GoogleI rented a small, furnished flat from Colet Estate in West Kensington for two years. It was upstaiers of their office. The agents were attentive, polite, and responsive to any maintenance needs. They were consistently professional, and I appreciated their assistance.
The flat itself was part of a subdivided, older building, with low ceilings and a somewhat confined feel, which might not suit everyone. My rent increased by 8% at the end of the first year and 12% at the end of the second.

GoogleWhere do I even begin with Colet Estates?
Well in fairness, they were all right when I lived in one of their West Kensington properties - yes the plumbing was a nightmare (I do recall the so-called "patio area" filling up with sewage every now and then due to an issue with the drains) but everything else was fine. That is, it was until a member of Kensington and Chelsea council inspected the flat whilst I was at work and declared it unfit for habitation.
Since then there have been a world of problems, from the desperate and overly-hasty manner in which they pressured me to move house, to the flimsy building material used in the Hammersmith property I was eventually moved to. The building I moved to was so poorly insulated that I could hear whole conversations from the flat next door. Two of the radiators also didn't work when I moved in but when I asked if they could fix them, they waited a good three months (at which point, I'd threatened to withhold rent) to do anything about it. And they only really fixed one of the radiators. All of the taps in the flat were loose, I frequently asked for repairs to be made to the toilet seat (which was essentially falling apart) and nothing was ever done. One of their handymen actually happened to live in the same building and inexplicably stole one of my parcels (he didn't give it back until I threatened to cause a nuisance the next morning, and was an incredibly loathsome specimen in general).
The flat I lived in also happened to be the most vulnerable part of the building and so was easy pickings for a vandal or an attempted burglary. When the flimsiest of my windows was smashed, Colet Estates replaced it with a window that was just as cheap and as likely to get smashed again. Towards the end of my tenancy, I also noticed that some of the south-facing windows - windows that were rarely ever opened - weren't fastened to the window frame securely and so could let insects and potentially small rodents in through the cracks.
Some of this might have been bearable were it not for the shoddy customer service I received whilst living in the flat. Staff members at Colet Estates struggled with basic grammar and failed to communicate important details (such as a change to date on which rent was due). One of them even attempted to swindle me when I refused to send them the renewal fee because they didn't understand how their own contract worked. At least one of their staff members has piss-poor security training as they somehow managed to MISPLACE THE KEYS TO MY HOUSE (which, I might add, is pretty hypocritical when you consider the amount they charge when tenants lose their keys).
TL;DR:
If you happen to live in one of their Kensington flats, then you'd better hope that the council doesn't come round to visit. Other wise, for the price that they charge, you're probably better off looking somewhere else.

GoogleInitially we found the Agency friendly and helpful.
There were a few weird things during our tenancy.
We moved in by taking on an existing contract. When the tenants on the previous contracts moved out and we moved in there was no inventory checkin/checkout.
When we were asked to renew our deposit contract they sent a contract for another flat.
When we told them that we'd like to move out, they turned unfriendly. When asking if it's possible to stay a few more days after our contract finishes they told us it's either 6 months or 12 months but we can't even stay for an extra day. Then they started to do viewings (which is completely acceptable). Numerous times we weren't informed about the viewing and for example people turned up at our flat on Saturday 11am. I've asked them nicely to notify us 24 hours before either by email or phone call. After this they did this 2-3 more times not respecting our basic rights at all.
Big troubles started when we moved out. We cleaned the flat and checked items on the inventory list, everything seemed alright. There was a broken window which I was happy to bear the costs for. We left a couple of general things in the flat, so when someone moves in they can make use of it (basic kitchen stuff like salt etc.). I dropped the keys at their office and I've been told that they will do the checkout in the next days and will let us know about the result. 2 weeks later we contacted them asking what's going on with the deposit. Only then they told us they have deducted £400 for, I quote "mattress, cleaning, rubbish which you left inside of the flat and broken glass window". What a good practice, not giving a chance to rectify the situation or to challenge anything that was made up by them.
I've tried asking for a breakdown of what is exactly costing £400 in that and I also challenged some of what they were saying. They didn't even bother to reply to anything I asked about. No communication for a week, when I told them I will open a dispute. So there we are now...
I would take extra care when moving out from one of their flats. Make sure you document everything and keep yourself on the safe side by not even leaving a single stain in the whole place, because you will get charged for £100 for cleaning services otherwise..
Update: 3 months later. After raising a dispute with the deposit protection company, they have decided that £210 should be returned to me (out of £400). Did it worth it Colet Estates?

Over the period of our tenancy, they dealt with our enquiries and requests promptly. A fully qualified engineer / technician was always sent when we had any issues with the flat. The check-in and check-out from the flat was done efficiently and we knew exactly what was happening with our deposit. Their office though might need some updating and freshening up!

GoogleI have never met a manager behave so arrogantly. They offer such low quality properties and the same quality services. The properties do not look as the pictures at their website at all.
