TrustpilotCharlie Peplow in Chelsea Green
I worked with Charlie Peplow in the Chelsea Green office. He was extremely professional throughout the process, very clear with what the next steps were and I’m very grateful for all his help, especially as it took a fair bit of patience. Thank you Charlie!

TrustpilotOur sale of a property in Surbiton
Our sale of a property in Surbiton was complicated by the fact that everything had to be managed from overseas. We were fortunate in being directed to John D. Wood and Co at the Surbiton branch, where we have nothing but praise for the professionalism and efficiency of Luke Dwyer and Theo Harding. There were many issues which caused delays in the process of this sale, but at all times Luke was quick to be in touch and to advise on the way forward. Although we did not meet in person, we very much appreciated his reassuring manner as we negotiated both legal and practical setbacks.

TrustpilotExcellent experience with John D Wood Wimbledon
We recently completed the purchase of a flat in Wimbledon through John D Wood & Co and had a very positive experience from beginning to end.
A particular thank you goes to Peter Woods, who was excellent throughout the transaction. He was always professional, approachable and responsive, communicated clearly with us and was very helpful whenever we needed information or something needed to be followed up. Buying a property inevitably involves moments when you are waiting for different parties to do things, so having someone who communicates well and helps keep the process moving makes a real difference.
I would also like to thank the wider Wimbledon team. Everyone we dealt with was friendly and helpful, right through to completion and the collection of the keys.
Overall, we felt very well looked after and I would have no hesitation in recommending Peter and the John D Wood Wimbledon office.

GoogleThrough the tough process of buying a house, Emmie was such a great voice of calm and reason, and a rock throughout.
Always easy to reach and always going above and beyond to close the communication gaps between buyer and seller parties in a way that massively helped what was a very tricky and noisy process.
She was the calm amongst the chaos! and has such an air of confidence and authority whilst also being so friendly, personable, upbeat and sympathetic.
Emmie was really patient with me. She learned exactly what I was looking for and didn’t rush the process. I never felt that my likes and dislikes on a place were unwelcome or falling on deaf ears. She really took note throughout the whole process and was extremely honest herself. Even after the sale was complete, Emmie was so generous with her time and ensuring I was comfortable and set up.
Great at her job but never felt faced with a hard sell, which is too often the case.

TrustpilotMice infestation by a John D Wood managed property
I strongly recommend doing your due diligence before renting a John D Wood-managed property on Courtfield Road.
I was a tenant at the property for two years and am sharing my honest experience…
Repeated mice infestation
During my tenancy, my young daughter and I experienced three separate episodes of mice infestation, including mice regularly appearing in our living space and kitchen.
Despite repeated requests for help, I was at times ignored for weeks. On one occasion, pest control attended to remove a dead mouse from our kitchen. They advised that entry points needed to be properly sealed to prevent recurrence and that the landlord had been made aware. Despite this, the landlord chose not to act, so we continued to cohabit with mice.
P.S. The pest control agent told me they had previously attended the flat for exactly the same issue during an earlier tenancy and it had also not been addressed.
Living through recurring mice infestations with a young child, when preventative measures had been recommended, was totally unacceptable. The way the landlord chose to handle (or not handle) the matter was completely (insert your own adjective here).
Which, quite unsurprisingly, led to the even more ridiculous handling of my deposit…
Deposit handling
I was not contacted for over two months, despite repeatedly trying to contact the responsible person, James (listed as Kieran on their website), by email, telephone and attending the branch twice. On one occasion I even saw him in the branch.
Yet James denied receiving any communications from me despite clear evidence and witnesses. I eventually made contact only after escalating to his seniors.
When communication resumed, I was presented with several deductions I considered totally unreasonable and disproportionate, including a £390 cleaning charge despite the property having already been professionally cleaned, as well as proposed replacement costs for “wear and tear” items which, in my view, could reasonably have been remedied and should not be used to fund refurbishment of the property.
When I disputed the deductions, I was repeatedly asked for further evidence and explanations, including proof of professional cleaning and detailed recollections of how alleged damage occurred, which I provided in good faith.
Despite this, my evidence and explanations seemingly went unnoticed and the landlord’s position remained “firm and unchanged”. I couldn’t help wondering why they asked for this evidence in the first place, if not simply to make the process more drawn out.
Then, after approximately two and a half months, I was informed that the landlord’s position had changed again and additional charges, including possible carpet replacement, were being considered. I was also told their cleaning contractor had been asked to attend again to update the cleaning quote, and I had to wait for details needed to escalate to TDS, further extending a process that had already taken months.
At this point, returning a tenancy deposit appears to have developed into a considerably more complicated project than dealing with three separate mice infestations ever was…
Jokes aside, I was a tenant for two years, paid my rent, including increases in line with inflation, six months upfront at a time, and caused very little difficulty throughout my tenancy. I was consistently accommodating when it came to problems with the property and landlord.
It is unfortunate that the same flexibility seems to disappear rather quickly when there is money to be deducted from a tenant’s deposit.
So, to anyone considering renting in South Kensington / Gloucester Road, and particularly this property: please do your due diligence, document everything and keep every email. I sincerely hope your experience is better than mine.
As for my deposit, perhaps one day it too will successfully find its way out of Flat 9.

GoogleOur experience finding a flat with John D Wood was a very smooth and straightforward process. Cyntia was wonderful to work with. She understood completely what we were looking for, not only helping us find our ideal flat but patiently supporting us throughout the process while we navigated the UK rental process from abroad. We were very fortunate to get to work with her!

GoogleThis has been the worst rental experience I’ve ever had. After four years of always paying rent on time, they suddenly threatened me with “further action” over an underpayment, which turned out to be their own mistake. Even after I proved it, they didn’t apologise.
When I gave notice to leave, they started bringing people for viewings without any prior notice, which is completely unacceptable. They also promised several times to arrange a checkout appointment on the final day, but never followed through.
To make things worse, they withheld my deposit until I agreed to a deduction for one day’s rent, with no real justification.
This agency is unprofessional, disorganised, and greedy. I would strongly advise anyone looking to rent through them to look elsewhere.

TrustpilotProfessional and helpful
Molly and her team at the Parsons Green office were very professional, helpful and pleasant to work with. From advising on the appropriate asking price, arranging multiple viewings and securing couple of offers in the first two days of the property being on the market. They were knowledgeable and assisted in navigating a stressful process, dealing with unexpected matters that came up during the conveyancing, which I really appreciated. I would highly recommend the Parsons Green office for selling a property.

GoogleEmmie-Lou has been an absolute rock star! Highly personable, reliable and with an unparalleled level of customer care. Emmie isn't your typical state agent who has gone above and beyond her call of duty to help with our purchase in Primrose Hill. She dealt with a fairly complex case and we always felt incredibly well supported from the moment we met her until completion.
Wish we could give Emmie 6*

TrustpilotWithholding deposit despite contract terms, Avoid.
Terrible experience with the move-out process. Our contract states the deposit must be returned within 10 days. It has been over 20 days and John D Wood still refuse to release it because the landlord "hasn't replied."
They are completely passive and take no responsibility for enforcing the contract they signed. We are now having to fight for our deposit through the TDS. Unprofessional and unhelpful.

GoogleAvoid unless you want your money stolen and personal information leaked.
I dealt with Pina Franks for a property on 24 Edis St in Primrose Hill.
Unfortunately everything from start to finish was dealt with incorrectly.
You feel a pressure to put money down as there are ‘lots of viewings booked’ and the property will probably go. I should have realised this was rubbish as it had been on the market for weeks before I even enquired about it.
I went to measure the flat after I had already paid a week’s money and realised that it wouldn’t be suitable for me and my furniture based on how small it was. They are refusing to return my money to me saying that they took it off the market. I have seen online that it is very much on the market with the furniture arranged as I did it the day I went to measure, so they haven’t lost any marketing time at all and have no grounds to keep the money.
All the paperwork was done incorrectly, I was charged a week’s rent based on my original offer and not what would have been the rental amount had it gone ahead, which I’m sure would invalidate any contract.
Furthermore, in what is a clear breach of GDPR (last time I checked this carries a penalty of £8.7 million or 2% of the total annual worldwide turnover in the preceding financial year, whichever is higher), Pina Franks forwarded me an email from someone else who had asked for their weeks money back but they were denied. Unfortunately for them their amount was much higher, but I shouldn’t have been forwarded this information in the first place. I can also see here on google someone else has been taken advantage of in the same way I have by the same people.
I would avoid dealing with John D Wood in Primrose Hill like the plague, unless you want to be fleeced for hundreds, possibly thousands of pounds and want your personal information leaked to strangers.

GoogleContext: I’m carrying out an analysis of property listings for a public report into the broken estate agency industry in the UK.
After 150 years in the business, one would expect John D Wood & Co to be competent enough to list properties accurately online - but they aren’t.
This can either mean they’re incompetent or worse, misleading people and wasting their time on purpose by providing false information. Yes, the filters you list the property under count as information, therefore you’re providing false information.
Whatever the case, I play to give the cowboys a wide berth.
