Working with Ben and his team was a total pleasure. After two unsuccessful attempts at selling our house with two of the larger estate agents in Sydenham, I decided I wanted to work with an independent agent. What an excellent idea this was! Because he’s an independent agent - as Ben says - he doesn’t have the time to be showing time wasters around - only potential buyers who are actually seriously looking (so you are not endlessly cleaning your house for no reason!!) Ben ran two Saturday open houses and had us two viable offers on the table straight up. Hurrah! Throughout the process he was communicative, attentive, helpful and supportive. It took us quite some time to find the right house to buy, and during that time Ben and in particular George, who deals with Sales Progression, ensured our buyers were also kept updated and supported. Towards the end - things got quite stressful for us with our onward purchase and George was a huge help! House buying and selling is stressful enough in this country (understatement) so I can not recommend working with Ben and George highly enough to reduce the stress wherever possible! Thanks both

Ben was fantastic from the way he handled my first enquiry, through viewings, price negotiations, regular comms and tying up the final bits and pieces for the sale. He worked well to keep everyone on track and was relentlessly positive and polite. He even gave me advice on how to get my onward purchase deal.accepted with another agent. He always got back to us promptly, and was a proper pro, as was his colleague. I would highly recommend him if you can't bear the usual agent patter and just want a decent person to trust to get the job done in a straight forward and efficient fashion.

After buying through Benjamin Matthews, we were so impressed by the service that we had no hesitation that we would use them again when we came to sell three years later. I can't thank Ben enough for the levels of patience and professionalism throughout our sale. A truly personal, and caring service, helping us overcome so many hiccups along the way. When the sale started it was to be a simple affair, with a buyer found quickly, we were off to a fantastic start. But due to a change in our circumstances, there was red tape flying about all over the place, which Ben helped us deal with, with patience and great advice. Keeping both parties informed throughout the whole process, helped us manage to secure the sale without issue, even with all the delays the red tape had created. Can't say enough good things to reflect how much help Ben has been, and how much stress has been avoided by going with an independent agent, rather than one of the local high st agents, all of which we found to have one issue or another. If you're selling your house in SE23 and the surrounding areas you need to get Ben to do it. He may be independent but he's realised that in the 21st century you don't need a big infrastructure, just an excellent knowledge of your locality, a Rightmove account and, most importantly, to be a decent bloke. We first met him a few years back for a valuation - we weren't looking to sell but were making plans. He came round and did that, no pressure. So when the time came to sell he was our first choice. We received excellent advice on how to present our house from him and his photographer, and had an honest discussion on asking price. We had our first viewers the day after the photos were taken before the house was officially on the market - they were already on Ben's books. The following weekend there were about 10 more, leading to offers, counter offers and acceptance, achieving about 98% of the asking price. He handled all the viewings himself - all we needed to do was go away. After that he managed the sale superbly. It was a medium-sized chain with the inevitable hiccups but he made sure everything went through smoothly. I can not recommend Ben highly enough. After frustrating experiences with some of the bigger named estate agents it was refreshing to find someone who has excellent knowledge of the market, particularly the local area. We felt Ben was very honest and kept us informed throughout the whole process. His communication is great which meant viewings were booked and carried out smoothly and feedback always given. Ben is a nice bloke and seems genuine, however we had a horrendous experience which Ben was caught in the middle of. He was acting on behalf of a vendor who had literally no idea what they were doing. They didnt have planning permission for works, nor was it building regulations compliant, nor did the Council know that the single family dwelling had been divided into flats! More fool us for offering on the dodgey property. Ben tried to keep the sale alive for as long as possible but it was dead in the water way before we finally pulled the plug. What I will say is he should do his due diligence on his clients as well as his customers, and avoid charlatans and chancers like the idiot we were supposedly purchasing from. We wasted a lot of time, money and effort on a transaction that never was, and the vendor has now scarpered with some of our cash.

I don’t usually leave reviews, but after the service we received selling our family home through Benjamin Matthews, we think it would be rude not to! We found Ben through a property he was already marketing. Ben got us in to see it quickly and we knew straight away that we wanted to put an offer in. The problem was our property wasn’t valued or on the market at the time. After being impressed with Ben when we met, we decided to ask him to market our home. We didn’t regret it. That same day he came round and took beautiful pictures that went live on his website and all the main online portals that same evening! We had lots of interest and evidentially Ben’s local knowledge and experience in the industry paid off for us as it sold for full asking price on the second weekend! Since then, Ben has been a great help in getting us over the line on both our sale and purchase, chasing up solicitors and making sure everything was in place enabling us to exchange an complete with hardly any stress. We wouldn’t hesitate to use Ben in the future and have told anyone that will listen how impressed we’ve been with the service.
