an inventory for the wrong property. After telling them they did nothing about it. Not really an issue as tenants but the landlord was annoyed. At the end of the tenancy had to chase multiple times to try and find out what was happening as no clean or inventory had been done on move in. Just got told they would get back to us. Still went through all the usual processes without actually having discussed with us what was going on, or communicating to their own staff. Honestly the most incompetent and useless estate agents. If you’re renting it’s fine as they do nothing to confirm the state of the property on move in, but if you’re a landlord definitely not ideal and would complete avoid! I cannot stress enough how incompetent and useless they are as estate agents.

Estate Agents that go the distance

We listed our property with the Leyton branch. From the get go their service was great. Both Mark and Michelle were great a getting viewings booked in, confirming bookings and hosting bookings. They fully understood our need to secure a certain amount for our property so that we could continue or journey. We had early offers but couldn’t accept as they were too low. They were patient and understanding and did all they could to secure us more bookings. When we sold our property they were right there with information support and guidance. Michelle was great at helping me chasing solicitors , estate agents, the lot. You name it she was there, a real trooper, cold not have got through the last couple of months with her. She had my back the whole way in what was quite honestly so stressful because of other professionals!Thank you

Sasha and his team have been excellent - from the valuation of our property to the exchange of contracts. Through their network of potential buyers, they had organised 12 viewings and we sold our house within a week. They have been at our side every step of the selling process. Great client service

I recently put my property up for rental and have to commend one person in particular. Jade has the best customer service I have experienced in a long time. Renting my property was stressful and emotional but Jade managed to help me navigate that by being friendly, helpful and most of all with great communication. No question was too small for her and if it wasn't something she could control/ crossed over into other departments like finance or management, she found out and made sure she responded to me in a timely fashion.I suspect Jade has a lot of rentals to sort out and get to a point where they are taken over by a property manager but she never made me feel that I wasn't important and a valued client. Jade is an asset to Portico and could teach others in the team how to deliver excellent client service. I couldn't recommend Jade more!

We rented a property from Portico in…

We rented a property from Portico in 2019 and from beginning to end it has been an issue. Rupa who showed us the flat was disorganised and sloppy. But we didn't realise the worst was to come. Upon entering the flat we were hit with the pungent smell of urine and found a flat that was basically in a state that it should not have been let to us in. We requested a professional clean which had evidently not been done and we were dismayed to hear our landlord was charged £300 for this as this house was no cleaned to any standard. While we appreciate that the house was trashed by the previous tenants it appears no cleaning was done. Additionally we should have been notified that it was in a terrible state to allow us or the land lord to arrange further cleaning. We have established that the previous tenants had a dog living in the house that was urinating on the carpets, there was urine (animal and human) and animal faeces on the walls which we had to clean off as well an animal faeces left on the balcony. Had one of us had an allergy animals this could have been more serious. The mattress that was left for us to sleep on was also soiled and it appears faeces was wiped on this too. I dread to think what the state of the other mattress was if it was deemed bad enough to be removed. Additionally we found black mould throughout the house, which is a health hazard, again I know this isn't the responsibility of Portico however we should have been notified to allow us to make arrangements. Everyone we dealt with at Portico was dismissive of our complaints (Melissa, Kristian) and I had to escalate this to regional director, Sophie who eventually apologised and refunded our admin fee. There was more difficulty to be had with Portico upon check out. Our landlord provided them with the check out report and advised to refund our deposit in full. Then we heard nothing... I then chased up with Spyros, Simon and my email was ignored. I chased again almost a week later with Melissa in copy and received a curt response from Simon stating Portico did not hold the deposit and it was basically not their problem. Our deposit was in fact held with Portico and I provided copies of emails detailing this. We were then contacted by the deposits team to organise the refund. No apology for the delay or confusion in process from Simon or Spyros. I would never recommend Portico to anyone, avoid them if you can and if you can't be prepared for terrible customer service.

I accidentally sent what was meant to be a surprise gift for my friend to the Portico Fulham office instead of her own address. When I got in contact, office manager Molly went out of her way and personally delivered the gift to my friends address as to not spoil the surprise! A ridiculously kind gesture which was very much appreciated. I was not familiar with Portico but will definitely be using and recommending them in the future.

I recently had my first email exchange with Megan Buchel who is the person responsible for managing our property. I had asked her a number of questions spread across 3 emails, asked one question twice, and in one of my emails had accidently put some misleading information. I was really impressed that she answered all the questions in full, at the same time making me aware of my misleading question. In my experience this is pretty rare and as a first impression I have to give it full marks.

Efficient Phone Communication is Key

My working relationship with Portico goes back 11 years from Spencers time. I always find them professional and responsive. Although it is getting hard to get hold of some of them by phone (which I prefer as a personalised way of communication instead of cold emails) Marc continues to be excellent communicating promptly and addressing all the issues arising renting the flat in these difficult conditions. I recommend working with him as he gets things done! Similarly, Lara is great for solving many issues communicating by phone to speed up the process.

Annie has been amazing very helpful and sincere.The first agent I dealt with which I won’t mention was quite rude and it seemed to be so hard to get things done when things went wrong in the flat and there were a few things that did! Above and beyond the help I'd hoped for

Portico in general has been very helpful. Helene in particular has helped me out on several occasions. She helped my wife and I find a great place when first moving to London.On the day we moved out of our first house, the garage door broke. We clearly couldn't leave it like that for the new owners so we told them we'd handle it and contacted Helene for advice. Within a day she had a handyman looking at the garage and giving us options. Helene and Sonya kept us updated throughout the Christmas period and took care of everything.When I first spoke to them I was hoping for some advice but they just handled the issue completely, quickly and professionally far exceeding any reasonable expectation I might have had.
