GoogleFor the past two years, Mainyard Studio Leyton has been more than just a place to work, it's truly been my creative home. I've been so lucky to find a space that is not only incredibly affordable but also filled with the most wonderfully friendly people.
The atmosphere here is so welcoming, and the community is absolutely fantastic. I want to give a huge heartfelt thank you to Laëtitia, Lorena, Osei, and Nina. They are the heart of this place and consistently go out of their way to make everyone feel so supported and valued.
I can't recommend Mainyard enough to anyone looking for a truly special and collaborative workspace. It's been an amazing experience and a genuine five-star find.

GoogleI have checked few cospaces around stratford area and leyton. But this one was really good for me. I have been using cospace since covid nearly 4 years now in Pakistan. But here in UK this is first cospace I have used. I can say following

3. Staff is very supportive and cooperative
4. Shared lunch on Wednesday is amazing, I get chance to meet people here and share business culture
5. Tea/coffee is amazing

FacebookWe’ve been a Mainyard resident for 4 years and our experience there have been a mixed one! We initially moved in while they were a much smaller team so their rate was comparatively quite low to attract residents, however over the years I’ve realised the low rate came with a cost to us: the facility/communal space is filled with cheap equipments and caused a few accidents to our team: 1, most recently a very heavy metal case in their toilet fell on my head and caused quite a big bruise for days; 2, over a year before then their plastic water jar’s handle broke off in my hand and slashed my index finger, 3, the wooden flooring is uneven with holes in the hallway, not only this is a trip hazard, our girls stepped in the holes several times and have the heels scratched 😞 the Mainyard team at earlier phase of our tenancy was friendly enough so we thought we’d just look over these issues. But unfortunately, the team has become aggressive and less friendly recently, I’d imagine this is to do with the industry is booming, they’re making more money now so they less care about how they make some residents feel. As a recent example, they sent around an email saying direct debit has become expensive due to the payment platform has increased transaction fee to Mainyard so they will cancel the original setup of our direct debit payments for the monthly rent collections and they asked the residents to setup a standing order with our bank instead. To us, as we we’re approaching end of tenancy soon and may or may not renew so we thought we’ve just make the bank transfer by hand for the remaining few months so we don’t forget to cancel it after. However, weeks later we received a late payment charge as Mainyard claimed they didn’t receive the payment on 1st of the month. While the statement appears to be within reason, the principle of forcing the change is so that Mainyard can save some money from their payment provider and make money from interests payment for any late payments in case we are few days out while trying to get used to the new system… this really didn’t sit well with us!
In terms of the studios here, our room B07 doesn’t have heating or ventilation; there isn’t much sound proof for us or other rooms so you can hear people talking in the corridor or next door rooms; some other past residents who left told us their rooms face the garden so very shady and cold.
In terms of Bow studio surroundings, although relatively convenient near tube stations, the area is quite rough and our team witnessed a full blown armed arrest in front of the parking lot.
I hope these comments help for those who are looking to rent a space. These days there are plenty of office/coworking options, so choose carefully!

Dear Iris, this is co-founder of Mainyard Studios. As an independently-owned business yourself (like us at Mainyard Studios) you probably are aware of how much publicly bashing an independent family-owned businesses can hurt.
I agree that businesses, even family-owned ones should be held accountable however, on further investigation it seems that many of your claims are false and can be verified as so.
I’m not sure if you are aware that writing false and defamatory statements could be viewed as libellous and could be subject to legal action.
As could the act of sharing sensitive details publicly such as sharing personal contact details of team members and banking info, which I have been informed you have done.
There are multiple discrepancies between what you have written in this review and the incident reports we have on file.
There is no ‘very heavy metal box’ in the toilet. We don’t store any items above toilets for health and safety reasons. Our incident report is recorded as the front of the toilet roll holder opening up, which is attached to the wall next to the loo. I apologise that this occurred.
As for your cut finger, I’m not sure what to make of this as you seem to have reported in writing, multiple, wildly different versions of this incident to different team members.
Concerning the arrest outside the building, we are all thankful for the dedication of the metropolitan police. The armed police were not present. However, we are grateful that the incident on the street outside the building was not worse, especially considering the spate of violent crimes against women and children that have occurred in some areas of London.
I’m sorry your team members scratched their high heels on the uneven wooden flooring.
The building is almost 100 years old.
From one business owner to another, after having a studio with Mainyard for 4 years, writing a scathing review over a £36 late payment fee, incurred after consecutive months of late rent payments as well as other outstanding payments, is a low blow.
I’m sorry you are upset however lashing out, embellishing incidents as well as making false allegations and sharing private details of staff and company, aside from this being unlawful, is just not cool.
I am speaking to a solicitor about the potentially libellous claims and sharing of sensitive data. I would appreciate it if you would refrain from making seemingly slanderous claims about our amazing, patient team who are just trying to do their job and support the hundreds of small business owners and creative professionals currently in our spaces across London as well as the 1000+ people they have supported over the last decade.
