We're truly sorry to hear about your unfortunate experience, Mohammad. That was not our intention at all, and we're deeply sorry your experience was less than satisfactory. Our goal is to protect our clients from any possible risk when it comes to rental payments for the future. It is true according to our records that you did pay a week holding deposit to take the property off the market. As per the terms of the holding deposit receipt all information requested must be provided within a week timeframe. All offers are subject to references and we always make it very clear that from an affordability point of view, the tenant or guarantor must be earning at least 2.5 times the annual rental. Upon receipt of partial references and due diligence we noted that the tenant was working under the same company that you are a director of and ultimately you were also as a permitted occupant in the proposed tenancy. On closer inspection we noted that the company was insolvent as per latest accounts submitted to companies house https://find-and-update.company-information.service.gov.uk/company/08512493/filing-history/MzQxMTUxMzk5NWFkaXF6a2N4/document?format=pdf&download=0 Our suspicions got raised also when instead of the actual tenant in the contract (your wife) it was yourself that was communicating instead of the tenant. We had requested several times from your wife (the Tenant) to submit her last 3 bank statements as requested by our company which she failed to do so. She also did not complete the reference as requested. We kept the one week deposit as per signed holding deposit receipt on behalf of the landlord for any false information and/or the reference is not completed in time. Due to applicant’s incomplete reference and then pulling out instead of cooperating our client lost valuable time and lost of income due to the void period. The holding deposit only partially covered the losses occurred due to the delays and the decision to pull out.
