GoogleVery disappointed with Portico ED during our renewal contract. We gave the minimum 2 months notice of wanting to renew. It would take 1-2 weeks or so for any reply almost. No communication or update on what was happening, if it was to get renewed or not or where in the process they were - with the end date getting ever closer. I had to go into their office 3 times to get any information for myself and contact the landlady myself as I even said that she replies to calls and texts quicker than email, but they didn't do anything further. 2 months pass and we were told we automatically go into a rolling contract when our contract ended, which it had. We were told that once I gave them the nod that we had a % of the deposit back due to new regulations that it would be a 1 click fast process getting the new contract. 5 mins in receiving the deposit I emailed the agent. 2 weeks later we get the contract. Which had 6 months instead of 12 as we asked for and no formal reason emailed to us or discussed with us beforehand that this would be happening. The contract also stated backtracking of the rent on the rolling contract. Where we had already paid rent, they wanted more. I asked whilst in the office can we appeal the backtrack and he assured me i could. When it came to having to sign the new contract and I asked again he said 'no that's not possible you just have to pay the extra once you sign it'. Which we found very unfair as we had done everything on time and promptly and they were the ones with lack of communication and organisation. With all this we didn't want to go through it again in 6 months due to the major disrespect and unwillingness to get anything done, so didn't renew.
Highly DON'T recommend portico to anyone or will I ever be using the service again.

TrustpilotOne star is too many.
I have never dealt with such a negligent, rude and greedy letting agency in 10 years of renting. We moved in amidst Covid-19 pandemic and the flat was absolutely filthy, there was mouse droppings, traps and even used chewing gum on the chair. The agency were rude and unhelpful, in what should have been a happy time and lied to our faces about a number of things. The flat has black mould that they knew about prior to us moving in and they said they would be treating it. They will not even respond to our emails about it, yet are very quick to email us if the want/need something. To landlords... do not waste your money using this sham of an agency. To renters.... even if you love a flat that Portico represent, it is just not worth using such a negligent agency with complete lack of concerns re: health and safety.

TrustpilotReally bad
Really bad. We stayed in a property managed by them from November 2018, to May 2020 and neither of us will NEVER consider them again. In fact in our property search going forward we actively disregarded any property managed by them even though they otherwise met our requirements. The list of why is long, but for example we stood without a working shower for 6 cold winter months despite us flagging the problem within the first week of us moving in. In general the service has been appalling and we’ve had our agent switch upwards of 6 times in the 18months we stayed there without any notice and resulting in unreturned emails for weeks... Just don’t use these guys. It’s not worth it.

TrustpilotFirst Class Service and Management
We have used Portico for many years for letting properties within our East London portfolio and have always been provided with a first class service. Recently Sanyah (Walthamstow) office displayed both enthusiasm and professionalism in securing a letting on our behalf and really went the extra mile.I have also liaised with Helene in the Accounts Department for a number of years. Helene provides a highly efficient service and has always responded to queries promptly. Professional and helpful at all times she is a real asset to Portico.

TrustpilotExcellent Service
I've been using Portico for a couple of years now; and their service levels are fantastic. They are professional, courteous, and very user-friendly (for both tenants and homeowners). I like their attention to detail which is manifested, inter alia, in well-formatted monthly statements; rigorous background checks on tenants; no-fuss processing of deposit guarantees; and transparent and even-handed tenancy renewals and inflation adjustments. To take a recent example, I have just been liaising with Mia W on a tenancy renewal and was deeply impressed by her patience, good-humour and speed of response.

TrustpilotPlease avoid at all cost
Please avoid whether you are a tenant or a landlord. Absolutely shocking service, or to be more specific it’s absence, moreover contract bleach as well. We moved into an executive 1 bed flat at Battersea paying around 2k a month. We were suspicious from the very begging: viewing cancelled on the day, property reappeared after failed offer. As many of us in London, when it comes to property market we decide to give it the benefit of the doubt. We ended up paying the highest referencing fees ever, Portico wasted 6 weeks before they actually started the process (the agency even casually emailed my manager asking bluntly whether I will pass my probation). Check-in report picked up 21 maintenance issues, not to mention it didn’t include meter readings or building entry codes. 6 months into the tenancy, only one maintenance issues has been addressed, on the top of unanswered calls and emails. When we officially requested landlord's contact details (on two occasions), as they were not mentioned in the tenancy agreement, Portico just ignored our requests. Later I saw our property advertised in lettings, never mind we were still within a break clause. When I called up to enquire a week later as a potential tenant, I was told it was rented out a day ago and luckily they have ‘even better property for me with a similar school conversion layout’, what? When I asked for an official explanation from the branch manager, this time as an existing tenant, I was told it was a technical error and all their properties went live overnight, what a lie, does it really take a week to notice! Naturally we decided to move out as soon as a break clause was over not to deal with all this nonsense. To our big surprise, Portico decided to avoid any conversations about deposit repayment. When we reached a 2 months mark from moving out date, we refused to follow Portico instructions to wait further (God knows why - they still haven’t provided a single quote even if they wanted to make any deductions) and went straight to deposit protection scheme (if you cross 3 months mark, deposit protection scheme can’t help you, how sneaky of Portico). Luckily, couple of months later with TDS help we got all our money back, even though Portico tried to bill us for repairs which were flagged in their own check-in report. Being a landlord as well as a tenant ourselves we have never came across such appalling agency as Portico. Please avoid at all cost.

TrustpilotProfiteering at it's finest - avoid
Portico repeatedly try to charge a 'tenant replacement fee' of £250 to an outgoing tenant in our property. In order for the tenant to finish their contract at the pre-agreed finishing time they were being asked to pay £250 just because the tenants they were leaving behind had decided to carry on the tenancy with a new house mate. Not only does this make absolutely no sense as the contract was coming to an end anyway and portico had no involvement in the sourcing of the new tenant but is now unlawful. When we sought legal advice on this we were advised that this fee would now be invalid by law and advised Portico of this several times. In the end Portico agreed to reduce the fee to £50, we agreed to pay this purely to move on with our lives and actually action the new tenant moving in (who we found independently).Totally ridiculous from start to finish and Portico clearly trying to profit from a situation they had very little involvement in with a fee that is in fact illegal.Avoid at all costs.

TrustpilotLara Goncalves, Airbnb management.
I decided to put my house on Airbnb as I'm frequently away.I responded to an ad for Portico and Lara now manages the Airbnb lettings. She vets applicants and turns down those that don't come up to the very strict requirements that she set down. She organises the cleaning and linen and liaises with the guests. She has made the process run very smoothly and I'm delighted with the work she does. Allows me to be away and not worry about my home.

TrustpilotRecommendation for Portico
We have been working with Kristian and his colleagues at Portico now for over 5 years. We work with their branches all over London carrying out gas, plumbing and electrical services for their managed properties. In our experience, the Portico team responds quickly to calls from their tenants and instruct us accordingly so we can get out to their tenants to carry out any repairs needed. I would happily recommend Portico as experienced and competent managing agents.H2 Property Services (London) Ltd

Soon after having decided to advertise my family property as AIRBNB. Having work closely Portico’s Managment one in particular not taking credit from the others “Lara” really stands out. I would say 10/10 nothing is much of a trouble for Lara. It’s quite impressive her ability to find a problem solution and more than that the dedication she puts in place to accommodating us with best possible service. Very happy to work alongside Portico and it’s contributors in this project at Capstan.

TrustpilotTerrible customer experience
Wish we’d read all the bad reviews sooner.. terrible communication totally matches our experience too. Problems with flat took ages to fix, emails never replied to, calls never returned. If you encounter problems be prepared to pay for them yourself rather than endure their slow rude interactions. Staff are badly trained -they openly told us on the one phone call they returned that we were not a priority (reiterated several times in case we didn’t catch their meaning!). If we weren’t stuck without a shower their excuses would be comical- eg the plumber missed his appointment because he was Jewish and we had selfishly booked to fix the issue on a Friday; they couldn’t fix our problem because too many other tenants had no heating for over a week..). Repeatedly claimed they were too busy and we should chase their subcontracted plumbing team ourselves. after a month of chasing both parties we gave up. A shame as it’s a lovely apartment but we can’t justify such a premium rent for such bad property management. We now have to pay additional exit costs and Landlord probably has no idea what bad service we are getting - and no doubt won’t be told why are moving out and why they therefore have to pay more fees after just 6 months...

TrustpilotTerrible experience as a tenant
Terrible experience as a tenant. Avoid at all costs.Poor communication from the start of our tenancy - they ignore the majority of emails sent.Multiple examples of bad and dishonest service in include failing to fix a non-functional oven for the first 4 months of our tenancy.Furthermore, at the end of our fixed term tenancy they tried to convince us that the contract itself was a rolling contract and we were liable for an extra 4 weeks rent.Additionally, deductions made from deposit which were disputed with the TDS before being Deposit being returned to us.Our experience and their incompetence summed up when they lost their set of keys to flat, using it as an excuse to not carry out any maintenance to the flat.

TrustpilotCowboy Company
Cowboy CompanyPortico are all rainbows and roses when it comes to luring you into their dungeon of lies, much like a weirdo you’d meet on a dating app, but the minute that money is transferred, it's over and you’ll curse yourself for ever being so stupid. The hilarity begins with the marketing. They pitch themselves as a high-end agent who only deal with high-caliber clients. Their website is snazzy, modern and it’d take only the wisest among us to not fall for this fishiest of catfishes. We then booked an appointment, got shown around the ‘below-average-but-okay-its-London-so-we’ll-settle’ flat and in a moment of madness, said, ‘Ok we’ll take it’, to the lady with the painted on smile. Sadly, without realising, you have signed your life away, blissfully unaware of the horrors that await. What chance do you stand when you’re whipped around the property in less than 5 minutes and the ‘snooze ya lose’ London rental culture is clouding your judgement?Moving day arrived, and what followed were two horrendous years. Our ‘high-end’ flat had a sofa, so filthy, it was growing enough bacteria to rival penicillin. Our bedroom walls, if not cracked and peppered with damp, had smears of what I hope and pray was just makeup. Our mattresses were stained with what I convinced myself was a ‘cup of tea’, but deep down, I knew the bitter, smelly truth. You know tiles so clean you can slip around in your socks? I don’t. The thick layer of grime on both the kitchen and bathroom floor, added a 6 inch gritty, hairy layer.‘You said it would be professionally cleaned!’ we cried. ‘You said you only have high-end properties!’ we pleaded. Alas, they didn’t care, they had our £2k PCM to pay their web developer and Christmas party venue. Credit where credit is due, they did replace the sofa, but only after pictures were sent that showed staples hanging out of the cushions.Along with furnishings from Queen Victoria’s reign, the windows were rotten, and winters were horrendous. Two out of three of us were signed off with doctor’s notes, both winters we lived there, with respiratory problems. We also had an incident with a mouse, and the exterminator declaring, ‘Ah yes, lots of poo-poo down here’ when moving the fridge.I could go on for days about the ‘high-caliber’ conditions we experienced, but frankly I’d rather sniff the old sofa than bore you with more details. The main issue, all jokes aside, is the complete disregard and disrespect to our tenancy. Frequently, people from the agency/maintenance would ‘drop by’ while we were out to carry out tasks that we hadn’t asked for, or weren’t entirely sure what they entailed. The final heartbreak was the battle for the deposit. 2 months of begging, negotiating and then finally some legal jargon from us, and our precious pounds were released, albeit with an unwarranted chunky deduction, but at this point we didn’t have the strength to fight. As a wrap-up, every single person at that place must be a robot, as they don’t understand basic human interaction/courtesy. It’d be hard to point fingers at the ultimate Portico loser. The staff turn-over is faster than Bolt. Kristian, Amy, Michael, Joe, Jane, Tarzan, Elsa, Cher, Madonna, I cannot begin to explain how many ‘property managers’ we had. Look at it this way, if they’re so pants they cant keep their staff longer than a month, how do you think they’re going to treat you?To wrap up, Portico is the pits. I’m sure if you’re reading this you’re either wounded and looking for a support group like I was, or you’re contemplating using their services. Do not line their pockets with your hard earned cash. Go to a competitor and line their’s instead.
