I have been renting a flat from the Absolute Living for a year now. From the first time of arranging a viewing, throughout the referencing and the tenancy time I've had an absolute amazing experience. The agency is very professional and helpful in terms of communication or sending a mechanic if needed. Everything is resolved and communicated quick. I have been living and renting in the UK for the past 6 years and I have not had a better experience. Big thank you to Shakil who was here since the beginning and made our tenancy an amazing experience.

I have been renting a flat from the Absolute Living for a year now. By far the worst estate agents I have ever dealt with - absolute *crooks. AVOID at all costs. Ended up staying in the rented property for only two months due to breach upon breach of contract from their part. The main breach included building works we weren't told about (RIGHT outside my bedroom window), no internet at times due to said building works, eventually leading to receiving an email that my bedroom window was going to be knocked out due to these building works with me LIVING in it! And so was forced out of the property, leading to early exit fees from bills and a frantic dash to get out (we were told with two weeks to go). Shakil and Harvey were unresponsive and not helpful....except of course when they were flogging the property to us at the beginning. The communication between their team is appalling (unless they just like to blame each other) and for those two months we were in that flat, we encompassed issue after issue and stress after stress. Not to mention the noise when we were promised a quiet space to work from home. Finally, when I mentioned all of this to my brother and mentioned a guy called 'Shakil', hilariously my brother had dealt with him in the past and agreed he was a crook. Honestly, save yourself a mountain of stress and do not do business with Absolute Living.

Thank you for your review but to paint the correct picture the landlord had planning permission to carry out works to the rear of the rented property and we liased with tenants regarding the works and the implications. We agreed with the tenants and the landlord that they could leave before their break period becuase of this, we were flexible to their needs. They were the only tenancy in the building to leave during this period and as a consequence the remaining tenants have much improved communal entrance/ letter boxes and hallways even with a little disruption which was explained to all the tenants prior to the works. I am sorry it did not work out for you but hope your new home offered you the peace you desired.

We highly recommend the full management service by Absolute Living. In particular, we recommend, Shakil Osman, who for many years now, manages our apartment. Shakil is very hands on and keeps us up to date. His communication is excellent; he is in regular contact with our tenants and with ourselves. Shakil is responsive to our questions and always professional with both tenants and ourselves. Shakil follows up matters in a timely manner and we feel confident taking his advice.

Absolute joke EDIT: my grievance is certainly with the agency but it has to do with an apartment my family rented out while coming to see me (this one indeed managed by them). For the price of a hotel room it was dirty, with sticky floors, a dirty dustbin in a corner and a greasy couch. The shower still displayed used shampoo bottles from the previous occupiers of the apartment (this was at the beginning of the covid pandemic, so not great). When asked about the place my father honestly replied it was terrible which didn't go down too well with the staff. When mentioning the couch it was said "there's nothing we can do about it", perhaps throwing it away would have helped. Eventually one of them, however still angry, assured us he would go upstairs and clean up a bit. He was literally back within 2 minutes and when we went back in everything was still the same. They must have thought we were stupid apart from honest.

Matteo lived in a property that was not managed by ourselves but the landlord. He moved in to the property back in 2020 and he was very happy with our process, we have tried to contact him without response, as his grievance must be with the landlord.

Especially when I was heavily pregnant and they wanted to change the contract solely because no one rents the place in the winter. The place had no central heating which was why. Awful experience. So glad it’s over.

First Class Letting Agent. I've used this agency to market and rent out a number of my properties for years. All of them are polite, honest and keep you updated with any potential viewings and feedback. They are flexible and easy to get on with. Having had for the first time a dishonest tenant in one of my properties this agency have stood by me and handled the situation with diplomacy and care. Needless to say that tenant has been thrown out and will probably lose his job as a result of his conduct. Some tenants pass the ref and credit checks but no one can ever know what a tenant is really like until you have to deal with them! Thank you Absolute Living.

Thanks Skippy, we pride ourselves on honesty and providing tenants we would want in our property, not just price but the right people (although of course we get you a great price too!). Of course they are independently referenced and vetted prior to the process moving forward.

Only had the chance to use Absolute Living briefly during a transition period, but I found them to be a very friendly and thoughtful outfit. Shakil certainly knew the local area well. The previous property owner had used them for several years beforehand as well and couldn't recommend them enough.

As neighbours of one of their properties we have to live daily with their obscenely low maintenance standards. One thing is absolute for sure and it's their lack of responsibility and inaction on even the most basic neighbouring issues, such as pruning a tree or keeping common areas clean.

We manage a block of flats with a lime tree in the garden on the rear boundary. The land behind was developed into two houses by a developer and the houses ended up with the lime tree shading their property and dropping leaves in the autumn. The owners of the houses wanted the tree removed but it has a TPO, we got Lambeth Arboriculturists to survey and they said it could not be removed. We agreed with the landlord and the council that the tree would be reduced every four years and the price would be split between our landlord and the new neighbouring houses behind but unfortunately they were not happy with this. Alessandro sold the property and we have a good working relationship with the new owners.

Very unprofessional. Went for a viewing for a flat to purchase, I made an offer and still waiting to hear back after 5 days.... I chased them up, and still nothing. The flat is still advertised. I will bring my custom and money elsewhere.

My experience with this agency is been really excellent. Shakil the agent did a very good job with us finding the perfect flat and explaining us in particular every single part of the contract we couldn't understand. Clear, reachable every time and so kind. As first experience for me looking for a flat in London really excellent.

Fantastic! Helped me out with some difficult tenants left from the previous tenancy when I had used a different (much larger) agency, and then found me a lovely couple who have now been renting my flat for over 3 years. Thumbs up from me.

Do not use Absolute Living or you will be homeless before your lease ends. Halfway through our lease they used fine print in the contract to terminate our 12-month lease in order to force us into an 18-month lease.

As the partner of the 'mao mao' review I have outlined that our service was 'let only' therefore any contact after commencement of the contract is with the landlord. Decisions the landlord make are not a reflection of Absolute Living.

Do not use. Rogue estate agents. They use a fake inventory team, they don't act on items that are broken, our washing machine nearly set on fire when they claimed it had been fixed.

Completely disappointed with the service in Canterbury. Was ready to sign the contract of the house and contacted the agency for many times. And he turned out renting the house to another group.

You called to arrange a viewing for a property in Canterbury and there were many groups interested in the same property as we conducted a block viewing. A group was selected based on the fact all five of the tenants viewed the flat at the viewing and we informed you of this but you were unhappy with the decision. Our role is to provide the best and most suitable group of tenants to the landlord and this requires the full group to have viewed the property.
